When shopping for homes there are a lot of luxury items that a home can come with.  Some of these items would include an outdoor pool, large primary suite with a huge walk-in closet, fitness room and even an dedicated wine room.  When it comes to cooking in the home it's very common place in a lot of San Clemente homes to have a kitchen that comes with stainless steel appliances and a center kitchen island.  What is unusual and hard to find is a bonus butlers pantry that is located off the kitchen area.  A butlers pantry as pictured below is a bonus working space area that is an ideal place to keep extra wine and champagne drinking glasses and a working counter that is often used to prepare additional items that you don't want to do in front of guests.

Talega is one of our planned communities here in San Clemente that offers some of the newer style with a wide range of single family homes and residential condos.  There is a limited number of rental properties in the Talega area that offer a view of the ocean since the properties located here are approximately over 1 mile away from the beach.  Since I have lived in San Clemente for over 20 years I run across many people that either love or hate the Talega area for a variety of reasons.  Many of the people who love living here for these few reasons.  First, the homes in this community are what we call a planned community where everything is planned to the style of the homes, number of floor plans in each individual neighborhood to all the community

San Clemente has 9 different areas that are filled with a large variety of neighborhoods with different perks and amenities.  For those looking for homes located on large lots it's important to understand that not all communities will have the same features.  Homes located in Southern California in general are located on much smaller lots sizes than would you would find in other states like Texas, etc.  This is especially true as you get closer to the beach and lot sizes are at a premium.  In San Clemente, homes typically located on the ocean side of the 5 freeway are much smaller than those located on the east side of the freeway.  There are exceptions to this that include the new Sea Summit community in San Clemente that does offer some large scale

San Clemente offers a wide variety of neighborhoods to choose from the downtown San Clemente area that was originally built staring in the 1920's to newer areas like Talega that started constructions approximately 20 years ago and has spanned over 40 different communities.  The one thing that all of these homes have in common is offering homes that are located on cul-de-sac streets.  When looking for a home most buyers have a bucket list of items that they want to have in their new home.  Location is typically at the top of the list when a client wants to live in a certain neighborhood or an area that is approximately that is a certain distance to the beach.  Many times buyers will also want to have a private location which a cul-de-sac street can offer.

The San Clemente Real Estate market in the last three to four months has been really crazy as buyers are bidding against each other when new listings that are priced well come on the market.  Many thought COVID would bring the real estate market down but it has actually had a reverse effect and the market has never been stronger.  One of the biggest issues is limited inventory which has been a problem for the last two to three years in San Clemente and has become even more limited due to COVID.  What many buyers are doing is looking for homes that are not on the market yet but will be coming on the market soon.  These listings that were once only limited to real estate agents are now available to the general public.

There is one thing that is true about real estate no matter where you decide to buy and that is always about location.  You can always change the interior of the home but you can never change the actual location of the land that the property sits on.  This is also true for homes located on a corner lot as these types of properties are considered prime real estate here in San Clemente.  One of the main reasons why homes on corner lots are so desirable is having only one neighbor to the side of you.  If you like having extra privacy then this is type of property that will give you the extra space that you are looking for.

There are also other factors as well.  Homes on corners lots tend to be typically larger than other neighboring lots.  Often times

When I first got into real estate over 20 years ago I always heard the word "turnkey" and had no idea what people were talking about.  It seems like its a favorite word among real estate agents for describing a home that is in excellent condition.  it wasn't later that it was explained to me that it literally meant turn the key in the door and leave without any concern about something falling apart or not working correctly.  Once I got this explanation it started to make sense but I still feel like it's a word that is over used by the real estate community.

Nevertheless, it's a short way to describe a home that needs little to no work done on the home.  Basically, bring your touthbrush and move right in.  This is especially true to describe condos in

Real Estate agents have a special day when they get to preview brand new listings that come on the market in the San Clemente real estate market place.  This is called "broker preview" since real estate agents and brokers have the ability to view a large number of listings in a short four period.  Often times, agents will spend just a couple minutes looking at a property and then drive on to the next property.  This allows them to be able to see a large number of properties so they are better able to identify properties that may work for their clients.

The dates for properties located in San Clemente, Dana Point and San Juan Capistrano is every Wednesday from 9:30am to 1:30pm. Buyers are also welcome to attend these open houses and can quickly view a

The Catania gated community in Talega is not one of the well known neighborhoods in San Clemente.  The community is located at the very end of Talega tucked away in a quiet area that has restricted access to non-residents due to it's gated entrance.  I truly believe this is one of Talega's best kept secret since the floor plans are some of the best to be found in the Talega.

The community is split into two different sections, one located on the west side of the street "Avenida Talega" and have incredible ocean views.  I would venture to say these are the best ocean views you can find in Talega for under $1 million dollars.  The homes on the west side will have less of a view are are located on three quiet streets.  The model homes were actually located

Let's face it, we are all getting older!  As the older we get the more a single level home makes more sense.  For starters, you get to enjoy all the amenities and rooms on the home on one level.  This provides a nice flow to the home as everything is accessible quickly.  Also, avoiding the many steps to a second level home is crucial as you get older and find it hard to get up and down steps.  A lot of home buyers are specially seeking out neighborhoods and homes where you can find one story single level homes for sale.  With over 40 communities in Talega finding the right communities is the first step in narrowing down your search.  If you prefer to live in a senior 55+ community then the gated community of the Talega Gallery is an obvious choice.  The

One of the more common requests that we get here at San Clemente Real Estate is home buyers looking for homes with a guest casita.  A casita is a newer trend where home buyers are looking for a room outside the structure of the house for visiting guests or extended family members.  A Casita can actually be ideal for someone wanting a separate office space or a quiet room away from the hustles and bustles of the main house.  No matter what the reason a guest casita is very much a sought after amenity and can be found in many San Clemente communities.  One of the more popular locations to find homes with guest casitas is the Talega area.  In the large scale homes found in the Talega communities of Altura, Alta, Ravenna and Carillon you will find guest

San Clemente is small little beach town in Orange County, Ca that has seen tremendous growth in the last 10 to 15 years.  One of the biggest changes is the development of the Talega area.  Talega is home to over 40 communities and 3,000+ homes with a wide variety of architectural styles and models.  There is a little bit of something for everyone from small starter 2 bedrooms condos in the $250,000 range to larger luxury estate ocean view homes in the $1.5 plus range.  With the downturn in the real estate market, the Talega homes have really seen a drop in real estate prices in the last 5 years.  As a result you will find more motivated sellers who are willing to sell their home creatively and use different techniques to get their home sold.  One of these

If you are looking for tax shelters in today's economy many are turning away from the stock market and heading towards the real estate arena. With record low prices and rock bottom interest rates buying homes has never been cheaper. This is especially true for real estate investors that are buying homes with interest rates in the 4% range! This is something I thought I would never see happen. Buyers are now realizing that their monthly mortgage payment may be less then the amount of rent they can bring in on lower end properties. This can be achieved with putting as little as 20% down for homes under $300,000. We have several clients looking to buy multiple properties in this price range due to the affordability factor and monthly cash flow they will
