Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in today's real estate market.  These higher rates were intended to slow down pries and inflation but the actual opposite as happened.  Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates.  It's basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved.  So the higher interest rates have created a very limited number of homes coming on the market which is

Capistrano Shores is well known for having some wonderful beach front properties that are located right next to the sandy beach.  These homes are typically offered for sale and rarely come on the market for lease.  When looking at the stretch of homes between the north side of San Clemente between the Ole Hanson Beach Club and Doheny Beach in Dana Point you will see two different communities that are located next to the sand.  Capistrano Shores is located in the city of San Clemente and originally was a manufactured home community on lease land.  This all changed with the owners had the opportunity to buy the land which caused many to develop larger two story homes.  The other community located in the city of Dana Point is a community called "Beach Road."

The San Clemente real estate market has still seen monumental sales even with the shifting real estate market this year.  The majority of the highest sales took place earlier this year in March and April was well as the summer months June through August, all of them located in the desirable Southwest San Clemente area.  Often times, the highest sales are dealing with cash buyers who are not effected by the higher interest mortgage rates that we have seen this year.  For the most part many properties in the San Clemente area did see a slow down with some price reductions necessary in order to get a home sold while other well positioned properties still saw multiple offers.  Even with the shifting market the number of homes on the market is still very low

San Clemente is well known for having some amazing ocean front homes but which location is considered the best?  When buying a home in San Clemente we like to break the down the city into the different areas.  A quick drive through these areas is probably the quickest way to decide where you would like to like.  When is comes to living on the ocean front and want a single family home there is no better area than the Southwest San Clemente neighborhood.  In this area is a street called "Calle De Los Alamos" is where you will find some stunning ocean front properties that overlook the beach.

One of the premier bluff front locations is located in the Southwest San Clemente area with a small condo complex known as Sea Pointe Villas.  If you are family with San Clemente then you have probably been down to the State Park area.  Just above the park is a circular street known as "Avenida Montalvo" and "Avenida Lobiero" which meet as the street loops around the area where some of the best bluff front ocean view condos can be found in San Clemente.  Sea Pointe Villas is located right at the Botton of the loop and can have stunning white water views.  The complex itself is very small so don't expect to see a lot of listings coming on the market and any given time.  We did some research on the past listing history for this complex and found that

The year 2020 will remembered for a variety of reasons and was surprisingly a good year for real estate in San Clemente, California. The San Clemente Real Estate market in the last three to four months has been really crazy as buyers are bidding against each other when new listings that are priced well come on the market.  Many thought COVID would bring the real estate market down but it has actually had a reverse effect and the market has never been stronger.  One of the biggest issues is limited inventory which has been a problem for the last two to three years in San Clemente and has become even more limited due to COVID.  What many buyers are doing is looking for homes that are not on the market yet but will be coming on the market soon.  These listings that were once only limited to real estate agents are now available to the general public.

This has been a great year of real estate in San Clemente with over 900 homes selling in this calendar year.  The strength of the economy and the stock market has resulted in a very active market with higher sales than the previous year.  There were a total of seven homes that sold for $4 million dollars or more with the top sale over the $6 million dollar price point.  December is typically one of our slower months but many agents whom I have spoken with think it's been the busiest December that we have had in recent years. The San Clemente historic home tour is set to take place next month on October 12, 2019. This year will feature a tour of 9 historic properties here in San Clemente.  San Clemente has a very small number of historic properties still in existence so a chance to visit nine different properties is a rare opportunity.  The San Clemente historical society is now offering advance tickets for those who would like to attend.  Currently tickets are being sold at $30.00 per person or $100 for 4 tickets.  This changes on the day of the event which increases to $40 per person.

This year was a busy year for real estate sales in San Clemente with over 932 homes sold in this small beach town.  As we look back as what has transpired over the year we always like to see what were the top 3 sales that occurred.  Here is a quick recap of these real estate sales.  First, the highest sale occurred in the most expensive neighborhood in San Clemente known as Cotton Point Estates.  4075 Calle Isabella, San Clemente sold for $7,588,000 and closed escrow on 10/12/2016.  The large estate home was in the same neighborhood as the Nixon White house and was first listed at $9,050,000.  It was then lowered to $7,988,000 after being on the market for less than two months.  A little after 45 days after that the home went under contract and closed

All the buzz in San Clemente now is about the Nixon White House in San Clemente being offered for sale according to the Wall Street Journal.  The home is being marketed for sale for $75 million dollars.  The San Clemente landmark estate is owned by retired Allergen founder Gavin Hebert who has owned the property for over three decades has now decided to sell the 5.5 acre estate in San Clemente.  The Nixon White House offers 15,000 square feet of living space which includes a guest house and guest quarters.
