One of the benefits of living in the Southern California is the sunny weather we get to enjoy pretty much all year around, except for the June gloom that that occurs every year.  Many residents have used this benefit to aide in going green and using solar panels as an alternative to electricity.  The technology in this field has drastically changed over the years and as a result has become more affordable.  Many homes in San Clemente are installing solar panels on their roofs which has become a huge selling point when it comes time to sell.  Markeing a home with solar panels really does appeal to those who want to live a more green focused living and for those who are also cost conciecous who want to save money.

When I first got into real estate over 20 years ago I always heard the word "turnkey" and had no idea what people were talking about.  It seems like its a favorite word among real estate agents for describing a home that is in excellent condition.  it wasn't later that it was explained to me that it literally meant turn the key in the door and leave without any concern about something falling apart or not working correctly.  Once I got this explanation it started to make sense but I still feel like it's a word that is over used by the real estate community.

The Reserve South community is one of the best places to find ocean view homes in the San Clemente for under $1 million dollars.  This price tag may seem expensive to some but compared to other similar ocean view homes in the area the homes in the Reserve South have a lot to offer.  First, the location is really ideal.  Situated on a ridge in the Forster Ranch area, the homes have panoramic views of the ocean through the valley.  Second, the homes are large for the area and often have over 2,600 square feet of living space and are much larges that other similar ocean view homes in San Clemente.  Finally, the homes are still considered newer construction with homes built in 2003 and have modern amenities and well designed floor plans.

Finding a home in today's market can be tough when faced with the record low inventory of homes in the San Clemente Real Estate market.  One of the best deals in the current marketplace are "short sales" as bank owned and foreclosures properties have almost disappeared from our market.  Short Sales are considered distressed sales but have many significant differences than a foreclosure property.  The main difference is time.  If are willing to be patient and have time to wait for a bank to make a decision on a short sale then they may be the perfect vehicle for you in finding your dream home.

A new short sale listing has come on the market in the "Reserve South" community in San Clemente.  For those not familiar with San Clemente, the "Reserves" is a
