Real Estate agents have a special day when they get to preview brand new listings that come on the market in the San Clemente real estate market place.  This is called "broker preview" since real estate agents and brokers have the ability to view a large number of listings in a short four period.  Often times, agents will spend just a couple minutes looking at a property and then drive on to the next property.  This allows them to be able to see a large number of properties so they are better able to identify properties that may work for their clients.

Located in the popular Southwest San Clemente area is a small condo complex called "Horizons" that is filled with two bedroom condos located just blocks to the State Beach area with the address 2490 South Ola Vista.  The location is at the beginning of the Montalvo loop which intersects with the thorough fare street of Ola Vista.  This is an older condo building that dates back to 1976 with many of the condos overlooking the natural canyon ravine that leads down to the Pacific Ocean.  The complex offers an outdoor jacuzzi, barbecue area and plenty of guest parking.

The Southwest San Clemente area is predominately known for it's single family homes and townhouses but very few people know that prime mulit-unit complex's also exist in this area.  When the area was first built the homes were divided into three sections and thus you have the 100, 200 and 300 blocks.  At the top of the 100 blocks it's not uncommon to find duplex and triplex properties located next to single family homes.  Many are attracted to this area since a huge majority of the homes are detached houses that all have been custom built and offer an easy walk to the beach.  Residential income properties located in Southwest San Clemente tend to command a premium in price due to the prime location.

The Parkview Manor is located in the Southwest San Clemente area near the Calafia Beach Park area.  This is a prime location for a condo complex that looks directly down into the ocean.  The area is well known as the "Lobiero Loop" as the street does a circular one way loop starting on the street "Avenida Montalvo" which then turns into "Avenida Lobiero."  Just as you make your turn at the bottom of the loop, which is the very tip of the bluff front, the Parkview Manor condos will be on your right hand side.  The large majority of condos here are two bedroom, two bath units with a few three bedroom condos as well.  The building was built in the mid 1970's and has really maintained itself very well.

The exclusive gated community of Cotton's Point in San Clemente has seen it's last parcel of vacant land finally under construction.  The lot at 4065 Calle Isabella is the 2nd house on the east side of the street was the last remaining piece of vacant land left in this community.  In 2012 the lot was purchased for $2,100,000 according to our title records.  The large lot is nearly an acre with 34,412 square feet.  Since 1997 these lots have been selling in this community with three residentail home sales in the last two years.  The homes that sold average between $535 to $675 per square foot with prices ranging from $3,750,000 for a bank owned property to $6,100,000 for a 10,728 square foot home that sold in 12/31/2012. In case you missed tonight's wonderful sunset then here is a picture of what you missed.  After weeks of rain the sky has finally cleared up and today was a sensational ocean view today.  The picture below was taken from T Street Beach in the Southwest San Clemente area that is located just south of the San Clemente Pier.  On the right you can see Catalina Island and to the left a rare view of San Clemente island.  As we head into the winter months more of these kind of sensational sunset will be seen on a regular basis.
