There is one thing that is true about real estate no matter where you decide to buy and that is always about location.  You can always change the interior of the home but you can never change the actual location of the land that the property sits on.  This is also true for homes located on a corner lot as these types of properties are considered prime real estate here in San Clemente.  One of the main reasons why homes on corner lots are so desirable is having only one neighbor to the side of you.  If you like having extra privacy then this is type of property that will give you the extra space that you are looking for.

There are also other factors as well.  Homes on corners lots tend to be typically larger than other neighboring lots.  Often times

The long anticipated development of this community has finally come to life with 3 homes being released on to the market in the Socorro Shores neighborhood.  I received a call on this development many years ago as they were trying to figure out how much homes would sell for in this area.  At the time the Sea Summit community located next door had not even started development so it was tough to gauge exactly what homes would sell for.  Since the Sea Summit neighborhood is heading towards it's final stages of selling out it makes sense that there are enough comps to support a brand new construction home with over 4,000 square feet on the north side of San Clemente.

The Sea Ridge Estates community is one of the best kept secrets for finding large estate homes with wonderful ocean and canyon views.  The neighborhood is quietly located behind the gates of the ocean view street of Avenida Salvador in San Clemente.  Here you will find 44 luxury homes that have been built for the last 27 years.  The average size home in Sea Ridge Estates is about 4,500 square feet with a total of four bedrooms and four baths.  It's not uncommon to find homes up to 6,000 square feet which are some of the largest in this community.  Real Estate prices for a 4,000 square foot home is normally priced around the $2 million dollar price point with larger homes topping the $3 million dollar price point.  We did a quick search to see what has

The Sea Summit neighborhood is an excellent place to find ocean view homes in San Clemente.  Sea Summit is a new construction community that features residential townhouses and single family properties on the last parcel of ocean front land that is being developed in San Clemente.  In the last several weeks there has been several properties released to the open market in the Aqua community with real estate prices under the $1 million dollar price point.  These are nice townhouses that feature entertainment spaces on the first level that include living room, dining area and kitchen.  Upstairs features three bedrooms with the four bedroom floor plans offering a main floor bedroom.  These are beautiful homes with attached two car garages.  A total of 5

Situated in the Coast District of San Clemente is a very small neighborhood called Seaview Estates.  The homes are ideally located at the top of the ridge line with many homes offering panoramic views of the Pacific Ocean.  Dating back to the 1980's when most of the homes were built here, Seaview Estates offers one and two story homes that situated on large over-sized lots.  The size of the lots can be over double of what you would find closer to the beach and often average over 10,000 square feet of land.

Real Estate prices can vary depending on the size and condition of the home as well as the parcel of land that it is located on.  On average, homes under 2,000 square feet with be priced at just under one million dollars with slight lightly large

The Mariners Point community is a hidden gem when looking for large scale homes that offer views of the Pacific Ocean.  Located at the top of the ridge in the Southeast section of San Clemente is a premier neighborhood that offers wonderful views.  Since the 5 freeway runs through the middle of San Clemente it's very hard to find an ocean view home that doesn't have some kind of freeway noise.  The Mariner's Point community seems to be the exception to this rule with wonderful ocean and coastline views looking down towards San Diego with the street "Avenida Salvador" which acts as a sound buffer.

The homes in this area are typically two story and built in the Traditional, Spanish, Tudor and Mediterranean architectural styles.  Real Estate prices are

The Harbor View community is one of my favorite communities for finding great ocean and harbor view homes in the Rancho San Clemente area of San Clemente.  These are large estate homes that can reach up to 3,000 square feet of living space and offer a variety of one and two story detached homes.  The location is really ideal as it's located at one of the highest ridges in the Rancho San Clemente area that can offer sensational views.  Not all homes in this community will have views as these are limited to homes located on the perimeter of the neighborhood.

Real Estate prices are surprisingly affordable for ocean view properties in this size of a home and currently run under $1 million dollars.  The homeowners association dues is very reasonable at

The Southeast San Clemente area is a great place to find ocean view homes in San Clemente, California.  Most San Clemente buyers typically want to live near the beach but soon learn that real estate prices are normally very high and have limited ocean views.  They soon find that the best value for the money is often found in the hills of San Clemente where you will find panoramic views and large square footage houses for the same prices that you would find a small beach cottage by the beach.  This area in the hills in commonly referred to as the "Southeast San Clemente" area and is a popular choice for those looking for panoramic ocean views.

The Coast District is one of the few communities that most home buyers moving to San Clemente are unaware about.  The neighborhood is located just east of the 5 freeway which is the non ocean side away from the beach.  Here is a combination of 9 communities that offer a wide variety of single family homes with a large number of them offering some kind of a view.  Some of the best deals can be found in this community as ocean view homes are often priced slightly lower than other neighboring areas of San Clemente.  It's not uncommon to find an ocean view home for under $1 million that offers over 3,500 square feet of living space with four plus bedrooms and a three car garage!

Many of the homes are also located on quiet cul-de-sac streets which makes it a

The San Clemente North area is a mixture of homes located on both the east and ocean side of the 5 freeway.  Some of the best ocean view properties on the west side of the freeway can be found in the Shorecliffs area.  This is one of the older communities in San Clemente which often have a view of the golf course or the Pacific Ocean.  One thing to keep in mind about this neighborhood is that some real estate prices may be too good to be true.  Sometimes these low priced ocean view homes are priced low because this area is pronned to land shifting.  Not all homes have been effected by this but it's always best to do your due diligence when looking at ocean view homes in this area.

One of the expensive communities in San Clemente is the Forster Ranch Estates neighborhood.  Compared to other homes in the Forster Ranch area the Forster Ranch Estates is a true analomity with homes that are nearly double to triple the size of surrounding homes.   The community has a lot going for it with huge over-sized lots, views of the ocean and estate homes that are often over 4,000 square feet of living space.  There have been many homes built in this area with a small selection of lots that are still available for sale.

One current ocean view lot of sale is 3015 Eminencia Del Norte located in the Forster Ranch Estates community.  The lot features well over an acre of land with an estimated 24,000 square foot ocean view flat pad that is ready for

The Reserve South community is one of the best places to find ocean view homes in the San Clemente for under $1 million dollars.  This price tag may seem expensive to some but compared to other similar ocean view homes in the area the homes in the Reserve South have a lot to offer.  First, the location is really ideal.  Situated on a ridge in the Forster Ranch area, the homes have panoramic views of the ocean through the valley.  Second, the homes are large for the area and often have over 2,600 square feet of living space and are much larges that other similar ocean view homes in San Clemente.  Finally, the homes are still considered newer construction with homes built in 2003 and have modern amenities and well designed floor plans.

Shorecliffs area in north San Clemente is a great place to find ocean view homes in San Clemente.  In the last year many ocean view homes have come on the market in the mid $500,000 to $600,000 range.  The homes in this area were first built in the 1960's as single level homes.  Throughout the years there has been a modest mixture of two story homes in the neighborhood but for the most part the majority of homes are one level.  These are smaller beach homes that average under 2,000 square feet with some large homes that range up to 3,000 square feet of living space.  Home buyers who have a budget up to $600,000 and looking for a view property should seriously consider this community.

Rancho San Clemente is one of my favorite area for showing clients who are looking for Ocean View homes.  When homes were first built in the mid 1980's this area was prime for hundreds of ocean view properties.  Once complete, the Rancho San Clemente area is a wonderful combination of single family home communities mixed in with condo and townhome style residences, many of them offering incredible views of the ocean as pictured below.  San Clemente is known for it's many rolling hills and Rancho San Clemente is one of the highest points in the area.  Home communities gradually go up the hill maximizing the views for all the homes.  Properties located at the top of the ridge have some of the best ocean views to be found in the San Clemente area.  Clear

Marblehead is one of the best places to find ocean view homes in San Clemente.  Often times these homes are the lowest priced ocean view properties on the market and offer a secure gated community environment.  Marblehead is a combination of several small communities located behind the man guarded gates.  The community was first built in the 1980's and the developers were smart and built homes gradually up the gentle hillside so every community will have properties that have views of the ocean.  I have personally seen nice ocean view homes sell in the mid $600,000 range in the last 12 months with great views.  These homes are typically three to four bedrooms and average 2,100 square feet of living space.  Considering association dues are just under $300 a

San Clemente has many ocean view streets but there is no comparison of the views you get from the street known as "Avenida Salvador."  Avenida Salvador is located at the top of the hill side ridge that overlooks the city of San Clemente and has panoramic and direct views of the Pacific Ocean and the San Clemente Pier.  Many of the homes also have coastline views which truly are spectacular to view.  The area is sometimes referred to as "Salvador Hill" based on it's hill side location.

One quick tip when looking for a home on this street.  Homes with an "even" house number will be located on the ocean front side of the street.  Homes with an "odd" house number will be on the non-ocean side of the street.  This is the quick and easy way to determine the

Homes For Sale in San Clemente with Ocean Views is one of the most requested items when out of state home buyers come to San Clemente to buy a home.  Having an ocean view makes you connected with the ocean and the beach and makes you feel like you are living the California lifestyle.  Recent years have seen ocean view properties come down in price with many single family homes selling in the $500,000 with ocean views!  Where is the best place to look for an ocean view property?  Well that depends what kind of home you want.  Homes located by the beach will be more expensive do to it's location so the amount of ocean view you will have will be very limited unless you get closer to the beach and have a higher budget.  If you are looking to maximize your

One of the best spots to find ocean view homes in San Clemente under $1 million dollars is the Reserve West community.  It was only a couple of years ago where the thought of buying an ocean view property in this gated community was only a dream.  Now with the recent downturn in real estate prices ocean view homes have been coming on the market in this price point.  What is "The Reserves?"  The Reserves is a gated community that was master planned to feature four luxury gated communities in the Forster Ranch area of San Clemente.  The communities are located just 3/4 of a mile to the beach and feature direct ocean views down the Marblehead valley.   The homes are newer construction which is the main draw in comparison to the Talega area homes.  In

A new home has come on the market in San Clemente, California and is currently the most expensive real estate for sale in San Clemente.  323 W Paseo De Cristobal, San Clemente, CA, is a rare ocean front residence in the popular Southwest San Clemente area!  The home is situated on a unique street to street lot with lots of room for guest and resident parking.  The lot reaches out to the ocean front and is located near the popular T-Street surf break in San Clemente, California.  It is really rare to have a property come on the market that is beach front and located at the T-Street area.  The home is currently listed at $9,750,000 and showings are very limited for the month of December.  Homes listed near the price range can also be found in Cotton Point,
