Colony Cove is mostly a senior 55+ community with some sections that has no age restrictions.  What I love about this neighborhood is that they are like small little bungalow homes that located close together to create a real sense of community.  The location is situated high on a hill is most sections which you think it would lend itself to offering a lot of ocean view properties but the top of the bluff is pretty flat so a large majority of the homes not offering any kind of views unless you are located on the front row which has true ocean front views.  Finding an ocean view home here takes a lot of patience and typically commands a good premium in price compared to other homes in this community.  A perfect example of this is a new listing in Colony

When occasionally see ocean view listings come up in the newer Sea Summit Aqua community in San Clemente which has seen an increase in real estate prices since they were first built.in 2016.  The neighborhood is one of the first communities located in Sea Summit that is also located next to the community pool and clubhouse for all for neighborhoods to use in Sea Summit.  The homes located in the Aqua neighborhood are different than those located in the other three neighborhoods as they share a common wall with a neighboring home unlike the other neighborhoods that offer fully detached single family homes.  When you first drive into the Sea Summit Aqua neighborhood you will notice that the homes along the perimeter on the west side of the street will have

If you are in the market for an ocean view home at attractive price points in San Clemente then is a community in the Rancho San Clemente area that is worth a look.  The community is called Villagio which offers many two story Mediterranean style homes that are located within a short 5 to 7 minuted drive down to the Ole Hanson State Beach area depending on traffic.  What I love about this community is that is has historically offered some of the best real estate values for single family homes throughout all of San Clemente. I have lived in San Clemente for several decades now and never get tired of the amazing views that can be seen all throughout San Clemente.  If you are new to the area or have never visited San Clemente then let me tell you a little bit about what kind of views you can expect.  Of course, many of the hillside homes have wonderful ocean views as well as Catalina Island on clear days.  One of the best views you can get in my option is the Dana Point Harbor Views which is the next beach town north of San Clemente.  There are only a few locations where you can get this kind of view and there a couple spots that are my favorite places.

We always get excited when new listings come on the market in the San Clemente that offer a unique opportunity to find a home that is not necessarily the same as other homes that are on the market.  A perfect example of this is a new historic home that was built in 1929 and offers a unique position on a hilltop location.  San Clemente has a very limited number of historic homes from the 1920's and 1930's that still exist today.  The large majority of them are located near the downtown area with a few of them located on unique locations like 165 Calle Redondel.

San Clemente has many different neighborhoods that can offer private backyards if you know where to look.  It seems like the latest trend in real estate is to build new homes close to each other which sometimes seems to come in the lieu of offering privacy between properties.  For the most part it's always best to look in older and more established neighborhoods as these were often built on larger lots.  This is especially true for some sections of the Forster Ranch and neighborhoods by the beach in San Clemente.

If you are considering buying a home in San Clemente then it's still not too late to find a detached home for around $600,000.  Over the last 10 years these numbers have been slowly increasing but there are still some neighborhoods that offer excellent values when looking at detached properties.  One thing to keep in mind that not all detached homes are classified as single family homes and can be considered a residential condo.  This is often done by real estate builders who build a new community but want to save money so they classify the homes as condos to save money.  This doesn't seem to be a big deal since the home has the look and feel of a traditional detached single family home but without the classification.

There is one thing that is true about real estate no matter where you decide to buy and that is always about location.  You can always change the interior of the home but you can never change the actual location of the land that the property sits on.  This is also true for homes located on a corner lot as these types of properties are considered prime real estate here in San Clemente.  One of the main reasons why homes on corner lots are so desirable is having only one neighbor to the side of you.  If you like having extra privacy then this is type of property that will give you the extra space that you are looking for.

The long anticipated development of this community has finally come to life with 3 homes being released on to the market in the Socorro Shores neighborhood.  I received a call on this development many years ago as they were trying to figure out how much homes would sell for in this area.  At the time the Sea Summit community located next door had not even started development so it was tough to gauge exactly what homes would sell for.  Since the Sea Summit neighborhood is heading towards it's final stages of selling out it makes sense that there are enough comps to support a brand new construction home with over 4,000 square feet on the north side of San Clemente.

The Sea Ridge Estates community is one of the best kept secrets for finding large estate homes with wonderful ocean and canyon views.  The neighborhood is quietly located behind the gates of the ocean view street of Avenida Salvador in San Clemente.  Here you will find 44 luxury homes that have been built for the last 27 years.  The average size home in Sea Ridge Estates is about 4,500 square feet with a total of four bedrooms and four baths.  It's not uncommon to find homes up to 6,000 square feet which are some of the largest in this community.  Real Estate prices for a 4,000 square foot home is normally priced around the $2 million dollar price point with larger homes topping the $3 million dollar price point.  We did a quick search to see what has

The Sea Summit neighborhood is an excellent place to find ocean view homes in San Clemente.  Sea Summit is a new construction community that features residential townhouses and single family properties on the last parcel of ocean front land that is being developed in San Clemente.  In the last several weeks there has been several properties released to the open market in the Aqua community with real estate prices under the $1 million dollar price point.  These are nice townhouses that feature entertainment spaces on the first level that include living room, dining area and kitchen.  Upstairs features three bedrooms with the four bedroom floor plans offering a main floor bedroom.  These are beautiful homes with attached two car garages.  A total of 5

Situated in the Coast District of San Clemente is a very small neighborhood called Seaview Estates.  The homes are ideally located at the top of the ridge line with many homes offering panoramic views of the Pacific Ocean.  Dating back to the 1980's when most of the homes were built here, Seaview Estates offers one and two story homes that situated on large over-sized lots.  The size of the lots can be over double of what you would find closer to the beach and often average over 10,000 square feet of land.

The Mariners Point community is a hidden gem when looking for large scale homes that offer views of the Pacific Ocean.  Located at the top of the ridge in the Southeast section of San Clemente is a premier neighborhood that offers wonderful views.  Since the 5 freeway runs through the middle of San Clemente it's very hard to find an ocean view home that doesn't have some kind of freeway noise.  The Mariner's Point community seems to be the exception to this rule with wonderful ocean and coastline views looking down towards San Diego with the street "Avenida Salvador" which acts as a sound buffer.

The Harbor View community is one of my favorite communities for finding great ocean and harbor view homes in the Rancho San Clemente area of San Clemente.  These are large estate homes that can reach up to 3,000 square feet of living space and offer a variety of one and two story detached homes.  The location is really ideal as it's located at one of the highest ridges in the Rancho San Clemente area that can offer sensational views.  Not all homes in this community will have views as these are limited to homes located on the perimeter of the neighborhood.

The Southeast San Clemente area is a great place to find ocean view homes in San Clemente, California.  Most San Clemente buyers typically want to live near the beach but soon learn that real estate prices are normally very high and have limited ocean views.  They soon find that the best value for the money is often found in the hills of San Clemente where you will find panoramic views and large square footage houses for the same prices that you would find a small beach cottage by the beach.  This area in the hills in commonly referred to as the "Southeast San Clemente" area and is a popular choice for those looking for panoramic ocean views.

The Coast District is one of the few communities that most home buyers moving to San Clemente are unaware about.  The neighborhood is located just east of the 5 freeway which is the non ocean side away from the beach.  Here is a combination of 9 communities that offer a wide variety of single family homes with a large number of them offering some kind of a view.  Some of the best deals can be found in this community as ocean view homes are often priced slightly lower than other neighboring areas of San Clemente.  It's not uncommon to find an ocean view home for under $1 million that offers over 3,500 square feet of living space with four plus bedrooms and a three car garage!

The San Clemente North area is a mixture of homes located on both the east and ocean side of the 5 freeway.  Some of the best ocean view properties on the west side of the freeway can be found in the Shorecliffs area.  This is one of the older communities in San Clemente which often have a view of the golf course or the Pacific Ocean.  One thing to keep in mind about this neighborhood is that some real estate prices may be too good to be true.  Sometimes these low priced ocean view homes are priced low because this area is pronned to land shifting.  Not all homes have been effected by this but it's always best to do your due diligence when looking at ocean view homes in this area.
