Sea Summit At Marblehead Communities

Some of the first homes are starting to show their form at the new Sea Summit At Marblehead community. This is one of the most talked about news in the San Clemente area with a total of 309 brand new construction homes to be built. This is a very small number of homes being built in comparison to the previous plans which offered to build over 2,000 properties. This scaled down version incorporates integration with many of the outdoor landscaping which will give a sense of space and beauty. It appears obvious that there are more home buyers wanting to buy these homes than the actual homes that will be available for sale. There will be 4 unique neighborhoods which consist of Aqua, Sapphire, Azure and Indigo that are generally explained here. All the homes being built here will be detached single family homes.
The Aqua community is the entry level community with a total of 127 homes. The homes will range from 2,214 to 2,649 square feet and will have a shared driveway. This area is located at the very north end of the community near the Summit clubhouse with home prices expect to start in the one million dollar range.
The Sapphire community will offer a total of 77 homes and have a more traditional single family home with it's own dedicated driveway. These are ideal for families who are accustomed to large home with residences ranging in size from 3,460 to 3,923 square feet. Base price for these homes will start between $1.5 to $1.6 million with lot premiums for select lots that will range from $800,000 to $1,000,000 and up. There will be six single story homes available as well.
The Azure community will be home to 81 homes that will be located on the very western end of the community. These homes will range in size from 3,775 to 4,686 square with home prices expected to be in the high one million dollar range.
The Indigo community features the largest homes and lots with a total of 24 homes being built. These are large scale homes that will range in zip from 4,694 to 5,544 square feet with real estate prices expected in the mid two million dollar range.
A lot of questions have been asked regarding this community including homeowners association dues. The community will have a homeowners association that will cover use of the Summit clubhouse and common area ground maintnenance. This will not be a gated community and the clubhouse will be only available for residents who live at Sea Summit. The first round of homes are expected to be done by the fall/winter time frame with the grand opening occurring in the early fall of this year.
