San Clemente PUD Homes

San Clemente has a wide variety of housing types that include single family homes, condos, townhouses, mobile homes and PUD homes.  What is exactly is a PUD home?  To be honest with you, most local real estate agents here in San Clemente would not have an answer to that question as well.  PUD stands for a Planned Unit Development.  These homes are often detached properties that have been give the tax classification of a PUD home instead of a traditional single family home.  This is also common in detached properties that are classified as condos even though the have the look and feel of a traditional single family home.  Often times this is done for tax reasons and the necessary permits that are required between a condo or a single family home.  When a builder is looking to build homes for entire neighborhood it is more cost efficient to have the homes classified as a condo rather than a single family home.  The level of permits required for a condo may be different than those required for a single family home.  It's important to note that most of the PUD and condo neighborhood homes will have a homeowners association with certain rules and regulations.  Getting a loan may also be a little tricker as the lender may have to Jump through some additional hoops to get these types of homes approved.

One of the PUD communities in San Clemente is the Villamar neighborhood located on Las Posas street in the Forster Ranch area. These detached properties were built in the late 1980's and have excellent curb appeal.  Many of the homes here overlook a large greenbelt area with an average 2,500 square foot homes with attached two garages.  There is a homeowners association here as discussed above with monthly dues of $296.00 a month.  Real Estate prices currently run around $900,000 for a three bedroom home with 2,586 square feet.  Another neighborhood where you will find detached homes classified as condos is the Highland Light Village neighborhood.  These homes are located within the gates of the Marblehead community and often times offer nice ocean views.  These homes were built around the same time as the Villamar community with real estate prices currently ranging from $848,000 to $925,000 for a 3 bedroom home with an average 1,910 square feet.  We have included listing for both of these neighborhoods below.
