Nestled in the heart of the Forster Ranch area of San Clemente is several well known condo communities to choose from that include the Colony Tract, Casablanca, Del Cabo and Tocayo Canyon. First, there is a wonderful community called "Colony at Forster." The neighborhood get it's name from the Forster Family who owned much of the land that is not called Forster Ranch and was largely developed in the 1970's. Colony at Forster is a collection of townhouses built in the mid 1980's that have the look and feel of a traditional single family home as pictured below. This is a small cluster of properties that rarely come on the market for sale due to the low number of homes here. On average, three to four townhouses will come on the market in any given year. In the last five years these homes have consistently sold in the $500,000 to $710,000 range with a few short sale and foreclosure properties as well.
The community of Casablanca is also located just steps away from the Colony Tract. Casablanca also has the look and feel of a traditional home with high vaulted ceilings, formal living room, outdoor patios and attached garages. The neighborhood is also very small with only a handful of properties coming on the open market at any given time. There is a nice community pool and tennis courts here with children enjoying an easy walk to the elementary and middle school located in the Forster Ranch area. Expect to find prices in the $500,000 to $600,000 range for a three bedroom condo.
Tocayo Canyon is also located in Forster Ranch and probably one of the most popular neighborhoods that are classified as condos. These homes are detached properties that really do look like a single family home with a front and backyard, two car garage and two story living. Bedrooms are often located upstairs with main living spaces found on the bottom level. Ideally suited for first time home buyers and those looking to down size with a bonus area for RV & Boat parking based on availability. Expect to find real estate prices here in the high $500,000 to low $600,000 range.
