It's hard to beat living in a private gated community by the beach in Southern California. That's the story of the ultra-exlcusive Cyprus Shore ocean front community that offers a prime location that's within walking distance to world famous Trestle surf break. Of course, not everyone can afford an ocean front estate home that currently starts at just under $16 million dollars. For those buyers looking for a good deal with homes still offering a view of the Pacific Ocean are in luck as real estate prices are much lower. Here is a quick guide on where to look at how much ocean view homes will cost in the Cyprus Shore community.
First, the neighborhood is very small with homes located on the ocean front street of Calle Ariana and Calle Alicia. There are a total of four streets behind this that offer a wide range of ocean view and beach close homes. Properties in this area are graded slightly higher on the hill which offers more ocean view homes in this community. Once you get to the last several streets the hillside levels out so homes will have limited amount of views. Some of the more popular ocean view streets are "Calle Lisa" which currently offers two ocean views homes listed at $4,295,000 and $4,790,000. Both of these homes span over 4,000 square feet with 4 and 5 bedroom floor plans. More affordable streets like "Calle Louisa" offer ocean view homes in the mid $3.5 million dollar range.
My favorite street is "Calle Marlena" which is one street back from the ocean front. It's elevated high enough to offer wonderful ocean views and tends to be the most expensive amongst all of the ocean view properties expect the ocean front. Homes rarely come on the market here with only one rental home available on this street at $7,500 a month. Homeowners association dues are very low and average $310 a month which includes the community community, spa, tennis, clubhouse and 24 hour guard attendants. There are also two neighboring neighborhoods that offer slightly lower price points and share the same gated entrance. For those looking for homes in the mid $1.5 to $3 million dollar range should consider the Breakers and Cyprus Cove neigborhoods.
