San Clemente is becoming a great destination for those looking to find a community with age restrictions of being at least 55 years old.  San Clemente, in fact, has one of the only upscale communities in South Orange county that is gated with homes in the $700,000 to $1,000,000 range.  The community is known as the "Talega Gallery" which was built in the early 2000's as an upscale senior community.  For those looking for less affordable options should consider two communities located on the north side of town.  Colony Cove is a 55+ community with small bungalow style homes that also have ocean view and ocean front views.  Colony Cove prices tend to be in the $300,000 to $700,000 depending on the view, size and location of the property.  The Cove is located the closest to the beach which is directly across the street from the community.  Just down the street from the Colony Cove is the Bay Cliff Village community.  The Bay Cliff Village is a very small community with single family homes located on 2 streets.  Home prices are noramlly between $400,000 to $500,000 here and has a less informal community feel.  Below are the current 55+ community homes for sale in San Clemente.
