        <title>San Clemente Homes that offer Rate Buy Down</title>

Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in todays real estate market. nbsp;These higher rates were intended to slow down pries and inflation but the actual opposite as happened. nbsp;Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates. nbsp;Its basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved. nbsp;So the higher interest rates have created a very limited number of homes coming on the market which is causing a high demand for these homes and in turn is driving prices to continue going up. nbsp;Thus, having higher interest rates are creating higher prices in our real estate market which is counterintuitive to the Feds purpose in trying to lower prices. nbsp;How long this will continue will be interesting as the Feds have indicated that there are more interest rate hikes that are expected in November and/or December of this year.


One of the ways to circumvent these higher rates is to offer an incentive to buyers who are getting a loan and offer to buy the rate down. We initially saw this with new home builders as they do a lot of their own financing and thus are able to work with buyers and getting slightly lower rates. nbsp;Now, we are starting to see this with some sellers that are willing to give the buyer a credit in order to buy the interest rate down. nbsp;How this works is that the seller finds out from the buyers lender how much it would cost to bring down the interest rate by however much the buyer is looking to get a loan. nbsp;I think we will start to see this method being used when interest rates continue to go up as many sellers in todays market are still able to sell their home for record prices without using this method.

One of the most affordable places to find condo rentals in the Talega area is the Alassio tract. nbsp;For the most part, rental prices have consistently been under the $4,000 a month range for 2 and 3 bedroom condos that start just over 1,200 square feet of living space. The most recent rentals that have been leased out are feature below in this rental history chart and give you a good idea on what things rent for here. I love this location as its a short walking distance to the Ralphs shopping center filled with some great restaurants and retail stores. nbsp;One thing to keep in mind is that these condos are located multiple levels that often comes with attached garages that offer direct access into the condo. nbsp;Some of the features that are really popular here is having a gas fireplace, covered outdoor patio space and large kitchens with lots of storage. nbsp;





The Alassio community is a great place to rent a home that comes with a lot of amenities that are typically paid for by the landlord and included in the rent. nbsp;Rentals here are typically 12 month leases for the first part with the landlord asking for the 1st months rent plus security deposit as well as a credit check fee. nbsp;Pets are on a case by case basis as some owners will allow them with certain restrictions while others have a no pet policy. nbsp;Most owners will ask for a 3 page rental application filled out, 2 months worth of bank statements, recent pay stubs and credit report. nbsp;Security deposits will vary a little but they are typically around the same amount of the rental price with some variations. nbsp;Inventory of rentals has been limited so please reach out to us at 949-204-5110 to be put on a waiting list and with any questions.

        <title>San Clemente Homes For Sale Under $1.5 Million</title>

I have a client that is coming into town and is looking to buy a home or condo for under $1.5 million. nbsp;When doing a search this morning it was evident that there were not a lot of quality properties on the market even with this healthy price range. nbsp;Properties listed between $1 to $1.5 million were predominately single family detached homes spread throughout the Talega, Forster Ranch, Rancho San Clemente and the San Clemente North neighborhoods. nbsp;There was no one property that really stood out as a great deal in a great neighborhood but more like average to good homes in neighborhoods my client was not interested in living. nbsp;The Talega area was automatically out due to the conformity of tract style homes that look to similar to neighboring homes combined with the additional Mello Roos tax that is often associated with Talega homes. nbsp;There were other properties that were located in areas that have seen land slides so I was not comfortable in showing those homes as well.


Whats happening in the San Clemente Real Estate market and countrywide is that there is not a lot of inventory of homes on the market. nbsp;Sellers dont want to sell since many of these owners have locked in very low interest rates and would be forced to pay a lot more in mortgage payments with the higher interest rates when they buy another property. nbsp;This is essentially what is keeping real estate prices up during a down market is there is still a good amount of people that want to buy combined with a limited number of homes on the market creating stable prices. nbsp;Is it a good time to buy a home? nbsp;The answer to this question I believe is YES. nbsp;Look down the road in two to three years when interest rates will start to come back down, once this happens real estate prices will continue to climb upwards. nbsp;The key to buying in this market is not to buy properties in less demand and cherry pick the very best properties in the best locations. nbsp;If these properties are priced correctly expect to have other buyers competing against you for the same property but down the road this will most likely turn out to be a good long term investment. nbsp;Below are the current San Clemente homes for sale under $1.5 million.

        <title>San Clemente Detached Homes under $1.5 Million</title>

In the last several years we have seen a big increase real estate prices in San Clemente, California. nbsp;Its very hard to find any decent detached single family home in a nice area for under $1 million dollars. nbsp;Last year we saw a shifting market where properties were on the market a lot longer than what we had experienced in recent years so there was the anticipation that real estate prices may go down. nbsp;This was the case in some of the properties sold last year but the overall pricing of homes still remains high and has not seen a huge dip as some were expecting. nbsp;There are still some great values for homes if you know where to look, especially in trying to find a detached single family home for under $1.5 million.


One of the better values that we have seen for detached homes is in the Villa Pacifica community in San Clemente. nbsp;There is currently a 4 bedroom home with an approximate 2,589 square feet of living space on the market for sale at $1,349,000. nbsp;This is approximately $521.05 per square foot which is a tremendous value for a two story home that was newly built in 2001. nbsp;Its technically located in the Rancho San Clemente area but really feels more like the Talega area with beautiful Spanish and Mediterranean style homes. nbsp;This is not a large neighborhood so dont expect a lot of amenities but because of this monthly association dues are kept low.


Another affordable community is the Ashton community in the Forster Ranch area of San Clemente. nbsp;When I first moved to San Clemente this was always some of the lowest priced detached homes in San Clemente. nbsp;Currently there is a 3 bedroom home on the market for $1,225,000 which features an approximate 1,941 square feet. nbsp;What I love about this homes is they have great curb appeal and often built in the Cape Cod architectural style. nbsp;The homes can have vaulted ceilings and nice patio size backyards and is a perfect place to buy a starter or investment property.


The Talega area is also an excellent choice for those who prefer homes that were built in the last 20 years with lots of community amenities. nbsp;These are over 40 master planned neighborhoods that all offer tract style homes with a variety of price points and floor plans. nbsp;Some of the more affordable homes under $1.5 million can be found in neighborhoods like San Lucar which currently has a four bedroom home on the market for $1,469,000. nbsp;The homes offers an approximate 2,448 square feet and looks and feels like a newer home. nbsp;Its important to note that many homes in the Talega area due have a Mello Roos tax so keep that in mind when looking in this area. nbsp;For expert advice when buying a home here please reach out to our skilled San Clemente Real Estate agents at 949-204-5110. nbsp;Below are the current homes for sale in San Clemente under $1.5 million.

When shopping for homes there are a lot of luxury items that a home can come with. nbsp;Some of these items would include an outdoor pool, large primary suite with a huge walk-in closet, fitness room and even an dedicated wine room. nbsp;When it comes to cooking in the home its very common place in a lot of San Clemente homes to have a kitchen that comes with stainless steel appliances and a center kitchen island. nbsp;What is unusual and hard to find is a bonus butlers pantry that is located off the kitchen area. nbsp;A butlers pantry as pictured below is a bonus working space area that is an ideal place to keep extra wine and champagne drinking glasses and a working counter that is often used to prepare additional items that you dont want to do in front of guests. nbsp;This is also a great place for the storage and serving of wine while entertaining in the larger rooms of the home.


Most of the San Clemente homes that have a butlers kitchen can be found in the newer Talega area of San Clemente. nbsp;Some of the larger floor plans will often incorporate this feature which is a nice selling feature when buying a home. nbsp;Look for larger homes in the Talega area as they are often the best place to look. nbsp;I know some of the floor plans in the Sansol and Amalfi communities will have homes with a butlers pantry. nbsp;Amalfi homes are some of the my favorite properties in Talega as they offer great curb appeal with recent real estate prices between the $1.2 to $1.4 million dollar range. nbsp;Sansol homes have recently ranged between $1.7 to $2.4 million depending on the size and condition of the home. nbsp;San Clemente is still a great investment and a wonderful place to live with excellent year around moderate weather and the ideal beach living.nbsp;

Talega is one of our planned communities here in San Clemente that offers some of the newer style with a wide range of single family homes and residential condos. nbsp;There is a limited number of rental properties in the Talega area that offer a view of the ocean since the properties located here are approximately over 1 mile away from the beach. nbsp;Since I have lived in San Clemente for over 20 years I run across many people that either love or hate the Talega area for a variety of reasons. nbsp;Many of the people who love living here for these few reasons. nbsp;First, the homes in this community are what we call a planned community where everything is planned to the style of the homes, number of floor plans in each individual neighborhood to all the community amenities. nbsp;Since many of these homes were built in the last 22 years the interiors of the home tend to be more modern and updated when compared with other neighborhood homes in San Clemente. nbsp;The schools located in the Talega area are also a huge factor for those choosing to live here as they are considered some of the best in the San Clemente area.


Some of the reasons why some people are hesitant about living here are for some of the same reasons that people love it. nbsp;Many people who live in the older areas of San Clemente where the homes are custom built and tend to be on the older side then the idea of living in a planned community is not appealing. Also, many of the homes in Talega have an added Mello Roos tax on top of their homeowners association dues which is something that also doesnt appeal to a lot of buyers. nbsp;Finally, the weather tends to be a little warmer in the Talega area compared with homes located near the beach so this is another factor I have heard as well. nbsp;We always recommend taking a look at these homes at make up your own mind if the Talega area is a place you would like to live.

San Clemente has 9 different areas that are filled with a large variety of neighborhoods with different perks and amenities. nbsp;For those looking for homes located on large lots its important to understand that not all communities will have the same features. nbsp;Homes located in Southern California in general are located on much smaller lots sizes than would you would find in other states like Texas, etc. nbsp;This is especially true as you get closer to the beach and lot sizes are at a premium. nbsp;In San Clemente, homes typically located on the ocean side of the 5 freeway are much smaller than those located on the east side of the freeway. nbsp;There are exceptions to this that include the new Sea Summit community in San Clemente that does offer some large scale homes located on good size lots. nbsp;Here is were we recommend looking.


The Forster Ranch area is probably the best place to start you search for homes located on large lots. nbsp;This area also tends to be much more affordable than those located by the beach so you often get the best value for your money here. nbsp;Its not uncommon to find lots sizes over 10,000 square feet here with nice variety of gated and non-gated neighborhoods to choose from. nbsp;The Talega area is also an excellent place to look as it features newer home that are often built in the last 22 years. nbsp;These homes tend to be slightly more expensive since the homes are newer construction and often do have an additional Mello Roos tax that should be calculated into your monthly carrying costs.


One of the best values has just come on the market as a coming soon listing. nbsp;The large two story Spanish style 4 bedroom home is located on a huge park size backyard and listed for sale at $1,300,000. nbsp;Its still available and located in the Veracruz neighborhood in the Forster Ranch area so please contact us at 949-204-5110 for further information.nbsp;

One of the biggest trends in real estate are from buyers looking to buy a one story home due to a variety of reasons. nbsp;Many of the clients that we deal with are looking to down size from larger homes and life in a home that doesnt feature any stairs or levels. nbsp;We see this a lot from baby boomers in recent years who are looking for their final retirement home and looking down the road where they may not be able to go up and down stairs at a later time in life. nbsp;So the where can the best single level homes be found in San Clemente, our quick guide will show you were to look. nbsp;


The most affordable one story homes can be found in the 55+ communities like Colony Cove, Bay Cliff Village and Talega Gallery. nbsp;The first two neighborhoods often have smaller one story homes that are priced the $1 million dollar price point. nbsp;These are smaller communities that are dedicated senior communities so its not a good fit for everyone. nbsp;The next most affordable neighborhood would be located in the Southeast section of San Clemente which is situated on the east side of the freeway. nbsp;There are some small pockets within this area that have a lot of original beach bungalows that were often built in the 1950s. nbsp;Its important to note that many of these homes are located near the 5 freeway with some freeway noise so keep that in mind when looking at homes in this area. nbsp;


One of the my favorite areas to find one story homes is the Forster Ranch area of San Clemente. nbsp;This a great area since homes are typically located on larger size lots, especially when compared to those located near the beach. nbsp;One story homes are very popular in this area and can be priced at an affordable price point when compared with other neighborhoods in San Clemente. nbsp;Keep in mind there is a lot of demand for these types of homes so move quickly if you find a property that works for you in this area.


A really up and coming area is a neighborhood called Trestles that offers homes that are located near the San Clemente municipal golf course and are within a short distance to the famous Trestles surf break. nbsp;For those looking for a view then the Broadmoor area is a great place to look. nbsp;Homes prices typically start just under $1.5 million and can offer wonderful ocean views from this location. nbsp;Its situated just above San Clemente high school which is a huge plus for those who have children. nbsp;For those looking specifically for a one story home please give us a call as we have a waitlist to notify buyers of these one story homes that have become very much sought after.

San Clemente offers a wide variety of neighborhoods to choose from the downtown San Clemente area that was originally built staring in the 1920s to newer areas like Talega that started constructions approximately 20 years ago and has spanned over 40 different communities. nbsp;The one thing that all of these homes have in common is offering homes that are located on cul-de-sac streets. nbsp;When looking for a home most buyers have a bucket list of items that they want to have in their new home. nbsp;Location is typically at the top of the list when a client wants to live in a certain neighborhood or an area that is approximately that is a certain distance to the beach. nbsp;Many times buyers will also want to have a private location which a cul-de-sac street can offer.


The new trend in building new communities is to have smaller streets that offer multiple cul-de-sac streets throughout the neighborhood. nbsp;The Talega area is a perfect example of this where you dont have large streets but smaller roads that dead end which creates limited traffic flow which is a bigger selling point for buyers who have chidden and/or pets. nbsp;Limiting traffic to an end of the street in theory creates a safer environment for children to play. nbsp;Many buyers dont ask for this specifically but when they see this type of location is can be a huge selling feature. nbsp;As you can see from this list below there are many options in San Clemente if you want a cul-de-sac location. nbsp;These will range to homes located in gated communities to those located near the beach. nbsp;Please contact us at 949-204-5110 to learn more about buying a home here in the San Clemente area.
