The Vista Pacific Del Gado community is ideally located near the Shorecliffs Beach in north section of San Clemente. These are smaller homes that offer an indoor/outdoor feel to it with a large private patio area that is often filled with mature landscaping and foliage.  These are some of the best priced properties in the San Clemente area and are often priced under $500,000.  The complex has a lot of history to it when it was first designed by architects who were inspired by mid century modern architect Joseph Eichler.   Some of the features found in Eichler homes include wood beam ceilings, floor to ceiling glass as pictured below. These are simple homes that are often feature less than 1,000 square feet of living space with 2 bedroom floor plans. The homes are not for everyone as they tend to be on the small side but are normally nicely upgraded with hardwood flooring and granite counters in the kitchen area.

The homes floor plans have a great way of incorporating the indoor spaces with exterior entertainment areas as pictured below.  This is one of the advantages of off setting a small square footage home is having a large outdoor patio area.  Many residents in this area love this feature found in these homes and complements the warm sunny San Clemente weather as well.   The properties have a detached one car garage with plenty of guest parking as well.  The outdoor spaces tend to be very low maintenance and is ideal for first time home buyers, real estate investors and senior clientele looking for a quality home by the beach at a low price point.The association manages the property very well and keeps the ground well kept with a huge grassy area near the community pool and cluhouse area.  This is a very quiet place to live and offers quick access to the beach and the 5 freeway.

        <title>San Clemente Homes For Sale Under $500,000</title>

The residential real estate market has seen a lot of changes in the last couple months as the market is starting to shift back into a sellers market.  When this happens real estate prices tend to go up as inventory of available homes is very limited.  Finding a single family home under $500,000 is almost a thing of the past unless you know were to look.  Here is a quick guide to the best communities to find these great deals


First, the Tocayo Canyon community has always been well known for offering some of the lowest priced single family homes in the San Clemente.  Located in the Forster Ranch area of San Clemente which is situated on east side of the 5 freeway off the Camino De Los Mares exit.  Head inland about one mile and the community is located off Camino Del Los Mares and Portico Del Sur streets.  Homes that are often priced under $500,000 will feature two to three bedrooms with an attached 2 car garage as pictured below.  The community offers one and two story homes with small front and backyards.  There is even RV parking at an additional cost which is located at the end of this community and is a huge plus that most neighborhoods will not offer.



The second community is the Colony Cove neighborhood as pictured below.  A small caveat here is that one of the owners must be at least 55 years old in order to be eligible to purchase in this community.  Even when leasing the home out one of the occupants must be of this age as well.  If you do qualify these are great small cottages located on the bluff overlooking the ocean.  Not all of these cottages will have a view but all of them do offer a beach close location on the north side of town.  Beach cottages in Colony Cove currently start at $485,000 and go up to $489,000 for a two bedroom cottage built in 1964.



The last place to look is the Vista Pacific Del Gado community.  These homes are all single level and also built in the 1960s.  These are absolutely adorable units that have a lot of charm to them and come with interiors spaces that offer wood beam ceilings and private outdoor patio areas.  The community offers a central pool, spa and large grass area for children and pets to play.  If you dont mind a healthy exercise down a steep hill then getting to the beach is an easy 20 minute walk.   The homes even come with a detached garage as pictured below.

Mid-Century Modern homes are very popular throughout the country but finding these unique architectural styles homes in the beach communities in Southern California is more difficult than other parts of the United States.  Mid-Century homes usually reflect homes that were built in the 1950s and gained popularity by Eichler who created entire communities based on this single level design.  The city of Orange in the north part of Orange County, California has an entire neighborhood that was built by Eichler as the area has now been designated as an historic area of the city.  In San Clemente, you wont find any Eichler homes but you will find Eichler inspired Mid-Century homes in the Vista Pacific Del Gado community.





A lot of local residents are not aware of this community since its tucked away on the north side of San Clemente near the Shorecliffs community and just a short walking distance to the beach.  This community is actually one of the best places to find mid-century inspired homes under the $400,000 price point.  These attached single family homes offer two bedrooms homes with one bath.  The homes were built to blend in with the natural surroundings and offers lots of windows and glass doors that let in the natural light.  Historically, these have always been some of the lowest price homes in San Clemente.  Some of the drawbacks of the community is that the condos are relatively small, typically under 1,000 square feet.  Also, since the homes are attached you are located very close to your neighbors and is not ideal for those looking for a lot of privacy.  You also have a one car detached garage so keep this in mind if you have a lot of vehicles.



The community is very nice and well maintained wth a nice community pool and clubhouse located in the middle of the neighborhood.  Residents do have to follow association rules and regulations with monthly dues of $267 a month.  Recent properties in this community have had multiple offers and bids above asking price since the demand for housing in this price range is very high.  If you like the small bungalow mid-century style homes than we highly recommend the Vista Del Gado community.
