San Lucar is a great place to find craftsman style homes in the Talega area of San Clemente, California.  For those not familiar with the Talega neighborhood then you are for a treat.  In Talega, you have over 40 different communities that offer a wide range of architectural style homes and sizes for both homes and condos.  A large majority of the residential communities offer Spanish amp; Mediterranean style homes but the San Lucar neighborhood is one area where you will find beautiful craftsman and Arts amp; Crafts inspired homes as pictured below.



The homes in this community were built in 2004 and feature four to five bedroom homes in the 2,500 to 3,000 square feet.  Select homes in this community will have wonderful canyon views with close proximity to the Talega golf course. Home prices currently range from $700,000 to $784,900 with one of these being a distressed sale.


This community is a gem for different architectural style homes besides Craftsman homes.  Here you will find stunning French, Mediterrean and Spanish style homes.  The homes in this area do have association dues of $178 a month which include membership to all the amenities that Talega has to offer including community pools, Barbecue, Picnic Areas, Playgrounds, Tennis Courts, Club house with many Biking amp; Hiking Trails.   Talega also have on site security and beach vans that take you to the beach. 


Keep in mind that there is an additional Mello Roos tax for the Talega community which is approximately a half percent of the purchase.  Please check with the individual listing agent for the property for the exact Mello Roos tax on any given property.  We know you will living here and where else can you find such beautiful craftsman homes for under $800,000 in San Clemente.

        <title>Catania Short Sale Talega Homes in San Clemente, CA</title>

The Catania gated community in Talega is not one of the well known neighborhoods in San Clemente.  The community is located at the very end of Talega tucked away in a quiet area that has restricted access to non-residents due to its gated entrance.  I truly believe this is one of Talegas best kept secret since the floor plans are some of the best to be found in the Talega. 


The community is split into two different sections, one located on the west side of the street Avenida Talega and have incredible ocean views.  I would venture to say these are the best ocean views you can find in Talega for under $1 million dollars.  The homes on the west side will have less of a view are are located on three quiet streets.  The model homes were actually located on this side and were the first homes as you enter into the community on the right hand side. 


If you are like most home buyers in todays market you are looking for a deal.  Since most Talega homes have come down in price nearly 50 and a large majority of these homes will be short sale listings.  Currently there is only one home for sale in the Catania community and currently listed at $670,000 as a short sale.  The home at 38 Via Cartama features 5 bedrooms, 5 baths will an approximate 3,800 square feet.  The listing indicates that have accepted an offer that has been submitted to the bank but are currently taking back-up offers.  My experience with short sales is that nearly 1/3 to 1/2 of these buyers end of buying another home while they are waiting for the approval so making a back-up offer is always a good use of your time. 


In 2012, we have seen 8 properties sell in the Catania neighborhood ranging from $745,000 to $875,000 with a couple of these properties offering ocean views.  My recommendation is to get on a list of new short sale listings as they come on the market in Talega and contact an agent right away when you see a home that will work for you.  The San Clemente Real Estate market is moving very quickly right now, especially for homes under $800,000.

The Talega area is rich in short sale deals and the Terra Linda community is no exception.  Terra Linda is a great place to find large two story Spanish and Mediterranean style homes in the low $600,000 range.  When it comes to short sales it helps to have an approved price from the bank.  Often times real estate agents will advertise their listing as quot;Approved Short Sale.quot;  Basically, this means that they had a previous offer that was submitted to the bank at a certain price.  The bank reviewed both the offer and sellers hardship and approved the buyers offering price.  This is what we call an quot;Approved Short Sale.quot;  The reality is that short sales take a long time from start to finish and approvals can take anywhere from a couple of weeks to 6 months.  During this time a lot of buyers find other properties to buy and bail out by the time the bank approves their offer.  The good news is that if you are making an offer on a home that already has an approved price from the bank the waiting time will be much shorter.  If you are looking for a large home in a quality neighborhood in Talega, San Clemente we highly recommend the Terra Linda community.  Currently, there is one home for sale with approved short sale price of $620,000.
