When occasionally see ocean view listings come up in the newer Sea Summit Aqua community in San Clemente which has seen an increase in real estate prices since they were first built.in 2016. nbsp;The neighborhood is one of the first communities located in Sea Summit that is also located next to the community pool and clubhouse for all for neighborhoods to use in Sea Summit. nbsp;The homes located in the Aqua neighborhood are different than those located in the other three neighborhoods as they share a common wall with a neighboring home unlike the other neighborhoods that offer fully detached single family homes. nbsp;When you first drive into the Sea Summit Aqua neighborhood you will notice that the homes along the perimeter on the west side of the street will have the best opportunity to offer some kind of an ocean view. nbsp;I have personally walked through many of these homes and I can tell you that the number of really good view properties is limited here. nbsp;With that being said there are still some nice resale properties that do offer ocean views that due come on the market from time to time. nbsp;Below is a chart that shows all of the ocean view home sales in Aqua that have occurred in our multiple listing service since they were first built.





There are currently two ocean view properties that offer an ocean view which currently start at $2,685,000 for a three bedroom property with an approximate 2,296 square feet of living space. nbsp;It boasts a panoramic 180 degree ocean view and located at the end of a cul-de-sac. nbsp;There is also another ocean view property listed at $2,699,500 which also features three bedrooms with an approximate 2,296 square feet. nbsp;One thing to keep in mind when looking for an ocean view property is here is the road noise below. nbsp;Properties that are typically locate on the perimeter of the neighborhood that offer a view can also be located next to the street below. nbsp;These streets are for those that live in other neighborhoods so its not super busy all of the time but it something to keep in mind if you are noise sensitive. nbsp;The market has really changed from earlier in the year so my gut is that more sellers are willing to negotiate to get their home sold in this kind of a market. nbsp;For any questions regarding the Sea Summit community please call us direct at 949-204-5110.

San Clemente has a lot of rental options depending on the kind of home that you want and the location. nbsp;Renters looking for newer construction homes on the ocean side of the freeway should consider the brand new Sea Summit community for its beautiful Spanish amp; Mediterranean style homes that can offer nice ocean views. nbsp;Over the past year we have seen several rental homes come up on the market for lease with four different neighborhoods to choose from. nbsp;The large majority of rentals tend to be located in the Sea Summit Agua neighborhood which is the most affordable of all 4 neighborhoods. nbsp;These homes have a shared driveway with other neighboring homes so its not a traditional detached home. nbsp;


There are currently 3 rental homes on the market right now that are all listed at $5,000 a month. nbsp;All 3 homes offering 3 bedroom floor plans with over 2,200 square feet of living space. nbsp; These are traditional 12 month leases with some properties that will allow for a small pet. nbsp;Its interesting to see that rental prices will vary a lot depending on the location and view. nbsp;For example, 149 Via Galicia recently leased for $10,000 which featured unobstructed ocean views. nbsp;Also, larger detached homes like 100 Via Pamplona recently leased this summer for the full asking price of $8,900 for a 12 month lease. nbsp;There were also some properties due a month-to-month rental like 315 Via Pamplona that leased their home for $14,000 for the month. nbsp;

        <title>Most Expensive San Clemente Homes Sold in 2019</title>

This has been a great year of real estate in San Clemente with over 900 homes selling in this calendar year. nbsp;The strength of the economy and the stock market has resulted in a very active market with higher sales than the previous year. nbsp;There were a total of seven homes that sold for $4 million dollars or more with the top sale over the $6 million dollar price point. nbsp;December is typically one of our slower months but many agents whom I have spoken with think its been the busiest December that we have had in recent years. Here is a quick guide to the highest homes sales in San Clemente for 2019.


The highest sale this year occurred in the Cyprus Cove community which sold before it even came on the market. nbsp;This was a newly designed home by James Glover who has done some amazing homes. nbsp;The five bedroom, four bath home featured 4,728 square feet of living space and was located one street back from the ocean front with wonderful ocean views. nbsp;The home truly incorporated top of the line finishes and details throughout the home with a warm Contemporary feel to it with a lot of wood accents. nbsp;Cyprus Cove is a 24 hour guard gated community in the Southwest San Clemente area with a private walk to the beach location. nbsp;Amenities include a community pool, tennis court and clubhouse.





The next highest sale was actually a residential ocean front condo that sold for $4.5 million dollars. nbsp;San Clemente has come a long way in condo sales with this stunning condo located on the ocean front street of Buena Vista. nbsp;The 3 bedroom condo featured an approximate 3,500 square feet of living space and was newly constructed and completed in 2019. nbsp;The condo is located in a complex of 4 residential condos with the other 3 properties still available for sale. nbsp;Those condos are currently listed between $3,995,000 to $4,695,000. nbsp;Some of the highlights in this sale included 10 foot ceilings, disappearing glass doors to take in the ocean views and a gourmet kitchen that would rival any professional chefs kitchen. nbsp;Of course, no expensive was spared with the custom bathroom and finishes throughout the home.





The third highest sale was located in the new Sea Summit community in San Clemente that is located on the ocean side of the 5 freeway. nbsp;The four bedroom home was originally listed at $4.8 million and sold for $4,425,000 after being on the market for a total of 93 days. The home featured wonderful ocean views with an approximate 4,179 square feet of living space on a 8,447 square foot lot according to our multiple listing service data. nbsp;The Tuscan and Mediterranean designed home was completed in 2017 and truly embodies the wonderful upgrades and views you can find in Sea Summit. nbsp;The floor plan incorporated a main floor bedroom with 3 additional bedroom located on the upper levels with fantastic views. nbsp;The lot was large enough to accommodate a resort style pool complete with a 3 car attached garage. nbsp;The good news for buyers is that we are starting to see more re-sale homes coming on the market in Sea Summit with price ranges starting at $1 million dollars.

If you ever getnbsp;a chance to drive through the Sea Summit neighborhood one thing you will be really impressed with is the beautiful landscaping in front of these new construction homes. nbsp;The Sea Summit community has rules and regulations set in place that all landscape designs must first go through the association Design Review Committee (DRC) to be approved. nbsp;Due to this reason you will see a very diverse but uniform upscale look to the landscaping here. nbsp;The DRC actually oversees any kind of work that you do here which include decks, walls, fences, pools, patio covers, etc. nbsp;They want to make sure that the integrity of these upscale homes remains. Architectural applications must be sent to the DRC headquarters in Irvine who are within the Keystone Pacific Management, Inc company. For exact guidelines on what needs to be submitted please contact Keystone at 949-838-3239.


After driving through the neighborhood we noticed several companies who are doing a lot of landscape work within Sea Summit. nbsp;The first company who we saw a lot of signs in the front yard was the Smith Landscaping Construction (www.smithoutdoorliving.com). nbsp; They handle most landscaping needs including driveways, pools and general landscaping of front and back yards. nbsp;Smith Custom Builders company slogan says they specialize in custom outdoor living spaces and can be reached at 949-940-8790. nbsp;Another company we saw was the Burns Company (www.theburnsco.com) who does a nice variety of landscaping as well. nbsp;The portfolio of work on their website is very impressive and looks like they do custom work from landscape design to large pools and water features. nbsp;They are a San Clemente based company and can be reached at 949-388-5298. nbsp;


The third company who we saw a landscape design sign in front of a Sea Summit home was the Sunrise Home Improvement company. We have very limited information on the kind of work that they do so its hard to tell exactly what they do. nbsp;Their sign says they can be reached at 949-661-6960. nbsp;Its important to note that we dont personally have experience with any of these companies and dont encourage anyone to work with any company without doing their own due diligence. nbsp;We are simply sharing who neighbors in the community are using without any investigation or recommendation. nbsp;We always recommend contacting the association to see who they might recommend. nbsp;While the community is coming close to many of new construction homes being completed there are still many quality homes still available for sale. nbsp;We have included those here for your review. nbsp;Please contact us at 949-204-5110 as we have represented successful buyers in the Sea Summit community.

The long awaited Sea Summit community is in full production with many new constructions homes completed and the new owners happy to be living in this exciting new housing tract. nbsp;3 of the 4 neighborhoods offer detached single family homes with only one tract offering attached condos for sale. nbsp;The condo tract is commonly referred to as the Sea Summit Aqua neighborhood that features 5 individual condos that are attached with one or two common walls. nbsp;These condos are what we call townhouses here in California with two levels of living space. nbsp;The main living quarters like the kitchen, family room and dining area are all located on the lower level and all the bedrooms are located upstairs. nbsp;All the condos come with attached two car garages and direct access into the home. nbsp;All of the 5 condos share the same common circular driveway that allows access to each of these homes and garages.


As you can expect these condos were the first ones to sell when the first come on the market. nbsp;I was personally shopping for an investment property myself a couple weeks ago to learn that all of the ocean view condos in Sea Summit had already sold out. nbsp;At that time they were still offering a couple properties just under the $1 million dollar price point without any major upgrades, all of that would cost extra. nbsp;My personal presence when previewing the different models throughout the community is to locate a home that is located on a corner and facing the street. nbsp;This would allow having only one attached wall between your neighbor and have the best look and feel of a traditional home from the street. nbsp;


Its also important to note that they are building all of these townhouses in phases which means that down the line they will be building additional properties that may have an ocean view. nbsp;The sales office at Sea Summit is very helpful and can help you with financing and pricing. nbsp;Keep in mind that there is a Mello Roos fee here which works out to be close to 1 and I was told to budget around 1.8 of the purchase price. nbsp;So a $1 million dollar home would cost you an approximate $813.50 extra in taxes that you would not pay in a community that does not have Mello Roos. nbsp;The trade off is that you are living in a brand new community that is located very close to the beach.


Real Estate prices currently start at $999,000 four a three bedroom, four bath condo with 2,336 square feet and go up to $2.1 million for an unobstructed ocean view condo with three bedroom, four baths and 2,488 square feet of living space. nbsp;The ocean view property is a re-sale unit that was previously purchased and then put back on the market for sale. nbsp;Expect new home prices to go up to around $1.3 million for a Sea Summit condo. nbsp;For a private showing or more additional information please contact our San Clemente sales associates at 949-204-5110 today.

Its hard to find any new community in Southern California being built that doesnt have the added Mello Roos bond attached to it. nbsp;For those new to the California real estate market the word Mello Roos will be an unfamiliar term, as it was when I first moved here to California. nbsp;In essence, a Mello Roos bond is typically a monthly fee that is paid on top of any homeowners association fee and any individual mortgage. nbsp;For the most part this is only associated with new communities as you rarely see Mello Roos tax on older homes. nbsp;In San Clemente, the most popular area to find Mello Roos is the Talega area which features over 40 communities that all have the added Mello Roos bond fee. nbsp;Mello Roos bonds are normally around 30 years and the fee goes towards paying for the community sidewalks, streets and other neighborhood features that the builder wants to pass on to the home buyer. nbsp;Its such a common thing that home buyers expect the fee but have problems in calculating the exact cost.


We have a buyer whos interested in buying the Azure Sea Summit community but was unclear about the exact cost. nbsp;Mello Roos fees can fluctuate a lot of times making it confusing to figure out even for real estate agents as we typically quote an approximate cost. nbsp;Upon talking with the sales office, which was very nice and friendly, they quoted us a percentage that included taxes and Mello Roos to be approximately 1.8 which is right in accordance with the literature that they gave to us. nbsp;In California, the state charges 1 of the purchase no matter where you buy in California. nbsp;So buying a $1 million dollar home will have a yearly tax of $10,000 which is approximately $833.00 a month. nbsp;Keep in mind that you have city taxes on top of that. nbsp;Most areas of San Clemente will be approximately 0.10 so your total fee would be an approximate 1.1 of the purchase price. nbsp;This number will vary depending on where you buy, especially if there is Mello Roos, so we always recommend asking the listing broker for the approximate cost.


Homeowners association dues in the Azure Sea Summit community are currently $250.00 a month and at build out they will be lowered to $215.00 a month. nbsp;So make sure you calculate these various costs when deciding to purchase a home in any community in California. nbsp;Sea Summit is building only a limited number of homes and communities like Azure will be only feature a total of 81 homes. nbsp;The new Sea Summit club featuring an ocean view community pool area has just recently opened so this is a great to take a visit down to these new homes.

The Sea Summit neighborhood is an excellent place to find ocean view homes in San Clemente. nbsp;Sea Summit is a new construction community that features residential townhouses and single family properties on the last parcel of ocean front land that is being developed in San Clemente. nbsp;In the last several weeks there has been several properties released to the open market in the Aqua community with real estate prices under the $1 million dollar price point. nbsp;These are nice townhouses that feature entertainment spaces on the first level that include living room, dining area and kitchen. nbsp;Upstairs features three bedrooms with the four bedroom floor plans offering a main floor bedroom. nbsp;These are beautiful homes with attached two car garages. nbsp;A total of 5 townhouses share a common circular driveway that is built like a large courtyard.


In addition to the Aqua neighborhood is three additional neighborhoods located in Sea Summit. These neighborhoods consist of Azure, Indigo and Sapphire. nbsp;These are traditional single family homes located within Sea Summit with real estate prices normally starting from approximately $1.5 million and up. nbsp;We have referred many real estate buyers to the Sea Summit neighborhood and have found that most clients find the quality of construction to be very good and the proximity to the beach is a huge selling point. nbsp;The downside is that the homes are located close to each other and the neighborhoods are not located in a gated community which would be a huge benefit since its located across the street from a large outlet mall shopping center. nbsp;Clients have also communicated to us that the combination of homeowners association dues and the additional fee that is added to all properties can be a little too much when compared to other similar type properties in San Clemente in that same price range. nbsp;With that being said Sea Summit is still is a great place to live with a prime location near the beach.
