We receive a lot of calls for clients looking for rentals in the San Clemente area. nbsp; One of the more popular areas to find rentals in the Downtown area. nbsp;This area is covers homes located on the west side of the 5 freeway and located between the T-Street and the North San Clemente neighborhood. nbsp;If you are new to San Clemente then its important to know that there are a lot of income property buildings which comprise of duplex, triplex and four unit places. nbsp;I have lived here for 25 years and there has always been a strong demand and a short supply in this area. nbsp;In todays age of short term vacation rentals owners can get good money during the high seasons summer months so many owners have elected to do short term rentals. nbsp;These are typically rented out by the month with June, July amp; August being the most popular. nbsp;


If you are looking for a long term rental property then its important to be patient as these dont come on the market that often. nbsp;We always recommend looking in the San Clemente North and Southwest San Clemente areas which border the Downtown area and tend to have more inventory. nbsp;Rental prices will vary a lot since this is a high demand area but expect to pay at least $4,000 a month for a one or two bedroom condo. nbsp;Other areas may have lower price points so please contact us at 949-204-5110 for a complete list of short or long term rental properties.

One of the best places to find ocean view homes in the San Clemente area is the Harbor Estates community. nbsp;This area is often confused as being in the city of Dana Point due to its close proximity to Capistrano Beach area of Dana Point. nbsp;Rental properties in this area dont come on the market that often but often lease out after a short period of time. In 2023, we saw a total of 5 homes come on the market that ranged from $6,000 to $7,500 a month in rent. Prices will typically vary depending on the size and the view of the property. Most of the rentals located here are 12 month leases to start and then can often be re-negotiated for a longer term lease. nbsp;Below is a chart of what has leased in Harbor Estates since the early months of 2020. nbsp;For the most part rental values have slowly increased over the years with some owners rented out a room or studio in their house which accounts for the lower price rental amounts.





The great thing about living here is the close proximity to local shopping like Trader Joes, Ralphs and Costco. nbsp;Its also a short driving distance to the Dana Point harbor and the Doheny Beach area which is next to the Lantern Village shopping district in Dana Point. nbsp;When renting a home here most owners will ask for one months security deposit, first months rent and often a credit check fee. nbsp;If you have a pet and the owners allow it then there is typically a $500 pet deposit. nbsp;For those who have interest in renting a home in this community please contact any of our local San Clemente real estate agents at 949-204-5110. nbsp;Below is what a view can look like from the Harbor Estates community.

One of the most affordable places to find condo rentals in the Talega area is the Alassio tract. nbsp;For the most part, rental prices have consistently been under the $4,000 a month range for 2 and 3 bedroom condos that start just over 1,200 square feet of living space. The most recent rentals that have been leased out are feature below in this rental history chart and give you a good idea on what things rent for here. I love this location as its a short walking distance to the Ralphs shopping center filled with some great restaurants and retail stores. nbsp;One thing to keep in mind is that these condos are located multiple levels that often comes with attached garages that offer direct access into the condo. nbsp;Some of the features that are really popular here is having a gas fireplace, covered outdoor patio space and large kitchens with lots of storage. nbsp;





The Alassio community is a great place to rent a home that comes with a lot of amenities that are typically paid for by the landlord and included in the rent. nbsp;Rentals here are typically 12 month leases for the first part with the landlord asking for the 1st months rent plus security deposit as well as a credit check fee. nbsp;Pets are on a case by case basis as some owners will allow them with certain restrictions while others have a no pet policy. nbsp;Most owners will ask for a 3 page rental application filled out, 2 months worth of bank statements, recent pay stubs and credit report. nbsp;Security deposits will vary a little but they are typically around the same amount of the rental price with some variations. nbsp;Inventory of rentals has been limited so please reach out to us at 949-204-5110 to be put on a waiting list and with any questions.

One of the hidden gems for finding good quality rental homes in the San Clemente area is the Vilamoura community. nbsp;Over the last couple of years this has been one of the go to places when looking for a quality rental in the mid $3,000 to low $4,000 a month range. What I love about these townhomes are the very well thought out floor plans with soaring ceilings for properties that can have square footages of 1,400 to 1,800 square feet. nbsp;We recently just saw a very nice ocean view rental in Vilamoura come on the market that was only on the market for 2 days and offered stunning views as pictured below. nbsp;It was priced at $4,500 a month which is expected when you have a premier ocean view in this community. nbsp;Non-ocean view homes here will come in at a lower price point so it really depends on what you are looking for. nbsp;These are some of the best values in the Rancho San Clemente area of San Clemente.





For the most part the rentals found here will start as a 12 month lease then typically go to a month-to-month rental after that unless the lease and renewed. nbsp;The nice thing about renting here is that the landlord typically pays the association dues which gets you access into the community pools located here. nbsp;The monthly rents often include trash collection as well which is also a nice cost savings feature. Talega is one of our planned communities here in San Clemente that offers some of the newer style with a wide range of single family homes and residential condos. nbsp;There is a limited number of rental properties in the Talega area that offer a view of the ocean since the properties located here are approximately over 1 mile away from the beach. nbsp;Since I have lived in San Clemente for over 20 years I run across many people that either love or hate the Talega area for a variety of reasons. nbsp;Many of the people who love living here for these few reasons. nbsp;First, the homes in this community are what we call a planned community where everything is planned to the style of the homes, number of floor plans in each individual neighborhood to all the community amenities. nbsp;Since many of these homes were built in the last 22 years the interiors of the home tend to be more modern and updated when compared with other neighborhood homes in San Clemente. nbsp;The schools located in the Talega area are also a huge factor for those choosing to live here as they are considered some of the best in the San Clemente area.


Some of the reasons why some people are hesitant about living here are for some of the same reasons that people love it. nbsp;Many people who live in the older areas of San Clemente where the homes are custom built and tend to be on the older side then the idea of living in a planned community is not appealing. Also, many of the homes in Talega have an added Mello Roos tax on top of their homeowners association dues which is something that also doesnt appeal to a lot of buyers. nbsp;Finally, the weather tends to be a little warmer in the Talega area compared with homes located near the beach so this is another factor I have heard as well. nbsp;We always recommend taking a look at these homes at make up your own mind if the Talega area is a place you would like to live.

One of the more popular places to look for rental homes in San Clemente is the Marblehead area. nbsp;The community has expanded greatly in the last several years with the additional of the newer Sea Summit community. nbsp;Originally the Marblehead community consisted of homes located on the east side of the 5 freeway located in a secure gated community with a number of neighborhoods to choose from. nbsp;There were also a couple condo tracts that were located just outside this gated community which formed the Marblehead area. nbsp;Then back in 2015 everything changed with the construction of brand new homes in four different neighborhoods located on the west (ocean) side of the 5 freeway. nbsp;This community is commonly known as Sea Summit and has become on the hottest neighborhoods in San Clemente right now.


One of the advantages of renting here is getting access to all of the amenities within this neighborhood without paying for any of the homeowners association dues. nbsp;In California, its pretty typical in a rental situation for the landlord/owner to pay all HOA dues which is a huge benefit. nbsp;Also, the newer homes often have an added Mello Roos fee that the owner has to pay on top of the HOA dues so it can get expensive if you do own a property here. nbsp;Rentals here are typically 12 month leases with the first month, security deposit and rental credit check fee required to move-in. nbsp;Each property is different so please check with your local real estate agents on the exact cost breakdown. nbsp;We have provided a rental sales chart for previous properties that have leased out in the last year to give you a better idea on what homes and condos are renting out for. nbsp;In this area its not uncommon to rent out a two bedroom condo for under $3,000 a month and single family homes for $3,500 and up. nbsp;For up to date rental sales information please contact our local real estate agents at 949-204-5110 today.

If you are new to San Clemente one of the first places you will probably visit would be the San Clemente Pier area. nbsp;This is also a great place to find a short or long term rental depending on what you are looking for. nbsp;During the summer months San Clemente becomes a very popular place to vacation so many residents who own properties in this area will increase their rental prices for this high season time frame which typically seen during June, July, August and September. nbsp;These normally are fully furnished rentals that offer everything you would need for the perfect vacation by the beach and San Clemente really has a lot to offer.

San Clemente has a lot of rental options depending on the kind of home that you want and the location. nbsp;Renters looking for newer construction homes on the ocean side of the freeway should consider the brand new Sea Summit community for its beautiful Spanish amp; Mediterranean style homes that can offer nice ocean views. nbsp;Over the past year we have seen several rental homes come up on the market for lease with four different neighborhoods to choose from. nbsp;The large majority of rentals tend to be located in the Sea Summit Agua neighborhood which is the most affordable of all 4 neighborhoods. nbsp;These homes have a shared driveway with other neighboring homes so its not a traditional detached home. nbsp;

One of the most affordable places to live in San Clemente is arguably the Vista Pacifica complex. nbsp;This is actually a really nice place to live located in the plush Rancho San Clemente area thats located very close to the San Clemente high school and the onramp for the 5 freeway. nbsp;The most sought after rentals in this complex are those that offer an ocean view. nbsp;There is a very limited number of these units located on the perimeter of the complex that have direct views of the ocean and Catalina Island. nbsp;These are also some of the most expensive rentals in Vista Pacifica so if you are looking to save money look for those that are located on the interior of the community. nbsp;Properties that can be found in Vista Pacifica consist of one and two bedroom condos with a small variety of floor plans.


There are currently two condos that are available for lease in Vista Pacifica ranging from $2,100 to $2,200 a month. nbsp;Both of these offer two bedroom and two baths with the more expensive unit offering some ocean views. nbsp;Both to these are long term rentals which basically means that the owner is looking for a one year lease. nbsp;We rarely see condos in Vista Pacifica as a short term lease as the large majority of owners want a 12 month contract. nbsp;Most owners will require the tenant to pay for the first months rent, security deposit which is often an amount slightly higher than the rent and the credit report check which is around $35.00. nbsp;One bedroom units in the last. year have leased here between $1,585 to $1,850 a month. nbsp;To learn more about finding a rental in San Clemente please contact any of our local real estate agents at 949-204-5110.

Arguably, one of the best neighborhoods in San Clemente is the Southwest San Clemente area. nbsp;What makes it so desirable is you wont find two homes that look exactly the same which has not been the trends for new construction homes. nbsp;Many of the new neighborhoods in San Clemente are considered tract communities that alternate between 3 to 4 different floor plans with every third or forth property looking the same. nbsp;This is not the case in the Southwest area as every home was custom built by owners who live there. nbsp;Many of the original beach homes still exist while many have been converted into much larger homes which tends to be a trend in real estate nowadays. nbsp;


Rental prices for single family homes will typically start at $3,000 per month for a two or three bedroom home with around 1,000 square feet. nbsp;There are also several residential condos in this area which offer a beach close location with rental prices currently start at $1,600 a month. nbsp;These are typically a 12 month leasenbsp;with the owners requesting the first months rent and security deposit. nbsp;Since this is an older neighborhood with many homes offering grassy backyards pets are often welcome. nbsp;Each property is different and landlords may or may not allow for pets.


Within the Southwest San Clemente area is an upscale gated community called Cyprus Shore amp; Cyprus Cove. nbsp;These neighborhoods feature upscale homes with luxury rentals. nbsp;Rental rates are at a premium here since the communities offering direct beach access with many homes offering ocean views. nbsp;Current rental prices start at $12,000 for a 3,600 square foot home in the Cyprus Cove community. nbsp;Its important to keep in mind that rental commissions are paid by the owner so the use of our rental service are at no charge for those looking for rentals. nbsp;We can be reached at 949-204-5110 with active rental agents here in San Clemente.
