Colony Cove is mostly a senior 55+ community with some sections that has no age restrictions. nbsp;What I love about this neighborhood is that they are like small little bungalow homes that located close together to create a real sense of community. nbsp;The location is situated high on a hill is most sections which you think it would lend itself to offering a lot of ocean view properties but the top of the bluff is pretty flat so a large majority of the homes not offering any kind of views unless you are located on the front row which has true ocean front views. nbsp;Finding an ocean view home here takes a lot of patience and typically commands a good premium in price compared to other homes in this community. nbsp;A perfect example of this is a new listing in Colony Cove that does offer ocean views and is currently priced over the $1 million dollar price point. nbsp;The property is located at 305 Camino San Clemente and is not located right on the bluff front but still offers some views of the Pacific Ocean.


305 Camino San Clemente offers a total of two bedrooms with 1,204 square feet of living space. nbsp;This is pretty good size for a two bedroom home with soaring wood beamed ceilings which give the illusion of extra space. nbsp;There also a lots of windows that let in natural light with a mid-century modern style architecture to it. nbsp;The listing indicates that there have been some improvements done on the property like laminate flooring that has the look of wood flooring, kitchen with quartz counters and stainless steel appliances. nbsp;What comes in handy is the interior laundry area in the kitchen as well as a wonderful fireplace that accents the living room. nbsp;Over the years very few ocean view homes have come on the market in Colony Cove so this is an excellent opportunity. nbsp;Monthly homeowners association dues currently run $395.00 a month which is very reasonable for the area and includes a nice centrally located community clubhouse and pool. nbsp;The community is not gated so its easy to drive by the area to see if you like it or not. nbsp;For tours of any of the homes here please contact us at 949-204-5110.

When occasionally see ocean view listings come up in the newer Sea Summit Aqua community in San Clemente which has seen an increase in real estate prices since they were first built.in 2016. nbsp;The neighborhood is one of the first communities located in Sea Summit that is also located next to the community pool and clubhouse for all for neighborhoods to use in Sea Summit. nbsp;The homes located in the Aqua neighborhood are different than those located in the other three neighborhoods as they share a common wall with a neighboring home unlike the other neighborhoods that offer fully detached single family homes. nbsp;When you first drive into the Sea Summit Aqua neighborhood you will notice that the homes along the perimeter on the west side of the street will have the best opportunity to offer some kind of an ocean view. nbsp;I have personally walked through many of these homes and I can tell you that the number of really good view properties is limited here. nbsp;With that being said there are still some nice resale properties that do offer ocean views that due come on the market from time to time. nbsp;Below is a chart that shows all of the ocean view home sales in Aqua that have occurred in our multiple listing service since they were first built.





There are currently two ocean view properties that offer an ocean view which currently start at $2,685,000 for a three bedroom property with an approximate 2,296 square feet of living space. nbsp;It boasts a panoramic 180 degree ocean view and located at the end of a cul-de-sac. nbsp;There is also another ocean view property listed at $2,699,500 which also features three bedrooms with an approximate 2,296 square feet. nbsp;One thing to keep in mind when looking for an ocean view property is here is the road noise below. nbsp;Properties that are typically locate on the perimeter of the neighborhood that offer a view can also be located next to the street below. nbsp;These streets are for those that live in other neighborhoods so its not super busy all of the time but it something to keep in mind if you are noise sensitive. nbsp;The market has really changed from earlier in the year so my gut is that more sellers are willing to negotiate to get their home sold in this kind of a market. nbsp;For any questions regarding the Sea Summit community please call us direct at 949-204-5110.

If you are in the market for an ocean view home at attractive price points in San Clemente then is a community in the Rancho San Clemente area that is worth a look. nbsp;The community is called Villagionbsp;which offers many two story Mediterranean style homes that are located within a short 5 to 7 minuted drive down to the Ole Hanson State Beach area depending on traffic. nbsp;What I love about this community is that is has historically offered some of the best real estate values for single family homes throughout all of San Clemente. Its important to note that there are only a few select properties in this community that will offer nice ocean views and theynbsp;typically will command a premium in price. nbsp;A perfect example of this is a new listing that just came on the market that offer really nice ocean views as pictured below. nbsp;It features a total of three bedrooms, three baths with an approximate 1,831 square feet of living space. nbsp;This particular home was originally built in 1985 and is currently on the market for sale at $999,000.

I have lived in San Clemente for several decades now and never get tired of the amazing views that can be seen all throughout San Clemente. nbsp;If you are new to the area or have never visited San Clemente then let me tell you a little bit about what kind of views you can expect. nbsp;Of course, many of the hillside homes have wonderful ocean views as well as Catalina Island on clear days. nbsp;One of the best views you can get in my option is the Dana Point Harbor Views which is the next beach town north of San Clemente. nbsp;There are only a few locations where you can get this kind of view and there a couple spots that are my favorite places.


First, there is a small community called Ocean Hills in San Clemente. nbsp;These are split level townhomes that are located at the very north end of San Clemente near the Camino Del Los Mares exit off the 5 freeway. nbsp;When I fist moved to San Clemente I instantly fell in love with the view here. nbsp;The location is actually pretty close to the harbor so if you get homes located on the highest streets you will have amazing harbor and ocean views. nbsp;Real Estate prices currently start just over $1 million dollars with condos offering commanding views currently start at $1,250,000 to $1,310,000 for a 3 bedroom home with an approximate 1,524 square feet of living space.


Another great place to look is in the Rancho San Clemente area of San Clemente. nbsp;This is near the San Clemente high school and there is a community called Richmond Pontenbsp;that also has amazing views. nbsp;There a few select properties in this neighborhood that will offer harbor views as well with one three bedroom home listed at $1,525,000 which features an approximate 1,812 square feet of living space. nbsp;Look for homes located on Gema street that tend have some really great view points. nbsp;Keep in mind that there are two associations that you would need to pay on a monthly basis. nbsp;One is paid to the Richmond Pointe community and then one to the Rancho San Clemente association.


If price is no option then the Sea Pointe Estates community is a really great option for those looking for nice Harbor and Ocean Views. This is really great gated community that offers a 24 hour guard gate in the north section of San Clemente. nbsp;The homes in this community tend to be on the grand side with large square footage homes and lot sizes. nbsp;Homes located on the street Marbella have some of the best views with real estate prices currently starting at just at $2,795,000 and above.


Finally, the last community I would recommend looking is the Harbor Estates community in San Clemente. nbsp;This neighborhood basically sits on the border of San Clemente and Dana Point and located on the east side of the 5 freeway. nbsp;The views are really amazing and have great vantage points overlooking the harbor and Pacific Ocean. nbsp;One thing to keep in mind here is that since the homes are located near the freeway there may be some freeway noise. nbsp;Those sensitive to noise should look for homes at the higher level streets in this neighborhood. The San Clemente real estate market has seen a huge increase in listing prices in the last several years with some amazing homes getting top dollar for them. nbsp;One of our most requested items when people are looking for homes here is having a nice ocean view. nbsp;San Clemente is unique when it comes to ocean view properties as the 5 freeway basically splits the town into two halves. nbsp;The homes that are located on the ocean side of the freeway are very desirable since you easily walk to the beach but often times will have limited ocean views unless you are very close to the beach. nbsp;Properties on the east side of the freeway are located in the hills of San Clemente and can have amazing panoramic ocean views. nbsp;The only drawback with a lot of these properties is the freeway noise that can be heard from many of these locations. nbsp;Most of the time the freeway noise travels up the hills so the trick is to find a home with little to no noise. nbsp;

There are several neighborhoods in San Clemente where you can have this vantage point which are typically homes located higher up on the hill. nbsp;Some of the most expensive ocean view neighborhoods would be Sea Pointe Estates which is one our premier gated neighborhoods. nbsp;Look for homes located on Marbella street as this one of the best streets in Sea Ponte Estates with many homes offering wonderful sit down ocean views. nbsp;Another nice gated community is the Marblehead neighborhood that has several pockets of homes that also offer nice sit down views. nbsp;If you prefer a condo then one of the best places to find nice ocean views would be the Presidential Heights and Ocean Hills community. nbsp;The vantage point is really amazing and you can also get nice golf course and ocean views at select properties in Presidential Heights. San Clemente has many different neighborhoods that can offer private backyards if you know where to look. nbsp;It seems like the latest trend in real estate is to build new homes close to each other which sometimes seems to come in the lieu of offering privacy between properties. nbsp;For the most part its always best to look in older and more established neighborhoods as these were often built on larger lots. nbsp;This is especially true for some sections of the Forster Ranch and neighborhoods by the beach in San Clemente.


The first place we recommend looking is the Forster Ranch of San Clemente. nbsp;While this area isnt the oldest community in San Clemente, homes in this area are well known for having large over-sized lots. nbsp;This is especially true for the large majority of the homes that were built here in the 1970s. nbsp;There are several section of Forster Ranch that offer newer construction homes like the Reserves and Forster Highlands so make sure you are looking in the older area to find the largest lots that typically over the best privacy.


Another area is the Southwest San Clemente area. nbsp;This community is located on the ocean side of the 5 freeway and offers custom homes built between the 1920s to 2020s. nbsp;Its important to note that not all homes will over total privacy but some of the lots here back to a natural canyon preserve and offer a great deal of privacy. nbsp;The appreciation of homes here is also very appealing as there always seems to be high demand of clients that want to live here.

If you are considering buying a home in San Clemente then its still not too late to find a detached home for around $600,000. nbsp;Over the last 10 years these numbers have been slowly increasing but there are still some neighborhoods that offer excellent values when looking at detached properties. nbsp;One thing to keep in mind that not all detached homes are classified as single family homes and can be considered a residential condo. nbsp;This is often done by real estate builders who build a new community but want to save money so they classify the homes as condos to save money. nbsp;This doesnt seem to be a big deal since the home has the look and feel of a traditional detached single family home but without the classification. nbsp;


A perfect example of this is the Tocayo neighborhood in San Clemente that boats some of the lowest prices for detached properties but are classified as condos instead of single family homes. Another neighborhood similar to Tocayo is the Village neighborhood in the Rancho San Clemente area that currently offers detached properties in the $600,000 range. If this is not a concern this is a great community located in the Forster Ranch area of San Clemente.nbsp;Over the last couple of years the entry level price for a detached single family homes have been going up. nbsp;

There is one thing that is true about real estate no matter where you decide to buy and that is always about location. nbsp;You can always change the interior of the home but you can never change the actual location of the land that the property sits on. nbsp;This is also true for homes located on a corner lot as these types of properties are considered prime real estate here in San Clemente. nbsp;One of the main reasons why homes on corner lots are so desirable is having only one neighbor to the side of you. nbsp;If you like having extra privacy then this is type of property that will give you the extra space that you are looking for.


There are also other factors as well. nbsp;Homes on corners lots tend to be typically larger than other neighboring lots. nbsp;Often times these will be called pie shape lots that will cover more land space giving you an extra front and back yard. nbsp;These homes also tend to offer more light as there are no homes on one side of the property blocking incoming light and potential views. nbsp;There are many properties in the Talega area of San Clemente that have custom private pools due to having a corner lot. nbsp;Other properties found in the Southeast San Clemente area take advantage of the location and offer panoramic ocean views. nbsp;The only drawback in a corner lot is that you may be located next to a street that will have traffic flow which may not be ideal for those children and pets. nbsp;We have compiled the current list of San Clemente homes on a corner lot here.
