Its hard to beat living in a private gated community by the beach in Southern California. nbsp;Thats the story of the ultra-exlcusive Cyprus Shore ocean front community that offers a prime location thats within walking distance to world famous Trestle surf break. nbsp;Of course, not everyone can afford an ocean front estate home that currently starts at just under $16 million dollars. nbsp;For those buyers looking for a good deal with homes still offering a view of the Pacific Ocean are in luck as real estate prices are much lower. nbsp;Here is a quick guide on where to look at how much ocean view homes will cost in the Cyprus Shore community.


First, the neighborhood is very small with homes located on the ocean front street of Calle Ariana and Calle Alicia. nbsp;There are a total of four streets behind this that offer a wide range of ocean view and beach close homes. nbsp;Properties in this area are graded slightly higher on the hill which offers more ocean view homes in this community. nbsp;Once you get to the last several streets the hillside levels out so homes will have limited amount of views. Some of the more popular ocean view streets are Calle Lisa which currently offers two ocean views homes listed at $4,295,000 and $4,790,000. nbsp;Both of these homes span over 4,000 square feet with 4 and 5 bedroom floor plans. nbsp;More affordable streets like Calle Louisa offer ocean view homes in the mid $3.5 million dollar range. nbsp;


My favorite street is Calle Marlena which is one street back from the ocean front. nbsp;Its elevated high enough to offer wonderful ocean views and tends to be the most expensive amongst all of the ocean view properties expect the ocean front. nbsp;Homes rarely come on the market here with only one rental home available on this street at $7,500 a month. nbsp;Homeowners association dues are very low and average $310 a month which includes the community community, spa, tennis, clubhouse and 24 hour guard attendants. nbsp;There are also two neighboring neighborhoods that offer slightly lower price points and share the same gated entrance. nbsp;For those looking for homes in the mid $1.5 to $3 million dollar range should consider the Breakers and Cyprus Cove neigborhoods. nbsp;Our team of skilled and local San Clemente Real Estate agents can answer any questions you may have. nbsp;Please reach out to us anytime at 949-204-5110 today.

Harbor Estates is one of the best ocean view neighborhoods in all of San Clemente.  This is especially true when looking for a home in the low $1 million dollar range.  Its offers a unique location situated in the city limits of San Clemente and neighbors San Juan Capistrano and Dana Point.  Located on the east side of the freeway the homes have panoramic ocean views with little to no obstruction as pictured below.  View properties normally start selling in the mid $800,000 range and have sold for as much as $1,300,000 in the past year.


For those sensitive to freeway noise should taken cation as the homes located on the lower streets of Harbor Estates will have freeway noise.  This can be true of homes located on the upper levels as well but It seems like the noise is far less the higher up you go on the hill.  Most of the homes in this area are single level and built in the 1960s but many have built second stories and modernized the homes with select new construction homes in the area.  The best part about this area is the lack of a homeowners association.  This means no monthly dues and no additional Mello Roos tax.  If you are in the market for an ocean view home in San Clemente between $800,000 to $1,250,000 I would recommend viewing the homes in this community.

The market is on the upswing in the Ocean Hills community as a recent sale of a 2 bedroom condo that sold for $600,000 after being on the market for 4 days. This is a dramatic change from what we saw last summer when homes prices dipped down in the low $300,000 range. I personally represented the buyer in Ocean Hills home at 724 Calle Casita that sold as a short sale for $315,000 in September of 2012. Since then inventory of homes dropped significantly until the property at 3709 Calle La Quinta came on the market and sold in 4 short days for $1,000 above the $599,000 asking price. The home was a highly upgraded residence that resembled a $2 million dollar home with extensive use of Travertine and Granite in the Kitchen and Baths. The renovation continued throughout the house and even included a highly upgraded 2 car garage interior



Now, Im aware of a private sale in the community where a bank owned property recently sold for $350,000. This is an excellent canadite for a flip property as real estate values are on the rise in this community. If you own a home in the Ocean Hills community we encourage you to contact us to learn the retail value of your property. Right now we are seeing a large demand for ocean view homes in the $600,000 range so now may be excellent time to cash in on your equity. The Ocean Hills community is a great place to live with several community pools and a small golf course. The location is directly across the street from the Trader Joes shopping center and very easy access to the 5 freeway.



Currently, home prices start at $500,000 and go as high as $639,000. Prices will fluctuate depending on the view, size and condition of the home. Below are the current homes for sale in the Ocean Hills ocean view community.

San Clemente has many ocean view streets but there is no comparison of the views you get from the street known as Avenida Salvador.  Avenida Salvador is located at the top of the hill side ridge that overlooks the city of San Clemente and has panoramic and direct views of the Pacific Ocean and the San Clemente Pier.  Many of the homes also have coastline views which truly are spectacular to view.  The area is sometimes referred to as Salvador Hill based on its hill side location.One quick tip when looking for a home on this street.  Homes with an even house number will be located on the ocean front side of the street.  Homes with an odd house number will be on the non-ocean side of the street.  This is the quick and easy way to determine the amount of view and the price ranges will reflect this as well.  The Avenida Salvador street does wind around so some homes on the non-ocean side will have nice ocean views as well.

Cyprus Shores San Clemente Home Tour commenced yesterday with several properties being opened to real estate brokers and agents.  Cyprus Shore is a luxury beach front gated community in the South west area of San Clemente.  The homes are some of the most expensive real estate by the beach in San Clemente. Next on the tour was a single level home located at 4020 Calle Marlena as pictured below.  This is great home for someone looking for 180 degree ocean views.  Probably one of the best floor plans in the Cyrus Shores community for a single level home that captures these great ocean and sunset views.  The exterior of the home is very unassuming and you will be pleasantly surprised by the nice design and open spaces that exist in this home.  If you are looking for a one level home with ocean views this is a must see.  Currently listed at $3,395,000.



Finally, a large home located on the corner of Calle Lisa and Calle Louisa in Cyprus Shores.  Very nice floor plan that captures the ocean views from the upstairs Master Suite and 2 ocean view decks.  Due to the corner lot location the home is able to accommodate a large 3 cara garage without sacrificing the large square footage of the home.  Great curb appeal and classic Mediterranean design.  Currently listed at $3,750,000.
