One of the premier bluff front locations is located in the Southwest San Clemente area with a small condo complex known as Sea Pointe Villas. nbsp;If you are family with San Clemente then you have probably been down to the State Park area. nbsp;Just above the park is a circular street known as Avenida Montalvo and Avenida Lobiero which meet as the street loops around the area where some of the best bluff front ocean view condos can be found in San Clemente. nbsp;Sea Pointe Villas is located right at the Botton of the loop and can have stunning white water views. nbsp;The complex itself is very small so dont expect to see a lot of listings coming on the market and any given time. nbsp;We did some research on the past listing history for this complex and found that besides having one listing this year and last year there had been a period of almost 8 years when no condos had come on the marek for sale here.


The last Sea Pointe Villas sale occurred earlier this year in January where a 2 bedroom condo with an approximate 1,648 square feet of living space sold for $1,310,000. nbsp;This condo had nice coastline views but a better comparable would be a two bedroom condo that sold in 2020 for $1,500,000 and was an end unit with direct bluff front views. nbsp;Its interesting in the timing of this condo as it was listed on April 30th, 2020 which is right around the time that the country was under a stay at home order. nbsp;It was originally listed at $1,395,000 and got bid up to $1,500,000 after being on the market for 21 days. nbsp;Of course, the market has dramatically increased since this time so I would expect similar type condos to be at a much higher price point. nbsp;If you own a Sea Pointe Villas condo please give us a call at 949-204-5110 and we will be happy to give you a free consult on the current value of your condo. nbsp;Below is a listing history chart for Sea Pointe Villas as the s stands for sold listings, x stands for expired listings that did not sell and k stands for listings that were cancelled and did not sell.

Condos near the San Clemente Pier area always command a premium in price, especially if they offer any kind of a views. nbsp;The Panorama Condominiums located 420 Avenida Monterey offer all of this with a location that is just a matter if minutes to the beach. nbsp;The building dates back to 1964 when it was first built and offers mostly studio and one bedroom with a rare two bedroom units here too. nbsp;One thing you cant expect here are large floor plans as the studio units typically run between 345 to 400 square feet while the one bedrooms are around 680 to 830 square feet. nbsp;What you can expect in some of these condos is great ocean views as well as views of the San Clemente Pier as well.


Real Estate prices have really gone up in recent years with the last sale at $672,000 for a one bedroom condo with 729 square feet. nbsp;It featured panoramic ocean and sunset views and sold after being on the market in less than 2 months. nbsp;One of the benefits of living here besides being located approximately 2 blocks to the beach is having nice grounds that offer a large grassy area and community pool. nbsp;The building is secure so you cant get in without an access code and the parking is located underneath the building. nbsp;Condos dont come on the market that often here with rentals listed here anywhere from $2,000 to $3,700 a month depending on the size, location and view. nbsp;If you would like to be put on a waiting list please contact our local San Clemente Real Estate agents at 949-204-5110 and we will notify as we know of new listings coming up here.

Southwest San Clemente is widely considered one of the best neighborhoods in San Clemente by many who live here. nbsp;While the community is predominately filled with residential homes there are also some nice condo and townhouses located in this area. nbsp;One of the best places to look is near the State Park area which has a large number of oceanfront, ocean view and residential condos. nbsp;A perfect example of this is a new listing that just came on the market at 268 Avenida Montalvo 1 in San Clemente. nbsp;The two bedroom condo features two levels of living space with a total of 1,648 square feet. nbsp;It comes with an attached two car garage and features wonderful ocean views as well as coastline views looking towards Dana Point. nbsp;Its currently priced at $1,399,000.

Buena Vista is an ocean front street located in the north area of San Clemente. nbsp;One of the best values along this street are the condos located at 1412 Buena Vista. nbsp;Even though the condos are not located on the bluff front side of the street many of the condos have direct ocean views as the steps leading down to the beach are located directly in front of these condos which affords direct views. nbsp;Many also love this building for its low price point with condos often selling for under one million dollars. nbsp;There are only 10 units located here with 5 located on the upper level and 5 located down below. nbsp;Units in this complex come with a detached garage and can offer high ceilings, open floor plan, outdoor deck or patio and a custom fireplace. nbsp;There is plenty of guest parking here with assigned parking spaces as well.

San Clemente has many visitors coming from various parts of the country looking to buy a small home by the beach.  Real Estate prices here in Southern California has much higher than other areas as the demand for housing is very high here.  Most newcomers to San Clemente prefer to have some kind of a view when purchasing a new home but sometimes forget that there is a huge premium put on for ocean view properties.  A price tag of $450,000 will get you a large house in other parts of the country but here in San Clemente you will most likely be able to afford a condo or townhouse style home.  Its not impossible to view an ocean view condo under this price point if you know where to look.  Here is our quick guide for the best places to find ocean view condos under $450,000.


1)  Vista Pacifica is the number one place we recommend you start your search.  Condos here normally start in the mid $200,000 range for a small one bedroom condo.  Situated in the Rancho San Clemente area which is approximately one mile to the beach.  The neighborhood is surrounded by over 10 different communities that feature residential homes and townhouses.  Vista Pacifica does offer ocean view condos that are located on the front row.  These condos typically start in the high $300,000 to low $400,000 range when available.  Units come with a one car detached garage and the complex offers multiple pools, spa and a central clubhouse.  Many love living here due to the cool coastal breezes that come up through the valley making the use of air-conditioner a rare occurrence.  


2)  The second place to look is the Ocean Fairways building.  The is a four story condo building located in the Southeast section of San Clemente and just east of the 5 freeway.  Condos located here can have nice ocean and golf course views.  The condos are located on both side of the building with the southern end units offering mainly golf course and some ocean views while the north side offers community pool and ocean views.  Real Estate prices are similar to Vista Pacifica with smaller one bedroom units listed in the $300,000 range with ocean view units in the mid $400,000 range.  The location is situated next to the 5 freeway so a lot of the units will have some freeway noise.  If you are sensitive to noise you may want to consider options.

The Sunset Shores oceanfront complex is located at 410 Corto Lane in San Clemente.  The building is located in the area surrounding the San Clemente Pier with white water ocean, pier and coastline views as pictured below.  The building has a rich history and was first built in the late 1970s.  At that time the Villa Pacifica complex located to the south was not built and offered more of an open space and panoramic views.  All of the 18 units in Sunset Shores are situated on the ocean front and have direct water views.  This is a secure gated complex that offers underground parking for its residents with a nice community pool, spa and clubhouse. 


There are a total of four floors in this building with elevator access to all levels including the garage area.  Real Estate prices in the past three years have seen 2 condo sales ranging between $1,050,000  to $1,110,000.  Even during the down turn of the economy condo sales never dipped below $920,000 and were selling at the height of the market in 2007 for $1,525,000.  The complex offers direct access to the walking trail located on the beach that runs from the very south end of San Clemente to the north end near Dana Point.  Many use these trails to get to and from the San Clemente Pier area.


The floor plans are well designed with huge living and dining room spaces that overlooks the ocean with large picture windows.  A small covered patio area opens from the living room and is often used to watch the nightly sunsets.  The condos also have a great vantage point for the 4th of July fireworks show which happens directly above the Pier area.  The community pool and spa area also overlook the ocean and is rarely used.  One of the only restrictions found in Sunset Shores is there no pet policy with current association dues of $500.00 a month.  Right now, the are no current condos for sale with one rental listing at $4,500 a month.  San Clemente has many condo buildings that overlook the Pier and Pacific Ocean within walking distance to the beach and downtown area.  Please contact us at 949-291-0424 for more information about investing in the San Clemente Real Estate market.

Driftwood Bluffs is a very small oceanfront complex located in the San Clemente Pier bowl area in San Clemente, California.  The condos offers amazing views of the Pier and T-street beach as pictured below.  This is a very small complex of only 15 units with very few residents living here full time.  As you enter through the private remote controlled gated you see a section of three separate buildings that all have views of the ocean.  The pool side area is located on the bluff that overlooks the ocean and is simply breathtaking.  We have taken a photo below that shows the wonderful views from this resort style pool area. There is even a small jacuzzi tub that overlooks the San Clemente Pier

The Villa Grande building in San Clemente, California is ideally located on a hill that overlooks the ocean and the San Clemente Pier in the downtown area.  There are a total of 4 floors in this building that are situated adjacent to a historic building that was built in the early 1920s named Casa Romantica.  This was the home of the former founder of San Clemente and he choose that location for its superior views.  Villa Grande views are equally as nice with high floors located on the north side of the building offering the best views of the ocean.

The Vista Pacifica condo complex is one of the most affordable places to find ocean view condos in the San Clemente, California area.  The condos located here often start in the low $200,000 and typically go as high as the mid $300,000 range.  Not all units in this complex will have views of the Pacific Ocean as those are reserved for the condos located on the front and second row buildings. 


Currently, there are four condos for sale in Vista Pacifica which range from $224,000 for a one bedroom, one bath unit to $334,000 for a two bedroom, two bath unit.  Only one of the four condos for sale here has an ocean view as that condo is listed for sale at $232,900 and features one bedroom and one bath with 500 square feet of living space.  The condo is located next to the community pool which will offer peek views of the ocean.  The nice part about the upstairs units is that they have nice vaulted ceilings and can have an outdoor deck area to enjoy the coastal views.
