Capistrano Shores is well known for having some wonderful beach front properties that are located right next to the sandy beach. nbsp;These homes are typically offered for sale and rarely come on the market for lease. nbsp;When looking at the stretch of homes between the north side of San Clemente between the Ole Hanson Beach Club and Doheny Beach in Dana Point you will see two different communities that are located next to the sand. nbsp;Capistrano Shores is located in the city of San Clemente and originally was a manufactured home community on lease land. nbsp;This all changed with the owners had the opportunity to buy the land which caused many to develop larger two story homes. nbsp;The other community located in the city of Dana Point is a community called Beach Road. nbsp;These are typically detached residential single family homes with some duplex properties mixed in there as well. nbsp;Beach Road offers a 24 hour guard gate which makes it very private with a security patrol as well.





For those looking for furnished rentals both communities are a great place to start if you want a beach fronting property. nbsp;Beach Road will typically have more options to start with but keep in mind that the city of Dana Point has enacted a law that requires a minimum 30 day rental on any property. nbsp;So if you are thinking about doing a one week stay its probably best to look somewhere else. nbsp;There are currently two properties listed for lease in Capistrano Shores. nbsp;One is a two story home pictured above that is currently listed for lease at $22,000 a month. nbsp;The desired length of the lease is 12 months and it comes furnished as well. nbsp;Rent includes electricity, gardener, gas, sewer, trash pickup and water. nbsp;For those looking for a shorter term please contact us and we will double check to see if they would be willing to accommodate a shorter term lease. nbsp;There is another property listed for $25,000 a month that is pictured below that also comes furnished and open to a negotiable lease term length. nbsp;Typically the summer months tend to book up very quickly with the month of July being the most desirable month. nbsp;Please call us at 949-204-5110 to discuss further.nbsp;

San Clemente is well known for having some amazing ocean front homes but which location is considered the best? nbsp;When buying a home in San Clemente we like to break the down the city into the different areas. nbsp;A quick drive through these areas is probably the quickest way to decide where you would like to like. nbsp;When is comes to living on the ocean front and want a single family home there is no better area than the Southwest San Clemente neighborhood. nbsp;In this area is a street called Calle De Los Alamos is where you will find some stunning ocean front properties that overlook the beach. nbsp;


This is not the only street in the SW San Clemente community that offers ocean front views so make sure to also consider streets like Paseo De Cristobal, Boca Del Canon, La Rambla and Plaza A La Playa in the Riviera district. nbsp;Beyond these streets on the very southern end of town is an ocean front gated community of Cyprus Cove, Cyprus Shore and Cotton Point Estates. nbsp;This is where you will find the most expensive ocean front properties with very limited inventory at any given time. nbsp;The great thing about living here is that you will receive a 24 hour guard gated entrance, direct access to the beach and community pool and clubhouse.

The Southwest San Clemente area is well known for being a quality neighborhood with beautiful custom homes located within walking distance to the beach.  Some of the best ocean front homes can also be found in this community and are located on the steep cliffs that overlook the Pacific Ocean.   There are several places to look in SW San Clemente area and here is your guide to find them.


Look for the street named Calle De Los Alamos which is located on the bluff front.  This is not a big street in the Southwest area but has beautiful ocean front streets that often overlook the San Clemente Pier and Pacific Ocean.  Many investors and developers in recent years have bought homes on this street that are located on large lots and subdivided the land with the city in order to build two ocean front homes.  These investors have really maximized the land they have to work with and the upside return is really huge considering that most homes on this street will normally start in the $4.5 million range.  Quality homes tend to sell relatively quickly if priced correctly so watch the market closely for these homes.


Another area to consider is the Cyprus Cove gated community.  The Cove only has a very small number of homes that can be called ocean front but they do come on the market from time to time.  Real Estate prices have really come down in the last 7 years but has seen a resurgence in the last couple of years.  Currently, there is one ocean front homes for sale located at 3812 Vista Blanca which is priced at $5,500,000 and features six bedrooms with 5,562 square feet of living space.


Finally, the Cyprus Shore community is going to be your best bet for finding an ocean front home in a gated neighborhood.  Situated next to the Cove, the Shores features single level homes that have amazing views of the Ocean.  Location is key here, as this is a private community that has its own beach access.  World class surf break Trestles is also just steps away which makes this a popular place for surfers.  These homes are usually priced at around 5 to 6 million dollars when they do come on the market.  For information about this neighborhood and ocean front homes in the San Clemente area please contact us at 949-291-0424.

The North Side of San Clemente has a small strip of bluff front properties located near the Dana Point and San Clemente border. Many residents are not aware of this area of San Clemente since it is commonly considered to be in the Dana Point city limits. Bluff front homes in this area rarely come on the market due to the small number of these San Clemente homes.  The street known as La Ventana is where you will find these bluff front homes and are often similar to the ocean front homes located on Camino Capistrano street in Dana Point.  The one major difference is the privacy from the street level.  Homes located on Camino Capistrano back to a busy street where many cars come and go.  The nice advantage to homes located on La Ventana is the street is recessed in from the busy street and offers a very quiet and peaceful neighborhood feel.



 


Currently, there are only homes located on the non-bluff side of the street with no bluff front homes on the market.  This will soon change next week as a stunning oceanfront home will be coming on the market on this premier street.  The three bedroom home has been very nicely updated with a magazine quality interior rooms.  You will find great attention to detail in this home with top of the line finishes and quality craftsmanship.  Of course, its all about the views from this location and this home is no exception.  You will find a large grassy backyard that has panoramic views from the San Clemente coastline to the Dana Point Harbor.  Directly below are the beach front homes located on beach road and the views are truly amazing.  Below are the current homes for sale on the La Ventana street.

        <title>New Construction Boom at Capistrano Shores, San Clemente</title>

There is a a huge construction boom happening in the ocean front community called Capistrano Shores.  The community was well established as a mobile home park for many years.  The homes were on lease land with the average monthly cost to lease that land was around $2,500 a month.  In 2008, all of this changed.  The 90 residents within the Capistrano Shores community bought the land for an estimated $100 million dollars which instantly caused the real estate values to jump from an average $750,000 mobile home to now nearly $2 million dollars.



What is happening in the community is a construction boom where old existing mobile homes are being torn down and replaced with large two story residences.  The homes are keeping their original foot print of the mobile home with a metal base that is commonly used when installing a mobile home on to a lot.  Whats different is that residents are now building on to that base with new construction that you would see in any traditional home with no resemblance to a mobile home.  The community truly has done a 180 in transforming itself from a quiet ocean front mobile home park to a thriving and desirable oceanfront community.  Prices are still relatively low when compared to the neighboring beach front homes located on Beach Road in Dana Point which start at $2.5 million dollars and up.  Capistrano Shores homes are currently priced right around the $2 million dollar price point with 8 homes currently on the market.



With these new real estate values residents are quickly tearing down their existing home for the opportunity to build larger two story custom homes.  A quick drive down this cul-de-sac street of 90 homes you will find multiple properties currently under construction.  You will also find many contractors and builders a plentiful in this community now as the demand the build a larger home is in high demand.  The true test will be to see multiple sales in this new price range.  In 2010, we saw the property located at 1880 N El Camino Real 40 sell for a record $2 million dollars.  Since the properties are no longer mobile or manufactured homes new home sales are taxed at the standard 1.1 sales tax.  The large majority of the value is in the land with little value for the existing manufactured home.  The $800 association fee does include water, trash, sewer, current taxes, management and maintenance of the exterior grounds.



The community is located on the very north side of town next to the Ole Hanson pool club and the San Clemente north train station.  The community is not gated and a simple drive over the rail road tracks gains entry into this community.  Upon the entrance you will find the managers office for the Capistrano Shores that is very friendly and helpful with any questions you may have.  The views from these homes is truly awe inspiring and probably the closest to the water than any other community in Southern California.  One concern during big waves is the water crashing on to the back of your home.  Many residents have installed roll up window guards to protect their homes while away and during heavy storms.  The other concern in this community is the Coastal commission that regulates building near the ocean.  So far the coastal commission has not intervened into the building that is currently going on in the community but a heavy disclosure is given to all potential buyers that the coastal commission may come in with restrictions even after the new home has been built.



San Clemente is home to other ocean front communities like Cyprus Shore, Riviera District and La Ladera.  home prices in these communities usually will start at $4 to $5 million dollars for an oceanfront home.  If you are in the market to buy a beach front home in South Orange County we recommend visiting each of these communities as well as the Beach Road gated community in nearby Dana Point. We believe their is a lot of opportunity in the Capistrano Shores community and would love the opportunity to show you these great beach front homes.
