The Villagio community is nestled in the Rancho San Clemente subdivision and is supringsly one of the few places to find single family homes in the $500,000 and $600,000 range in San Clemente, California.  The area has a lot of history to it as the Rancho San Clemente was first developed back in the early 1980s when the first community Vista Pacifica condos were built.  These condos offer amazing views of the ocean and enjoy the coastal breezes that come up through the valley.  Soon after that in 1985, the Villagio homes were built.  The neighborhoods were split into two sections with Villagio I homes located directly below Vista Pacifica and Villagio II built just above Vista Pacifica.  It still surprises me that these two communities were not built next to each other but it was due to Vista Pacifica being built before both of these neighborhood homes were built.


Real Estate prices are some of the lowest to be found in San Clemente for a detached home.  For zoning and tax purposes these were classified as condos even though have the look and feel of a traditional detached single family home.  This is commonly seen throughout South Orange County and  some have speculated its done this way since its easier to get zoning approved if they are condos versus single family homes.  In any case, all of these homes offer two to four bedrooms with the majority of homes offering two levels of living space.  Currently, there are three homes on the market that range from $552,000 to $614,000.  All three of these homes currently have a contract on them and are taking back-up offers at this time.  The home at $614,000 just came on the market last week and accepted an offer within a matter of days of being on the market.  For those looking for well priced homes in the San Clemente area please contact any of our skilled agents at 949-291-0424 to learn more.

Rancho San Clemente is one of my favorite area for showing clients who are looking for Ocean View homes.  When homes were first built in the mid 1980s this area was prime for hundreds of ocean view properties.  Once complete, the Rancho San Clemente area is a wonderful combination of single family home communities mixed in with condo and townhome style residences, many of them offering incredible views of the ocean as pictured below.  San Clemente is known for its many rolling hills and Rancho San Clemente is one of the highest points in the area.  Home communities gradually go up the hill maximizing the views for all the homes.  Properties located at the top of the ridge have some of the best ocean views to be found in the San Clemente area.  Clear views of the coastline and the Headlands area of Dana Point can be seen on a clear day.  Also, views of Catalina Island as pictured below is truly amazing.



Prices for ocean view properties currently start around $300,000 for a small 2 bedroom condo in the Vista Pacifica complex.  The condos located on the front row will have great views of the ocean and is a tremendous deal for the price.  One thing to keep in mind when buying here though is the high HOA dues which are currently north of $400 a month.  One of my favorite townhome communities is Villamorua as pictured below.



The homes are light and bright with vaulted ceilings and stunning ocean views. View properties start in the mid $500,000 range.  You will also find large luxury homes that will be priced north of $1 million dollars.  For the most part this community has some of the best pricing for ocean view properties in San Clemente.  Below are the current ocean view homes for sale in the Rancho San Clemente area.
