        <title>Most Expensive San Clemente Homes Sold in 2019</title>

This has been a great year of real estate in San Clemente with over 900 homes selling in this calendar year. nbsp;The strength of the economy and the stock market has resulted in a very active market with higher sales than the previous year. nbsp;There were a total of seven homes that sold for $4 million dollars or more with the top sale over the $6 million dollar price point. nbsp;December is typically one of our slower months but many agents whom I have spoken with think its been the busiest December that we have had in recent years. Here is a quick guide to the highest homes sales in San Clemente for 2019.


The highest sale this year occurred in the Cyprus Cove community which sold before it even came on the market. nbsp;This was a newly designed home by James Glover who has done some amazing homes. nbsp;The five bedroom, four bath home featured 4,728 square feet of living space and was located one street back from the ocean front with wonderful ocean views. nbsp;The home truly incorporated top of the line finishes and details throughout the home with a warm Contemporary feel to it with a lot of wood accents. nbsp;Cyprus Cove is a 24 hour guard gated community in the Southwest San Clemente area with a private walk to the beach location. nbsp;Amenities include a community pool, tennis court and clubhouse.





The next highest sale was actually a residential ocean front condo that sold for $4.5 million dollars. nbsp;San Clemente has come a long way in condo sales with this stunning condo located on the ocean front street of Buena Vista. nbsp;The 3 bedroom condo featured an approximate 3,500 square feet of living space and was newly constructed and completed in 2019. nbsp;The condo is located in a complex of 4 residential condos with the other 3 properties still available for sale. nbsp;Those condos are currently listed between $3,995,000 to $4,695,000. nbsp;Some of the highlights in this sale included 10 foot ceilings, disappearing glass doors to take in the ocean views and a gourmet kitchen that would rival any professional chefs kitchen. nbsp;Of course, no expensive was spared with the custom bathroom and finishes throughout the home.





The third highest sale was located in the new Sea Summit community in San Clemente that is located on the ocean side of the 5 freeway. nbsp;The four bedroom home was originally listed at $4.8 million and sold for $4,425,000 after being on the market for a total of 93 days. The home featured wonderful ocean views with an approximate 4,179 square feet of living space on a 8,447 square foot lot according to our multiple listing service data. nbsp;The Tuscan and Mediterranean designed home was completed in 2017 and truly embodies the wonderful upgrades and views you can find in Sea Summit. nbsp;The floor plan incorporated a main floor bedroom with 3 additional bedroom located on the upper levels with fantastic views. nbsp;The lot was large enough to accommodate a resort style pool complete with a 3 car attached garage. nbsp;The good news for buyers is that we are starting to see more re-sale homes coming on the market in Sea Summit with price ranges starting at $1 million dollars.

        <title>Most Expensive San Clemente Homes Sold in 2018</title>

San Clemente is a small beach town filled with many great neighborhoods and homes. nbsp;For the most part real estate tends to be less expensive the neighboring cities to the north like Dana Point amp; Laguna Beach. nbsp;In years past we have seen some pretty big sales that have sold for over $7.5 million dollars with home located in upscale ocean front communities like Cotton Point Estates, the former neighborhood of the Western Nixon White House. nbsp;In 2018, real estate sales have gone up to $4.1 million dollars as the highest sale this year here in San Clemente. nbsp;The sale occurred 4008 Calle Marlena which closed escrow on 08/19/2018 and located in the guard gated Cyprus Shore community in the Southwest San Clemente. nbsp;


The home was situated on Calle Marlena street which is the second street back from the ocean front and offered panoramic ocean views as well as being able to see Catalina Island on a clear day. nbsp;The home was originally listed at $4,199,000 and sold very quickly after being on the market for 5 days for $4,100,000. I heard through different real estate agents in San Clemente that multiple clients were interested in this property and not surprised that is sold very quickly. nbsp;The home featured a total of four bedrooms, three baths with a reported 2,900 square feet of living space. Even though the home was built in 1979 it was recently renovated in 2016 and offered a beautiful gourmet kitchen with a huge center island equipped with granite counters and top of the line stainless steel appliances. This was a multi-level property which means the upper floors offered the best panoramic ocean views. nbsp;The Cyprus Shore community offers a private neighborhood pool, tennis courts, clubhouse and a 24 hour guard gated entrance and direct walking trail to a private beach.





The second highest sale also occurred in the Southwest San Clemente area near T-Street Beach. nbsp;250 Esplanade sold for $3,750,000 and closed escrow on 7/13/2018. nbsp;The home was originally listed at $3,999,000 and sold for $249,000 less after being on the market for a total of 129 days. nbsp;The five bedroom, five and a half bath home featured 4,035 square feet and located high on a hill with panoramic ocean views. nbsp;I have shown this home before to clients who were impressed with the size of the home and the four car attached garage. nbsp;Its really hard to find a home this size this close to the beach while offering ocean views. nbsp;it obviously checked all of the boxes for the buyer who ended up buying this home in a location that is just a couple houses away from the bluff front. nbsp;The T-Street area is on the southern most point of the Southwest San Clemente area which has a walking bridge that goes over the rail tracks and leads directly down to the beach. nbsp;Its an easy walk to the San Clemente Pier from this area too.

        <title>Top 3 Sales In San Clemente For 2016</title>

This year was a busy year for real estate sales in San Clemente with over 932 homes sold in this small beach town. nbsp;As we look back as what has transpired over the year we always like to see what were the top 3 sales that occurred. nbsp;Here is a quick recap of these real estate sales. nbsp;First, the highest sale occurred in the most expensive neighborhood in San Clemente known as Cotton Point Estates. nbsp;4075 Calle Isabella, San Clemente sold for $7,588,000 and closed escrow on 10/12/2016. nbsp;The large estate home was in the same neighborhood as the Nixon White house and was first listed at $9,050,000. nbsp;It was then lowered to $7,988,000 after being on the market for less than two months. nbsp;A little after 45 days after that the home went under contract and closed escrow at $7,588,000. nbsp;This was a spectacular large estatenbsp;home as pictured below. nbsp;The huge lot was the big selling point as it covered 31,280 square feet with a private pool.nbsp;





The next highest sale took place in the Cyprus Shore community which is located adjacent to Cotton Pointe Estates and shares the same gated entrance. nbsp;4028 Calle Ariana, San Clemente sold for $6,800,000 and closed escrow on 03/04/2016. nbsp;This was an ocean front home that had unobstructed views and featured a total of four bedrooms, three baths with 4,100 square feet. nbsp;The home was built in 1990 and was originally marketed at $8,900,000. nbsp;The home took awhile to sell and was on the market for a total of 349 days when it sold for $6.8 million. nbsp;





The final sale took place in the Riviera District in SW San Clemente and just blocks away from the Cyprus Shore community. nbsp;2401 Plaza A La Playa, San Clemente sold for $3,750,000 and closed escrow on 5/10/2016. nbsp; nbsp;This was a spectacular ocean view home that was just a block away from the sandy beach with a total of 5 bedrooms, 4 and a half baths with 3,508 square feet of living space. nbsp;The Mediterranean style home was built in 1973 and featured beautiful wood beamed ceilings, private courtyard, formal entry way, private pool and outdoor view deck. nbsp;The home was on the market for a total of 164 days and sold under the original list price of $4,290,000.

        <title>Most Expensive San Clemente Homes Sold in 2015</title>

The most expensive San Clemente homes that sold in 2015 are featured here.  The three top sales all occurred within the Cyprus Shore neighborhood which is home to four different communities that share the same gated entrance and offers a wonderful private beach.  The most expensive home which is the former Nixon White House is still on the market for $75,000,000 it to be the highest sale for 2016.


4080 Calle Isabella, San Clemente sold for $7,750,000 on 04/05/2015.  This wonderful six bedroom home, 8,600 home was situated next to the former Nixon White House estate.  It was newly built in 1993 and located on nearly an acre of land in the exclusive Cotton Point Estates neighborhood.  The home featured two levels of ocean view living with a detached guest house which all offered views of the Pacific Ocean.  it was on the market for a total of 325 days and sold as the former Nixon White house was coming on the market for sale.  The Cotton Point Estates neighborhood is a gated community located within the 24 hour guard gated Cyprus Shore community in San Clemente.  Originally listed at $8,990,000 and selling for over $1 million dollars less.


4006 Calle Louisa, San Clemente sold for $4,400,000 on 04/13/2015.   The home was located in the Cyprus Shore community and featured 5 bedrooms and 7,521 square feet of living space.  Surprising that the home was not located on the ocean front but offered views of the Pacific Ocean, Catalina Island with nice sunset views.  It was on the market for a total of 391 days and originally listed at $4,995,000.  The Cyprus Shore community offers its own private beach, clubhouse, community pool, park and beach volleyball as well the 24 hour guard gated entrance.

 




3812 Vista Blanca, San Clemente sold for $4,150,000 on 11/16/2015.  The third highest sale occurred in the Cyprus Cove community as was located on the ocean front.  Very few properties in the Cyprus Cove community will offer ocean front views as there is only a total of 9 ocean front lots.  The five bedroom, 5,562 square foot home was built in 2004 and came with a 3 car garage, expansive Master suite and a large lot 11,761 square foot lot that offered unobstructed ocean views.  This property was on the market for a total of 250 days and was originally listed at $4,995,000.
