The 1960s were a popular time when a lot of homes were built in the San Clemente area.   Popular neighborhoods like Shorecliffs and the Broadmoor area where predominately built during this time frame.  Even senior housing communities like Bay Cliff Village and Colony Cove were established in the 1960s and featured bluff front cottages that have stunning ocean front views.  Many have coined the phrase for mid-century homes that were built in the 1950s but this architectural style has continued into the early 1960s homes that offer their own unique style and personality.


One great example is the Shorecliffs San Clemente community.  The photos showcased here were taken from a home in the Shorecliffs area.  The home was built in 1960 and has been recently renovated with nice hardwood flooring, top of the line kitchen and wonderful views of the ocean.  Shorecliffs is a beach community that offers homes located very close to the beach.  This is not a large neighborhood but an area that offers a very easy walk to the beach within minutes.  Residents here enjoy a special tunnel that goes under Pacific Coast Highway and leads directly to the sand.  The neighborhood even has its own shopping area located right next to the beach.  The views can be simply amazing with amazing Pacific Ocean, sunset, golf course and Catalina Island vistas.

The Bay Cliff Village is one of three senior housing communities in San Clemente, California.  Located right next to the Shore Cliffs at the top of the hill lies a very small and intimate community called Bay Cliff Village.  The community was first built back in 1962 with the idea of providing single level homes for those older than 55 years of age.  There are approximately 108 homes in this community that have a central community clubhouse as pictured below.


Since there is such a low inventory of homes to start with and many love living here we rarely see homes come on the market here.  Its not uncommon to have only one to two properties come up for sale here at any given time.  The floor plans have a combination of one to two bedroom homes and are classified as own your own instead of a residential or condo property classification.  The great part about this community is that the association covers the water, trash and cable tv.Architecturally these are ranch style homes with a small handful built with an a-frame style over the front door.  The north section of the community has a huge greenbelt area where the homes sit adjacent to as pictured above.   This is where you will find the community clubhouse.Association dues are relatively low for the area and average $337 a month.  Unfortunately, there is no FHA or VA financing available on these homes so its important to check with your lender on the availability of loans in this area.  One of the best parts about Bay Cliff Village is the close proximity to the beach.  On estimate, you are about a 1/2 mile to the beach which would take about an easy 20 minute walk down the hill which ends at the beach.  Home prices are normally in the mid $400,000 range for both one and two bedroom homes.Here are the current homes for sale in the Bay Cliff Village neighborhood.  Please contact us with any questions.

Southern California is home to many senior communities throughout San Diego, Orange and Los Angeles counties.  Many of these communities will offer different style amenities in all different price points.  If you are looking to live by the beach then the senior communities in San Clemente, California area hard to beat.


San Clemente is home to 3 different senior communities that area located very close to the beach.  Home prices will start as $300,000 for a small 2 bedroom cottage style home to $600,000 for a newer construction home in a gated community.  Depending on your budget and style of living will determine the best place for you.  Here is quick overview of the communities that area available in San Clemente.



The first community is called Colony Cove.  The cottages were in the mid 1960s and feature two to three bedroom cottage and bungalow style houses.  The houses are located close to each other with small grassy areas located between the houses.  Walking from house to house literally is steps away so a true sense of community exists here.  Most of the homes in the community dont have views unless you are located on the perimeter or on the ocean front.  Ocean front homes normally sell in the $700,000 while ocean view homes start in the mid $500,000.  Currently, homes start at $449,000 but homes do come on the market in the mid $300,000, the key is to act quickly when they do come up.



The second community is called Bay Cliff Village.  This community is located very close to Colony Cove and just blocks to the sandy beach.  The neighborhood itself is very small and is located on just one small area where the homes are also located very close to each other.  The homes are not situated to have ocean views and you will only find a very small community clubhouse so you are buying more for the location than anything else.  Bay Cliff Village homes currently start in the low $400,000 range.



The third community is the Talega Gallery community.  These homes start at $600,000 and can go as high as $1,000,000.  The properties are all single level except for a select few that are two story.  Even the two story homes have all the bedrooms located on the main level with a large loft and small guest bedroom located upstairs.  The homes sell very quickly in this community since they have been built a little more than 10 years ago.  The community is gated and the association features a nice pool, spa, fitness center, meeting rooms and large ballroom.  The clubhouse almost has daily activities for its residents and its very much an active lifestyle if you live here.  Keep in mind this community is located a little more than a mile to the beach and you do have the extra Talega association fee and Mello Roos tax.


San Clemente has a very cool climate and expect 72 degrees all year around expect for a couple weeks in the summer time.  The real estate market is very healthy with a large number of homes selling each year.  The town itself still remains the old charm from the 1920s origin of the city and truly is a great place to call home by the beach.  For more information on these senior communities in Southern California please contact us at 949-291-0424 today.
