Real Estate agents have a special day when they get to preview brand new listings that come on the market in the San Clemente real estate market place.  This is called "broker preview" since real estate agents and brokers have the ability to view a large number of listings in a short four period.  Often times, agents will spend just a couple minutes looking at a property and then drive on to the next property.  This allows them to be able to see a large number of properties so they are better able to identify properties that may work for their clients.

This year was a busy year for real estate sales in San Clemente with over 932 homes sold in this small beach town.  As we look back as what has transpired over the year we always like to see what were the top 3 sales that occurred.  Here is a quick recap of these real estate sales.  First, the highest sale occurred in the most expensive neighborhood in San Clemente known as Cotton Point Estates.  4075 Calle Isabella, San Clemente sold for $7,588,000 and closed escrow on 10/12/2016.  The large estate home was in the same neighborhood as the Nixon White house and was first listed at $9,050,000.  It was then lowered to $7,988,000 after being on the market for less than two months.  A little after 45 days after that the home went under contract and closed

San Clemente is a small beach town with a wide range of real estate prices.  Single family homes now start just under $600,000 for a single family home located on the north side of town.  The luxury real estate market typically comprises of homes priced between $3 to $10 million dollars and can be found in some of the best neighborhoods like Sea Pointe Estates, Cyprus Cove and Cyprus Cove.  San Clemente also has a small niche ultra luxury market for homes priced over the $10 million dollar price point.  These homes are almost always located in the ultra-exclusive Cotton Point neighborhood where the former Nixon White House is located.  These are large scale homes that were originally vacant lots not too long ago and were part of the overall compound for

Located in the popular Southwest San Clemente area is a small condo complex called "Horizons" that is filled with two bedroom condos located just blocks to the State Beach area with the address 2490 South Ola Vista.  The location is at the beginning of the Montalvo loop which intersects with the thorough fare street of Ola Vista.  This is an older condo building that dates back to 1976 with many of the condos overlooking the natural canyon ravine that leads down to the Pacific Ocean.  The complex offers an outdoor jacuzzi, barbecue area and plenty of guest parking.

San Clemente is well known as a small beach town with many of the homes built very close to each other, especially near the beach. Many visitors from other parts of the country are used to having homes with large sized lots and are always asking the best areas to looking for homes with over an acre of land attached to it. First, the Forster Ranch area is a great place to start. This is an area located east of the 5 freeway with many homes located on large over-sized lots. Many of the homes will occupy around 10,000 square feet but there is one community that is well known for having homes on one acre lots. All the buzz in San Clemente now is about the Nixon White House in San Clemente being offered for sale according to the Wall Street Journal.  The home is being marketed for sale for $75 million dollars.  The San Clemente landmark estate is owned by retired Allergen founder Gavin Hebert who has owned the property for over three decades has now decided to sell the 5.5 acre estate in San Clemente.  The Nixon White House offers 15,000 square feet of living space which includes a guest house and guest quarters.

San Clemente is a seasonal beach town with a wide variety of vacation rental homes throughout the city.  The key to success with a vacation rental home is having a great location.  Most renters who will be visiting for a short time want to stay in a spot that is close to the beach and local attractions.  In San Clemente, this means being close to the beach and the downtown shopping area.  One of the popular spots for these vacation homes is at the top of the bluff front street known as "Buena Vista."  Homes located on the ocean side of the street have oceanfront views and is considered a great location here in San Clemente.

San Clemente ocean view townhouses rarely come on the market as many of the residential properties in San Clemente tend to be either traditional single family homes or one story condos.  The large majority of townhouses that offer views of the ocean can be found in the central downtown area of San Clemente.  A large majority of these properties are concentrated near the San Clemente Pier area as pictured below.

Townhouses in San Clemente currently start at $449,000 for a two bedroom, two bath condo that offers 1,550 square feet of living space.  Popular places to find these lower priced townhouses will be the Rancho San Clemente area, Presidential Heights and the Talega area.  Talega has a high concentration of townhouses but will be very limited on the

Ole Hanson was the founder of San Clemente and was the person who had the vision of many of the older Spanish homes from the early 1920's and 30's that you see today in San Clemente.  During the 1960 and 70's many of these homes were torn down in pursuit of building larger homes and condo buildings.  Luckily, many of these homes were preserved and have become the rich heritage that San Clemente is proud to be associated with.  These homes can be found in the older sections of town which are the Southwest San Clemente, San Clemente Central and San Clemente north neighborhoods.

The homes tend to be on the smaller side with two to three bedrooms and range anywhere from 1,000 to 2,000 square feet of living space.  Many of these properties rarely come onto

The Parkview Manor is located in the Southwest San Clemente area near the Calafia Beach Park area.  This is a prime location for a condo complex that looks directly down into the ocean.  The area is well known as the "Lobiero Loop" as the street does a circular one way loop starting on the street "Avenida Montalvo" which then turns into "Avenida Lobiero."  Just as you make your turn at the bottom of the loop, which is the very tip of the bluff front, the Parkview Manor condos will be on your right hand side.  The large majority of condos here are two bedroom, two bath units with a few three bedroom condos as well.  The building was built in the mid 1970's and has really maintained itself very well.

Southwest San Clemente Ocean View Homes are some of the more sought after real estate here in San Clemente, California due to the close proximity to the beach and surf.  San Clemente is divided into 9 different regions with only 3 sections located on the west side of Pacific Coast Hwy known as "San Clemente North" "San Clemente Central" and "Southwest San Clemente."  Imagine the main street known as "Avenida Del Mar" that takes you down to the San Clemente Pier as the middle ground.  This is known as central San Clemente and covers about 6-7 streets in both the south and north directions from Pacific Coast Highway to the Ocean.  Located just to the south of the central area and divided by the historic canyon area is the southwest area.  Ocean View homes

Cotton Point Estates is the most expenisve community in San Clemente with only 15 luxury estates homes located in a secure gated community located in the compounds of Cyprus Shore.  The neighborhood used to belong to the Nixon Estate before the additional 14 lots were subdivided and sold.  Now the community is home to 15 luxury properties which with a small handful of them located on the ocean front.

Cyprus Shores San Clemente Home Tour commenced yesterday with several properties being opened to real estate brokers and agents.  Cyprus Shore is a luxury beach front gated community in the South west area of San Clemente.  The homes are some of the most expensive real estate by the beach in San Clemente. Living by the San Clemente Pier is a great place to call home especially if you have views of the Pacific Ocean and the San Clemente Pier.  Buying a condo by the Pier does not come cheap though as these condos are located on prime pieces of land.  As the economy as slowed down in the past 5 years so have real estate prices come down for these view condos.  It wasn't too long ago that ocean and pier view condos were selling for well above the million dollar price point.  Now the real estate prices adjusted, it's possible to find pier view condos for under $800,000!

There are three main buildings you should look for in San Clemente if you are looking for a Pier view.  Three buildings are the Villa Granada, Villa Grande and Reef Gate West buildings.  All

A Southwest San Clemente home is now being offered for lease located at 224 Calle Primavera for $4,250 a month.  Rental homes in the area have been very scarce as the rental inventory is at all time lows.  The home is located just a couple houses from the ocean front with easy walk to the sandy beach.  You will notice as you arrive to the home the great curb appeal with lush tropical landscaping.

For those who have been following the market in San Clemente for the last year you are well aware of the shortage of inventory in the last year.  Starting in mid-summer the San Clemente Real Estate market saw a drastic decrease in the number of homes coming on the market.  One of the areas most hit was the Southwest San Clemente area for homes under $1,000,000.  As a lot of buyers quickly realized that the bottom of the market has been passed and homes were starting to increase in price was the time these buyers wanted to get back into the market.  The sweet spot for a lot of buyers is under the $1,000,000 price point.  Early in the year we saw several homes sell in the low $500,000 range which gave encouragement for those who have been wanting to live in

The Southwest San Clemente market has seen record low inventory as home prices under $800,000 have overnight disappeared for the most part. The demand from buyers now looking for homes in the Southwest area between $500,000 to $800,000 has sharply increased. Surfers looking to live next to the Trestles surf break in San Clemente should look no further than the Cyprus Shore gated community. In fact, you will find four gated communities located right next to each other that share the same private access to the beach. The communities consist of Cyprus Shore, Cypurs Cove, The Breakers and Cotton Point Estates. Each of the communities have different price range and style of homes.

If price is no object then you will want to live in Cottons Point community. Home prices are typically well above 5 million dollars and is the closest community to the Trestles Surf Break. Cyprus Shore is located next to the Cotton Point Estates community and features oceanfront and ocean view homes. If you are one of the lucky ones
