        <title>San Clemente Homes that offer Rate Buy Down</title>

Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in todays real estate market. nbsp;These higher rates were intended to slow down pries and inflation but the actual opposite as happened. nbsp;Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates. nbsp;Its basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved. nbsp;So the higher interest rates have created a very limited number of homes coming on the market which is causing a high demand for these homes and in turn is driving prices to continue going up. nbsp;Thus, having higher interest rates are creating higher prices in our real estate market which is counterintuitive to the Feds purpose in trying to lower prices. nbsp;How long this will continue will be interesting as the Feds have indicated that there are more interest rate hikes that are expected in November and/or December of this year.


One of the ways to circumvent these higher rates is to offer an incentive to buyers who are getting a loan and offer to buy the rate down. We initially saw this with new home builders as they do a lot of their own financing and thus are able to work with buyers and getting slightly lower rates. nbsp;Now, we are starting to see this with some sellers that are willing to give the buyer a credit in order to buy the interest rate down. nbsp;How this works is that the seller finds out from the buyers lender how much it would cost to bring down the interest rate by however much the buyer is looking to get a loan. nbsp;I think we will start to see this method being used when interest rates continue to go up as many sellers in todays market are still able to sell their home for record prices without using this method.

        <title>San Clemente Historic Home Tour - Oct 2023</title>

Its that time again for the annual San Clemente historic home tour that will take place this year on Saturday October 14, 2023 from 12:00 to 4:00pm. nbsp;As you know San Clemente has a very limited number of historic homes so any chance you can get a chance to view these homes its well worth it. nbsp;This year they will be touring 12 homes which will be self-guided so similar to an open house. nbsp;The tickets have already gone on sale and they are currently $35.00 until September 1st and then it goes to $40 until October 13th and then $45 the day of the tour. nbsp;They dont announce what homes will be on the tour so it is a total surprise for everyone involved. nbsp;Once you purchase the tickets then you will get notices before the day of the event. nbsp;To get tickets email info@sanclementehistoricalsociety.orgnbsp;and they will be able to assist you.


The sale of historic homes in San Clemente for the year 2023 has been pretty quiet with only 2 properties selling. nbsp;132 Avenida Miramar pictured below sold in March of this year for $1,850,000 after being on the market for only 3 days. nbsp;They were originally asking $1,795,000 and it got bid up $55,000 above the asking price. nbsp;This was a super cute home that had 3 bedrooms, 2 baths with an estimated 1,600 square feet. nbsp;The property is commonly known as Casa Miramar and was originally built in 1926 for the San Clemente volunteer fire chief so it has a lot of history to it. nbsp;





The second sale was located at 306 Avenida Victoria and sold for $1.5 million early this month. nbsp;This one was built in 1942 and located in the San Clemente Pier area with a short walking distance to the beach. nbsp;It featured two bedrooms, one bath with an approximate 857 square feet. nbsp;It came with a one car attached garage and sold after being on the market for 92 days. nbsp;Original asking price was $1,575,000.





There is one currently for sale located at 233 Avenida Santa Barbara as pictured below. nbsp;This is a two bedroom home that features an approximate 925 square feet with a one car detached garage. nbsp;It was built in 1929 and has been nicely restored.         <title>San Clemente Homes For Sale Under $1.5 Million</title>

I have a client that is coming into town and is looking to buy a home or condo for under $1.5 million. nbsp;When doing a search this morning it was evident that there were not a lot of quality properties on the market even with this healthy price range. nbsp;Properties listed between $1 to $1.5 million were predominately single family detached homes spread throughout the Talega, Forster Ranch, Rancho San Clemente and the San Clemente North neighborhoods. nbsp;There was no one property that really stood out as a great deal in a great neighborhood but more like average to good homes in neighborhoods my client was not interested in living. nbsp;The Talega area was automatically out due to the conformity of tract style homes that look to similar to neighboring homes combined with the additional Mello Roos tax that is often associated with Talega homes. nbsp;There were other properties that were located in areas that have seen land slides so I was not comfortable in showing those homes as well.


Whats happening in the San Clemente Real Estate market and countrywide is that there is not a lot of inventory of homes on the market. nbsp;Sellers dont want to sell since many of these owners have locked in very low interest rates and would be forced to pay a lot more in mortgage payments with the higher interest rates when they buy another property. nbsp;This is essentially what is keeping real estate prices up during a down market is there is still a good amount of people that want to buy combined with a limited number of homes on the market creating stable prices. nbsp;Is it a good time to buy a home? nbsp;The answer to this question I believe is YES. nbsp;Look down the road in two to three years when interest rates will start to come back down, once this happens real estate prices will continue to climb upwards. nbsp;The key to buying in this market is not to buy properties in less demand and cherry pick the very best properties in the best locations. nbsp;If these properties are priced correctly expect to have other buyers competing against you for the same property but down the road this will most likely turn out to be a good long term investment. nbsp;Below are the current San Clemente homes for sale under $1.5 million.

One of the hottest neighborhoods right now is the Shorecliffs San Clemente community. nbsp;Over the last several months that have been record sales in this community that have topped over $2 million dollars and this trend continues into the first months of 2023. nbsp;One reason for these high prices is the new community of Socorro Shores which features brand new construction homes that some were finished in 2022. nbsp;These are larger homes that can span over 4,000 square feet of living space with larger and attractive lot sizes. nbsp;One of the huge selling points for these homes is that they advertise low homeowners association dues with no Mello-Roos tax. nbsp;If you are buying a new home and can avoid paying an annual Mello Roos tax which can span over 30 years then that is a huge plus.nbsp;We have put together a list of the last 50 homes that were sold in the Shorecliffs community to get a better idea of market trends here. nbsp;All of these are sold properties that are indicated as S (Sold) in the status section.





The biggest trend we are seeing in this community are for those homes that offer some kind of a view are being fixed up and then sold for really great prices. nbsp;For example, the community just had a sale a couple weeks ago at 215 Via Socorro that was listed at $2,229,000 and ended up selling for $2.3 million after being on the market for 23 days. nbsp;This was a smaller home with four bedrooms and 1,779 square feet but was renovated very nice in the Farmhouse style. nbsp;A couple months before that there was a stunning home that had been renovated to look like a newer home that offered 2,525 square feet and ended up selling with multiple offers at $1,999,000. nbsp;Even though the market activity has slowed down in the recent months we are still seeing a lot of homes selling within 30 days and often with multiple offers if priced correctly. nbsp;This is due in fact to the low inventory of housing in San Clemente combined with a lot of cash buyers.         <title>San Clemente Detached Homes under $1.5 Million</title>

In the last several years we have seen a big increase real estate prices in San Clemente, California. nbsp;Its very hard to find any decent detached single family home in a nice area for under $1 million dollars. nbsp;Last year we saw a shifting market where properties were on the market a lot longer than what we had experienced in recent years so there was the anticipation that real estate prices may go down. nbsp;This was the case in some of the properties sold last year but the overall pricing of homes still remains high and has not seen a huge dip as some were expecting. nbsp;There are still some great values for homes if you know where to look, especially in trying to find a detached single family home for under $1.5 million.


One of the better values that we have seen for detached homes is in the Villa Pacifica community in San Clemente. nbsp;There is currently a 4 bedroom home with an approximate 2,589 square feet of living space on the market for sale at $1,349,000. nbsp;This is approximately $521.05 per square foot which is a tremendous value for a two story home that was newly built in 2001. nbsp;Its technically located in the Rancho San Clemente area but really feels more like the Talega area with beautiful Spanish and Mediterranean style homes. nbsp;This is not a large neighborhood so dont expect a lot of amenities but because of this monthly association dues are kept low.


Another affordable community is the Ashton community in the Forster Ranch area of San Clemente. nbsp;When I first moved to San Clemente this was always some of the lowest priced detached homes in San Clemente. nbsp;Currently there is a 3 bedroom home on the market for $1,225,000 which features an approximate 1,941 square feet. nbsp;What I love about this homes is they have great curb appeal and often built in the Cape Cod architectural style. nbsp;The homes can have vaulted ceilings and nice patio size backyards and is a perfect place to buy a starter or investment property.


The Talega area is also an excellent choice for those who prefer homes that were built in the last 20 years with lots of community amenities. nbsp;These are over 40 master planned neighborhoods that all offer tract style homes with a variety of price points and floor plans. nbsp;Some of the more affordable homes under $1.5 million can be found in neighborhoods like San Lucar which currently has a four bedroom home on the market for $1,469,000. nbsp;The homes offers an approximate 2,448 square feet and looks and feels like a newer home. nbsp;Its important to note that many homes in the Talega area due have a Mello Roos tax so keep that in mind when looking in this area. nbsp;For expert advice when buying a home here please reach out to our skilled San Clemente Real Estate agents at 949-204-5110. nbsp;Below are the current homes for sale in San Clemente under $1.5 million.

        <title>Most Expensive San Clemente Homes Sold In 2022</title>

The San Clemente real estate market has still seen monumental sales even with the shifting real estate market this year. nbsp;The majority of the highest sales took place earlier this year in March and April was well as the summer months June through August, all of them located in the desirable Southwest San Clemente area. nbsp;Often times, the highest sales are dealing with cash buyers who are not effected by the higher interest mortgage rates that we have seen this year. nbsp;For the most part many properties in the San Clemente area did see a slow down with some price reductions necessary in order to get a home sold while other well positioned properties still saw multiple offers. nbsp;Even with the shifting market the number of homes on the market is still very low which has helped maintained real estate prices. nbsp;Its not sure what will happen in 2023 with higher mortgage rates on the horizon and looming talks about a slow down in the real estate market. nbsp;In any case, there will always be opportunity for those who know where to look.


4070 Calle Isabella, San Clemente was the highest sale in 2022 which sold for $14 million in March of this year. nbsp;This was a very large estate property with an approximate 14,999 square feet of living space with a total of five bedrooms in this beautiful Spanish style home. nbsp;This works out to $933.40 per square foot which is a pretty good average when considering the total number of square feet that the home had to offer. nbsp;The home was newly built in 2008 and located in the exclusive double gated community of Cotton Point Estates which was home to the former Nixon White House was located. nbsp;The interior featured its own theatre, wine cellar, fitness center, spa and outdoor pool with ocean views. nbsp;The property was originally listed in June of 2021 for $15,500,000 and was on the market for a total of 182 days.





1820 Calle De Los Alamos, San Clemente was a unique property located on the bluff in Southwest San Clemente. nbsp;I originally had gone through an open house of this property when it was being advertised for lease at $35,000 a month. nbsp;I thought it was odd to have an open house for a rental property when this is normally only done for a property that is listed for sale. nbsp;Well, I guess that paid off for the real estate agents who did this since they ended up selling the home for $8.7 million dollars in June of this year, not too bad for a rental listing turned into a sale. nbsp;Walking though the home it was clear that the home needed some updating. nbsp;The location was an A+ with unobstructed ocean views with the famous T-street beach just located to the north. nbsp;Probably one of the biggest selling features was the huge lot that featured an approximate 15,625 square feet of living space. nbsp;I would imagine if this property was ever torn down there might be the possibility of having this re-zoned for two properties and who knows this might happen in the future.





4018 Calle Isabella, San Clemente was the third highest sale selling at $8,275,000. nbsp;The five bedroom home was located in the gated Cyprus Shore community in San Clemente and offered an approximate 4,145 square feet of living space and stunning ocean views. nbsp;Finding a property in this community with an ocean view is very hard to find so its not surprising that this home sold before it even came on the market. nbsp;The two level home was built in 1998 and featured a 3 car attached garage. nbsp;The interior of the home was just stunning with a wide open floor plan with a Contemporary style wood ceilings, large center island, dining and living spaces that captured this incredible view. nbsp;Cyprus Shore is very popular for those in the surf community as its a private community this is just a short walking distance to one of the best surf breaks in California known as Trestles. nbsp;If you are thinking about buying a home here I highly recommend reaching out to us as some of the best homes located here seem to find a buyer before it hits the market.

If you are in the market for an ocean view home at attractive price points in San Clemente then is a community in the Rancho San Clemente area that is worth a look. nbsp;The community is called Villagionbsp;which offers many two story Mediterranean style homes that are located within a short 5 to 7 minuted drive down to the Ole Hanson State Beach area depending on traffic. nbsp;What I love about this community is that is has historically offered some of the best real estate values for single family homes throughout all of San Clemente. Its important to note that there are only a few select properties in this community that will offer nice ocean views and theynbsp;typically will command a premium in price. nbsp;A perfect example of this is a new listing that just came on the market that offer really nice ocean views as pictured below. nbsp;It features a total of three bedrooms, three baths with an approximate 1,831 square feet of living space. nbsp;This particular home was originally built in 1985 and is currently on the market for sale at $999,000.

I have lived in San Clemente for several decades now and never get tired of the amazing views that can be seen all throughout San Clemente. nbsp;If you are new to the area or have never visited San Clemente then let me tell you a little bit about what kind of views you can expect. nbsp;Of course, many of the hillside homes have wonderful ocean views as well as Catalina Island on clear days. nbsp;One of the best views you can get in my option is the Dana Point Harbor Views which is the next beach town north of San Clemente. nbsp;There are only a few locations where you can get this kind of view and there a couple spots that are my favorite places.


First, there is a small community called Ocean Hills in San Clemente. nbsp;These are split level townhomes that are located at the very north end of San Clemente near the Camino Del Los Mares exit off the 5 freeway. nbsp;When I fist moved to San Clemente I instantly fell in love with the view here. nbsp;The location is actually pretty close to the harbor so if you get homes located on the highest streets you will have amazing harbor and ocean views. nbsp;Real Estate prices currently start just over $1 million dollars with condos offering commanding views currently start at $1,250,000 to $1,310,000 for a 3 bedroom home with an approximate 1,524 square feet of living space.


Another great place to look is in the Rancho San Clemente area of San Clemente. nbsp;This is near the San Clemente high school and there is a community called Richmond Pontenbsp;that also has amazing views. nbsp;There a few select properties in this neighborhood that will offer harbor views as well with one three bedroom home listed at $1,525,000 which features an approximate 1,812 square feet of living space. nbsp;Look for homes located on Gema street that tend have some really great view points. nbsp;Keep in mind that there are two associations that you would need to pay on a monthly basis. nbsp;One is paid to the Richmond Pointe community and then one to the Rancho San Clemente association.


If price is no option then the Sea Pointe Estates community is a really great option for those looking for nice Harbor and Ocean Views. This is really great gated community that offers a 24 hour guard gate in the north section of San Clemente. nbsp;The homes in this community tend to be on the grand side with large square footage homes and lot sizes. nbsp;Homes located on the street Marbella have some of the best views with real estate prices currently starting at just at $2,795,000 and above.


Finally, the last community I would recommend looking is the Harbor Estates community in San Clemente. nbsp;This neighborhood basically sits on the border of San Clemente and Dana Point and located on the east side of the 5 freeway. nbsp;The views are really amazing and have great vantage points overlooking the harbor and Pacific Ocean. nbsp;One thing to keep in mind here is that since the homes are located near the freeway there may be some freeway noise. nbsp;Those sensitive to noise should look for homes at the higher level streets in this neighborhood. When shopping for homes there are a lot of luxury items that a home can come with. nbsp;Some of these items would include an outdoor pool, large primary suite with a huge walk-in closet, fitness room and even an dedicated wine room. nbsp;When it comes to cooking in the home its very common place in a lot of San Clemente homes to have a kitchen that comes with stainless steel appliances and a center kitchen island. nbsp;What is unusual and hard to find is a bonus butlers pantry that is located off the kitchen area. nbsp;A butlers pantry as pictured below is a bonus working space area that is an ideal place to keep extra wine and champagne drinking glasses and a working counter that is often used to prepare additional items that you dont want to do in front of guests. nbsp;This is also a great place for the storage and serving of wine while entertaining in the larger rooms of the home.


Most of the San Clemente homes that have a butlers kitchen can be found in the newer Talega area of San Clemente. nbsp;Some of the larger floor plans will often incorporate this feature which is a nice selling feature when buying a home. nbsp;Look for larger homes in the Talega area as they are often the best place to look. nbsp;I know some of the floor plans in the Sansol and Amalfi communities will have homes with a butlers pantry. nbsp;Amalfi homes are some of the my favorite properties in Talega as they offer great curb appeal with recent real estate prices between the $1.2 to $1.4 million dollar range. nbsp;Sansol homes have recently ranged between $1.7 to $2.4 million depending on the size and condition of the home. nbsp;San Clemente is still a great investment and a wonderful place to live with excellent year around moderate weather and the ideal beach living.nbsp;

The San Clemente real estate market has seen a huge increase in listing prices in the last several years with some amazing homes getting top dollar for them. nbsp;One of our most requested items when people are looking for homes here is having a nice ocean view. nbsp;San Clemente is unique when it comes to ocean view properties as the 5 freeway basically splits the town into two halves. nbsp;The homes that are located on the ocean side of the freeway are very desirable since you easily walk to the beach but often times will have limited ocean views unless you are very close to the beach. nbsp;Properties on the east side of the freeway are located in the hills of San Clemente and can have amazing panoramic ocean views. nbsp;The only drawback with a lot of these properties is the freeway noise that can be heard from many of these locations. nbsp;Most of the time the freeway noise travels up the hills so the trick is to find a home with little to no noise. nbsp;


Sit Down ocean view homes are basically homes that you can be sitting down and still have a commanding view of the Pacific Ocean.
