        <title>San Clemente Homes that offer Rate Buy Down</title>

Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in todays real estate market. nbsp;These higher rates were intended to slow down pries and inflation but the actual opposite as happened. nbsp;Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates. nbsp;Its basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved. nbsp;So the higher interest rates have created a very limited number of homes coming on the market which is causing a high demand for these homes and in turn is driving prices to continue going up. nbsp;Thus, having higher interest rates are creating higher prices in our real estate market which is counterintuitive to the Feds purpose in trying to lower prices. nbsp;How long this will continue will be interesting as the Feds have indicated that there are more interest rate hikes that are expected in November and/or December of this year.


One of the ways to circumvent these higher rates is to offer an incentive to buyers who are getting a loan and offer to buy the rate down. We initially saw this with new home builders as they do a lot of their own financing and thus are able to work with buyers and getting slightly lower rates. nbsp;Now, we are starting to see this with some sellers that are willing to give the buyer a credit in order to buy the interest rate down. nbsp;How this works is that the seller finds out from the buyers lender how much it would cost to bring down the interest rate by however much the buyer is looking to get a loan. nbsp;I think we will start to see this method being used when interest rates continue to go up as many sellers in todays market are still able to sell their home for record prices without using this method.

One of the hottest neighborhoods right now is the Shorecliffs San Clemente community. nbsp;Over the last several months that have been record sales in this community that have topped over $2 million dollars and this trend continues into the first months of 2023. nbsp;One reason for these high prices is the new community of Socorro Shores which features brand new construction homes that some were finished in 2022. nbsp;These are larger homes that can span over 4,000 square feet of living space with larger and attractive lot sizes. nbsp;One of the huge selling points for these homes is that they advertise low homeowners association dues with no Mello-Roos tax. nbsp;If you are buying a new home and can avoid paying an annual Mello Roos tax which can span over 30 years then that is a huge plus.nbsp;We have put together a list of the last 50 homes that were sold in the Shorecliffs community to get a better idea of market trends here. nbsp;All of these are sold properties that are indicated as S (Sold) in the status section.





The biggest trend we are seeing in this community are for those homes that offer some kind of a view are being fixed up and then sold for really great prices. nbsp;For example, the community just had a sale a couple weeks ago at 215 Via Socorro that was listed at $2,229,000 and ended up selling for $2.3 million after being on the market for 23 days. nbsp;This was a smaller home with four bedrooms and 1,779 square feet but was renovated very nice in the Farmhouse style. nbsp;A couple months before that there was a stunning home that had been renovated to look like a newer home that offered 2,525 square feet and ended up selling with multiple offers at $1,999,000. nbsp;Even though the market activity has slowed down in the recent months we are still seeing a lot of homes selling within 30 days and often with multiple offers if priced correctly. nbsp;This is due in fact to the low inventory of housing in San Clemente combined with a lot of cash buyers. The San Clemente real estate market has seen a huge increase in listing prices in the last several years with some amazing homes getting top dollar for them. nbsp;One of our most requested items when people are looking for homes here is having a nice ocean view. nbsp;San Clemente is unique when it comes to ocean view properties as the 5 freeway basically splits the town into two halves. nbsp;The homes that are located on the ocean side of the freeway are very desirable since you easily walk to the beach but often times will have limited ocean views unless you are very close to the beach. nbsp;Properties on the east side of the freeway are located in the hills of San Clemente and can have amazing panoramic ocean views. nbsp;The only drawback with a lot of these properties is the freeway noise that can be heard from many of these locations. nbsp;Most of the time the freeway noise travels up the hills so the trick is to find a home with little to no noise. nbsp;


Sit Down ocean view homes are basically homes that you can be sitting down and still have a commanding view of the Pacific Ocean. There are several neighborhoods in San Clemente where you can have this vantage point which are typically homes located higher up on the hill. nbsp;Some of the most expensive ocean view neighborhoods would be Sea Pointe Estates which is one our premier gated neighborhoods. nbsp;Look for homes located on Marbella street as this one of the best streets in Sea Ponte Estates with many homes offering wonderful sit down ocean views. nbsp;Another nice gated community is the Marblehead neighborhood that has several pockets of homes that also offer nice sit down views. nbsp;If you prefer a condo then one of the best places to find nice ocean views would be the Presidential Heights and Ocean Hills community. nbsp;The vantage point is really amazing and you can also get nice golf course and ocean views at select properties in Presidential Heights. San Clemente offers a wide variety of neighborhoods to choose from the downtown San Clemente area that was originally built staring in the 1920s to newer areas like Talega that started constructions approximately 20 years ago and has spanned over 40 different communities. nbsp;The one thing that all of these homes have in common is offering homes that are located on cul-de-sac streets. nbsp;When looking for a home most buyers have a bucket list of items that they want to have in their new home. nbsp;Location is typically at the top of the list when a client wants to live in a certain neighborhood or an area that is approximately that is a certain distance to the beach. nbsp;Many times buyers will also want to have a private location which a cul-de-sac street can offer.

What a difference a couple of months make when looking at San Clemente real estate market. nbsp;COVDI19 has really changed the landscape of the marketplace and has actually caused the reverse of what most people think would happen. nbsp;We get a lot of calls from buyers thinking they can get a big discount on real estate since they feel the overall economy has taken a hit due to the large number of jobs that were lost. nbsp;In fact, the opposite has happened to the real estate market. nbsp;The inventory of homes on the market for sale was low before COVID19 and because of the pandemic there are even less sellers wanting to put their home on the market. nbsp;Given the high demand of buyers that still want to buy in part to the very low interest rates there is almost a bidding war when new properties come on the market.

When I first got into real estate over 20 years ago I always heard the word turnkey and had no idea what people were talking about. nbsp;It seems like its a favorite word among real estate agents for describing a home that is in excellent condition. nbsp;it wasnt later that it was explained to me that it literally meant turn the key in the door and leave without any concern about something falling apart or not working correctly. nbsp;Once I got this explanation it started to make sense but I still feel like its a word that is over used by the real estate community.


Nevertheless, its a short way to describe a home that needs little to no work done on the home. nbsp;Basically, bring your touthbrush and move right in. nbsp;This is especially true to describe condos in this way as they are typically lower maintenance than a single family home and many who travel a lot are looking for a place they wont have to worry about when they leave. nbsp;

Real Estate agents have a special day when they get to preview brand new listings that come on the market in the San Clemente real estate market place. nbsp;This is called broker preview since real estate agents and brokers have the ability to view a large number of listings in a short four period. nbsp;Often times, agents will spend just a couple minutes looking at a property and then drive on to the next property. nbsp;This allows them to be able to see a large number of properties so they are better able to identify properties that may work for their clients.


The dates for properties located in San Clemente, Dana Point and San Juan Capistrano is every Wednesday from 9:30am to 1:30pm. Buyers are also welcome to attend these open houses and can quickly view a lot of properties just like real estate agents. For the most part almost all new listings will be on for broker preview either the first or second week of being new on to the market. nbsp;This is a voluntary thing and not all properties will be included on this list. nbsp;A lot of really expensive homes are often not open to preview due to the owners request. nbsp;This can be for a variety of reasons due to having valuable antiques and not wanting their home open to the general public.

The Southeast San Clemente area is a great place to find ocean view homes in San Clemente, California.  Most San Clemente buyers typically want to live near the beach but soon learn that real estate prices are normally very high and have limited ocean views.  They soon find that the best value for the money is often found in the hills of San Clemente where you will find panoramic views and large square footage houses for the same prices that you would find a small beach cottage by the beach.  This area in the hills in commonly referred to as the Southeast San Clemente area and is a popular choice for those looking for panoramic ocean views.


The below photo was taken from a home in this area and is a good sample of the kind of ocean view that you can find in the Southeast area.  Views of the San Clemente Pier and Catalina Island can be seen by many of the homes located here.  One of the only downside of this area is that many of the homes are older and may need renovating to bring up to current modern standards.  A lot of homes were built in the 1960s and 70s and have the older Spanish look and feel to them.  Some of the properties can also be located near the freeway so if you are sensitive to noise keep that in mind when looking in this area.


One exception to this rule is the homes located in the gated community of Sea Coast Estates.  This is a well kept community filled with large and expansive homes that overlook the ocean looking south towards San Diego.  The home are located off the street Avenida Salvador which is the premier street for ocean view homes as they are located at the top of the hillside looking down towards the water.  These are typically very expensive homes that sell well over the one million dollar price point.


For those on a budget you may want to consider the homes located in the Presidential Heights neighborhood.  These are smaller homes that often have some of the best ocean and golf course views.  They are situated directly above the San Clemente municipal golf course are can be found in the mid $500,000 to $600,000 range.  Ask your local Realtor to show one of these homes to see if you like the look and feel of the property and neighborhood.


The Southeast neighborhood is very large and is generally found on the east side of the 5 freeway from the San Diego boarder line to the central San Clemente area.  Homes at the very south end are located next to the San Clemente municipal golf course with homes offering both ocean and golf course views.  Real Estate prices normally start in the mid $500,000 for an ocean view property and can go as high as $2 million dollars.  There are many individual neighborhoods that have their own unique style and personality so we recommend consulting with us on the kind of home you are looking for.  Please contact us at 949-291-0424 today.

The 1960s were a popular time when a lot of homes were built in the San Clemente area.   Popular neighborhoods like Shorecliffs and the Broadmoor area where predominately built during this time frame.  Even senior housing communities like Bay Cliff Village and Colony Cove were established in the 1960s and featured bluff front cottages that have stunning ocean front views.  Many have coined the phrase for mid-century homes that were built in the 1950s but this architectural style has continued into the early 1960s homes that offer their own unique style and personality.


One great example is the Shorecliffs San Clemente community.  The photos showcased here were taken from a home in the Shorecliffs area.  The home was built in 1960 and has been recently renovated with nice hardwood flooring, top of the line kitchen and wonderful views of the ocean.  Shorecliffs is a beach community that offers homes located very close to the beach.  This is not a large neighborhood but an area that offers a very easy walk to the beach within minutes.  Residents here enjoy a special tunnel that goes under Pacific Coast Highway and leads directly to the sand.  The neighborhood even has its own shopping area located right next to the beach.  The views can be simply amazing with amazing Pacific Ocean, sunset, golf course and Catalina Island vistas.
