        <title>San Clemente Homes that offer Rate Buy Down</title>

Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in todays real estate market. nbsp;These higher rates were intended to slow down pries and inflation but the actual opposite as happened. nbsp;Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates. nbsp;Its basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved. nbsp;So the higher interest rates have created a very limited number of homes coming on the market which is causing a high demand for these homes and in turn is driving prices to continue going up. nbsp;Thus, having higher interest rates are creating higher prices in our real estate market which is counterintuitive to the Feds purpose in trying to lower prices. nbsp;How long this will continue will be interesting as the Feds have indicated that there are more interest rate hikes that are expected in November and/or December of this year.


One of the ways to circumvent these higher rates is to offer an incentive to buyers who are getting a loan and offer to buy the rate down. We initially saw this with new home builders as they do a lot of their own financing and thus are able to work with buyers and getting slightly lower rates. nbsp;Now, we are starting to see this with some sellers that are willing to give the buyer a credit in order to buy the interest rate down. nbsp;How this works is that the seller finds out from the buyers lender how much it would cost to bring down the interest rate by however much the buyer is looking to get a loan. nbsp;I think we will start to see this method being used when interest rates continue to go up as many sellers in todays market are still able to sell their home for record prices without using this method.

We had a client call us last week that was looking for a condo near the San Clemente Pier. nbsp;I explained to him this area is called the Pier Bowl area and is a very popular place to live since it offers quick access to the beach while also being within walking distance to the many boutique retail stores and restaurants that can be found on the famous Avenue Del Mar street which starts from El Camino Real street and leads directly down to the San Clemente Pier.


Real Estate prices for this area have gone up in recent years with some of the lowest price condos found in the mid $600,000 range. nbsp;In fact, the condo that the client was calling on was 420 Monterey Lane R2 which was a very small condo with 300 square feet that was listed at $649,000. nbsp;It is located in the Panorama building which is one of the best places to find the most affordable condos in the Pier Bowl area. nbsp;Of course, this property sold pretty relatively quickly due to its great price point and close proximity to the beach. nbsp;Other condos in the area are not as affordable and currently start at $1,199,000 for a two bedroom condo on Avenida Santa Barbara street which is also located in the Pier Bowl area. nbsp;There are reports of a new penthouse level condo coming up for sale soon in the Panorama building that offers panoramic ocean views. nbsp;Please give us a call nbsp;at 949-204-5110 for more details on this unique opportunity.

One of the premier bluff front locations is located in the Southwest San Clemente area with a small condo complex known as Sea Pointe Villas. nbsp;If you are family with San Clemente then you have probably been down to the State Park area. nbsp;Just above the park is a circular street known as Avenida Montalvo and Avenida Lobiero which meet as the street loops around the area where some of the best bluff front ocean view condos can be found in San Clemente. nbsp;Sea Pointe Villas is located right at the Botton of the loop and can have stunning white water views. nbsp;The complex itself is very small so dont expect to see a lot of listings coming on the market and any given time. nbsp;We did some research on the past listing history for this complex and found that besides having one listing this year and last year there had been a period of almost 8 years when no condos had come on the marek for sale here.


The last Sea Pointe Villas sale occurred earlier this year in January where a 2 bedroom condo with an approximate 1,648 square feet of living space sold for $1,310,000. nbsp;This condo had nice coastline views but a better comparable would be a two bedroom condo that sold in 2020 for $1,500,000 and was an end unit with direct bluff front views. nbsp;Its interesting in the timing of this condo as it was listed on April 30th, 2020 which is right around the time that the country was under a stay at home order. nbsp;It was originally listed at $1,395,000 and got bid up to $1,500,000 after being on the market for 21 days. nbsp;Of course, the market has dramatically increased since this time so I would expect similar type condos to be at a much higher price point. nbsp;If you own a Sea Pointe Villas condo please give us a call at 949-204-5110 and we will be happy to give you a free consult on the current value of your condo. nbsp;Below is a listing history chart for Sea Pointe Villas as the s stands for sold listings, x stands for expired listings that did not sell and k stands for listings that were cancelled and did not sell.

If you have been looking at real estate in the last year you know how competitive the market is right now. nbsp;Finding anything under $500,000 by the beach has become very hard to do, especially anything with quality construction and a view. nbsp;San Clemente still offers some affordable options if you know where to look. nbsp;Real Estate prices historically have been going up in the past 10 years with a sharp increase in the last 12 months due to low interest rates and buyers looking to invest in properties that they can live in as well as rent out to others. nbsp;If you find something you like we always recommend putting in an offer quickly as there are many buyers looking in this price range.


The most popular complex in San Clemente for under $500,000 is the Vista Pacifica complex. nbsp;If you are familiar with the location of the San Clemente high school then you are not too far off from this location. nbsp;Back in the 1980s a development was planned and built out called Rancho San Clemente. nbsp;For the most part these are residential homes with a small section carved out for residential condos. nbsp;I personally think this is one of the best locations in Rancho San Clemente as it sits high on a high and can offer wonderful ocean views. nbsp;There are a couple community pools which I rarely see anyone use with plenty of guest parking and a detached garage for the residents who live there. nbsp;Its still not uncommon to find 1 bedroom condos in the mid $300,000 range but dont expect large square footages. nbsp;These roughly average around 500 square feet so cozy is the appropriate word here. nbsp;The two bedrooms are slightly more expensive with several in the mid $400,000 and up depending on if it has an ocean view or not. nbsp;There is also another condo complex located closer to the beach called Vista Oceana that offers a walk to the beach location and sometimes has one bedroom condos in the mid $450,000 range. nbsp;The advantage of living here is that its within walking distance to the world class Trestles surf break which is a huge draw for San Clemente.

If you are in the market to buy a residential condo in the San Clemente area under $1 million dollars then you probably have come across the properties located in the Terramour complex. nbsp;Right now there are currently 6 condos on the market for sale that range from $749,000 to $899,000 with all of the condos offering 2 bedroom floor plans. nbsp;These condos are actually not new construction condos as they were originally built in 2010 but are advertised as being freshly reimagined in 2020 according to several of the listing descriptions. nbsp;Many of these condos were first put on the market in the middle of June 2020 and have received a good response since then. nbsp;According to our multiple listing service 6 of the condos have already sold since that time frame that range from $720,525 to $922,500. nbsp;In addition to that there are currently four additional condos that are currently under contact and in-escrow with two condos still available for sale. nbsp;

We recently were working with a client who was excited to hear that there was a Life Time Fitness center in San Clemente. nbsp;He wanted to look for homes in close proximity to this chain fitness company. nbsp;We never realized that there was a huge following up this gym and quickly realized they had other locations in Southern California including Laguna Niguel and La Jolla. nbsp;The best place to look for homes within close proximity to the San Clemente location is the Rancho San Clemente area. nbsp;In fact, Lime Time Fitness is located at the base of Rancho San Clemente and used to be the old Swim amp; Tennis Club if you have been here long enough to remember that. nbsp;There is even a 24 Hour Fitness Located Near the very end of Rancho San Clemente which is a less affordable option for working out at a gym.

What a difference a couple of months make when looking at San Clemente real estate market. nbsp;COVDI19 has really changed the landscape of the marketplace and has actually caused the reverse of what most people think would happen. nbsp;We get a lot of calls from buyers thinking they can get a big discount on real estate since they feel the overall economy has taken a hit due to the large number of jobs that were lost. nbsp;In fact, the opposite has happened to the real estate market. nbsp;The inventory of homes on the market for sale was low before COVID19 and because of the pandemic there are even less sellers wanting to put their home on the market. nbsp;Given the high demand of buyers that still want to buy in part to the very low interest rates there is almost a bidding war when new properties come on the market.

Condos near the San Clemente Pier area always command a premium in price, especially if they offer any kind of a views. nbsp;The Panorama Condominiums located 420 Avenida Monterey offer all of this with a location that is just a matter if minutes to the beach. nbsp;The building dates back to 1964 when it was first built and offers mostly studio and one bedroom with a rare two bedroom units here too. nbsp;One thing you cant expect here are large floor plans as the studio units typically run between 345 to 400 square feet while the one bedrooms are around 680 to 830 square feet. nbsp;What you can expect in some of these condos is great ocean views as well as views of the San Clemente Pier as well.
