If you are in the market to find San Clemente gated community homes for sale under $800,000 then we recommend the following three locations.  The first location is the Vittoria community located in Talega.  This gated community shares the common gated area with the upscale "Catania" area and features large two story Mediterranean style homes for sale (see picture below).  A recent home just came on the market there for $750,000 that features over 3,000 square feet with peek views of the ocean.  The home has the main living quarters on the ground level with living, dining and family rooms.  There is even a downstairs den/office that could be used as a bedroom.  Upstairs features 3 additional bedrooms with a large master suite with it's own private view deck.  The Catania and Vittoria homes have nicely upgraded granite and stone surfaces as well as some of the best curb appeal for homes.  If you are looking for a gated community home under $800,000 this home is a must see.  Another area to consider is the Mandalay community.  The Mandalay community shares the gated entrance with the Pacific Shores community and features one and two story Spanish &amp; Mediterranean style homes.  It's not uncommon to find a nice single family home in this community for around $650,000 but be prepared to bid quickly on these kind of priced homes as they tend to sell very quickly.  The community is conveniently located above the Lowes shopping center and just 5 minutes to the beach.   For those looking for a senior 55+ community then the Waterleaf and Wavecrest community in Talega is a great place to find homes in the $600,000 located behind the gates.  Both of these community homes are located in the "Talega Gallery" which is home to four different community that shares the same common gate and has many activities for it's residents.  These are three great choices for those who prefers to security of a gated community.  Please contact us for any additional information on these communities or any homes that you find on our website.

The Coast District is one of the most overlooked areas when home buyers are looking for ocean view properties in San Clemente.  The Coast District is located just east of the freeway between the "Vista Hermosa" and "Camino Del Los Mares" freeway exits.  The Coast basically adjoins Forster Ranch which is located just inland of the Coast and is a great place to find ocean view single &amp; two story homes.  The homes in this area were built throughout the 1970's and early 1980's and feature a majority of single family one and two story homes.  The homes that line the ocean side of Calle Frontera do back to the freeway so make sure you keep that in mind if you are sensitive to noise.  One of the more popular communities in the Coast is the Sea Coast Estates area that feature homes that were built between 1998 - 1990 and feature one and two story homes built in the traditional style.  The homes have great curb appeal and are very much high in demand.  Currently, there is one home for sale in this neighborhood and on the market for $1,335,000.  In general, homes in the Coast will start around $500,000 for your basic three bedroom two bath home and go up from there depending on the view and size of the home.  The homes are very comparable to the homes located in the Southeast section of San Clemente with similar type views.  The Coast tends to have more traditional style homes with large square foot ages and located on larger lots.  Of course, this depends on the exact community you are looking at but is a good rule of thumb when comparing neighborhood homes here in San Clemente.  More and more home buyers are back in the market place so be prepared to bid against other buyers if you see a well priced home.  Our market continues to improve and homes under $600,000 are selling within a matter of weeks with multiple bids.  If you have any questions regarding the Coast District and/or ocean view properties in San Clemente please don't hesitate and give us a call today.  We're here to help you!
