San Clemente Furnished Short Term Rentals

One of the biggest trends in the San Clemente Real Estate market is the rise in furnished rentals. nbsp;There is currently a large inventory of homes and condos being offered as furnished rentals but there are many things to consider before renting a home. nbsp;Most of the furnished rentals are typically on short term basis but this is not always the case. nbsp;Over the last several years we have started to see more yearly furnished rentals coming on the market. nbsp;These are ideal for those moving into the area that dont have furniture and looking for a home that has already been furnished for them. nbsp;Normally furnished rentals will command a premium in the rental price but this typically is not the case for yearly furnished rentals. nbsp;Monthly rental homes are completely different and typically do see an increase in rental price during the high season months which are typically June, July amp; August. nbsp;If you can come in months besides these three months you will most likely be able to rent the home at a lower price.

When renting a furnished home its important to ask if utilities are included. nbsp;Some owners will charge a flat fee for the utility cost which would be in addition to the monthly rental amount. nbsp;Its also important to ask about a cleaning fee when you move out of the home which can nbsp;start at around $200 a month and go up from there depending on the size of the home. nbsp;For the most part these are rented by the month so you would rent for the month of July or the full month of August for example. nbsp;Those looking to rent in the middle of the month may be a little more difficult but its worth asking if they can accommodate mid-month dates. nbsp;Finally, make sure you seek out a real estate agent that handles rentals as many agents on deal in real estate sales. nbsp;For information on furnished rentals in San Clemente please give us a call at 949-204-5110.

San Clemente Homes that offer Rate Buy Down

Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in todays real estate market. nbsp;These higher rates were intended to slow down pries and inflation but the actual opposite as happened. nbsp;Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates. nbsp;Its basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved. nbsp;So the higher interest rates have created a very limited number of homes coming on the market which is causing a high demand for these homes and in turn is driving prices to continue going up. nbsp;Thus, having higher interest rates are creating higher prices in our real estate market which is counterintuitive to the Feds purpose in trying to lower prices. nbsp;How long this will continue will be interesting as the Feds have indicated that there are more interest rate hikes that are expected in November and/or December of this year.

One of the ways to circumvent these higher rates is to offer an incentive to buyers who are getting a loan and offer to buy the rate down. We initially saw this with new home builders as they do a lot of their own financing and thus are able to work with buyers and getting slightly lower rates. nbsp;Now, we are starting to see this with some sellers that are willing to give the buyer a credit in order to buy the interest rate down. nbsp;How this works is that the seller finds out from the buyers lender how much it would cost to bring down the interest rate by however much the buyer is looking to get a loan. nbsp;I think we will start to see this method being used when interest rates continue to go up as many sellers in todays market are still able to sell their home for record prices without using this method.

Vilamoura San Clemente Rentals

One of the hidden gems for finding good quality rental homes in the San Clemente area is the Vilamoura community. nbsp;Over the last couple of years this has been one of the go to places when looking for a quality rental in the mid $3,000 to low $4,000 a month range. What I love about these townhomes are the very well thought out floor plans with soaring ceilings for properties that can have square footages of 1,400 to 1,800 square feet. nbsp;We recently just saw a very nice ocean view rental in Vilamoura come on the market that was only on the market for 2 days and offered stunning views as pictured below. nbsp;It was priced at $4,500 a month which is expected when you have a premier ocean view in this community. nbsp;Non-ocean view homes here will come in at a lower price point so it really depends on what you are looking for. nbsp;These are some of the best values in the Rancho San Clemente area of San Clemente.

For the most part the rentals found here will start as a 12 month lease then typically go to a month-to-month rental after that unless the lease and renewed. nbsp;The nice thing about renting here is that the landlord typically pays the association dues which gets you access into the community pools located here. nbsp;The monthly rents often include trash collection as well which is also a nice cost savings feature. The tenant is normally responsible for the rest of the utilities as well as Cable TV and Internet services. nbsp;Each year we typically see about 4 to 6 rental properties come on the market here at various price points. nbsp;We have provided a rental history report below which shows what places have been renting for in the past several years. nbsp;Please contact us if you are looking for a place in this community at 949-204-5110.

Richmond Pointe San Clemente Rentals

Richmond Pointe is one of my favorite neighborhoods in the area of Rancho San Clemente for a variety of reasons. nbsp;First, the location is really prime and can offer some really views that include ocean and hill views. nbsp;Second, the neighborhood often offers some of the most affordable real estate prices when compared with other communities throughout San Clemente making it a good value for the money. This is also true for rental homes in this area which are very much soft after. nbsp;For the most part, the large majority of rentals found in this community will be long term which is normally a 12 month period to start. nbsp;The most common time for rental properties to come on the market will be in the spring and summer months as these are the easiest months to rent out a property here in San Clemente. nbsp;Each property is individually owned here so some will allow for pets while others will request no pets.

Rental real estate prices in Richmond Pointe will vary depending on the size, condition and if it has a view or not. nbsp;The below rental chart shows 25 properties that were leased out in Richmond Pointe over the past several years. nbsp;Recently these homes have lease out between $3,195 to $4,000 a month and are typically on the market for less than one month if priced correctly. nbsp;The inventory of rental homes on the market right now is very limited so expect others to be interested in the same property that you might be interested in. Having good FICO scores, steady paychecks and money in the bank will give you an edge over other renters. nbsp;For those with less than stellar credit we always recommend writing an explanation to the landlord going over the conditions on why the credit is lower than it should be. nbsp;We have dedicated rentals agents in our office so if you are looking to rent a home in San Clemente please give us a cal at 949-204-5110.

San Clemente Homes with No Mello Roos

San Clemente is an older beach town down that dates back to the 1920s when the homes were first built here. nbsp; Since many of the neighborhoods in San Clemente have been around for a long time you wont typically find any Mello Roos in these neighborhoods. nbsp;Mello Roos is a bond that is associated with brand new communities as a way of passing on the costs to the homeowners associated with building a new neighborhood. nbsp;Builders are always looking for ways to minimize the costs when building homes and creating a Mello Roos bond which typically goes for 25 to 30 years and is smart way for them to avoid the costs associated with building streets, sidewalks, etc in a new community. nbsp;Most buyers dont like this added extra cost when buying a home but since most new home builders add this cost it has become normalized here in Southern California. nbsp;

A great example of homes with Mello Roos tax would be the new Sea Summit community in San Clemente. nbsp;When these homes were first built here real estate prices seemed very attractive with a location that was very close to the beach. nbsp;However, some of our clients were scared off in buying here since the Mello Roos fee was a noticeable amount which could be avoided all together if they were to buy in an older San Clemente neighborhood with no Mello Roos. nbsp;Some real estate agents use the fact of having No Mello Roos as anbsp;selling point since there is a lot of cost savings associated with that. nbsp;Some of the popular older neighborhoods in San Clemente would be located in the Southwest, Central and San Clemente north areas. nbsp;The newer Talega area does often have Mello Roos associated with it but its worth checking on the expiration of the bond when you go to buy here since many are set for a time period of 25 to 30 years. nbsp;Below are just some of the homes that are being advertised by various real estate companies as having No Mello Roos. nbsp;Please feel free to contact us at 949-204-5110nbsp;to locate homes with No Mello Roos.

San Clemente Coming Soon Listings

The San Clemente Real Estate market in the last three to four months has been really crazy as buyers are bidding against each other when new listings that are priced well come on the market. nbsp;Many thought COVID would bring the real estate market down but it has actually had a reverse effect and the market has never been stronger. nbsp;One of the biggest issues is limited inventory which has been a problem for the last two to three years in San Clemente and has become even more limited due to COVID. nbsp;What many buyers are doing is looking for homes that are not on the market yet but will be coming on the market soon. nbsp;These listings that were once only limited to real estate agents are now available to the general public.

One of the best things you can do when looking for a home in San Clemente is to identify the right neighborhood that you want to live. nbsp;For example, if you are looking for a larger home near the $1 million dollar price point then communities like Talega or Forester Ranch may be a better fit than homes near the beach which tend to be much smaller and more expensive. nbsp;If you want a home in a gated community then neighborhoods like Cyprus Shore, Sea Pointe Estates and Careyes may be a good option. nbsp;Once you have identified the perfect neighborhood then we recommend reaching out to local agents who cover and know that community to know if they know of any new listings that may be coming on the market. nbsp;This combined with the new coming soon listings will help you identify the right property for you. nbsp;If you need help please contact any of our local San Clemente Real Estate agents at 949-204-5110 today.

San Clemente Homes Near Life Time Fitness

We recently were working with a client who was excited to hear that there was a Life Time Fitness center in San Clemente. nbsp;He wanted to look for homes in close proximity to this chain fitness company. nbsp;We never realized that there was a huge following up this gym and quickly realized they had other locations in Southern California including Laguna Niguel and La Jolla. nbsp;The best place to look for homes within close proximity to the San Clemente location is the Rancho San Clemente area. nbsp;In fact, Lime Time Fitness is located at the base of Rancho San Clemente and used to be the old Swim amp; Tennis Club if you have been here long enough to remember that. nbsp;There is even a 24 Hour Fitness Located Near the very end of Rancho San Clemente which is a less affordable option for working out at a gym.

The Rancho San Clemente area is an excellent place to look for homes as it offers a wide range of homes and residential condos. nbsp;In fact, is one of the most affordable places to find condos which can be found in the Vista Pacifica community with some of the lowest real estate prices in all of San Clemente. nbsp;There are also some really great neighborhoods that offer very nice ocean views like the Harbor View neighborhood. nbsp;The location is also a huge plus as its a short distance to the 5 freeway and just a short drive down to the beach. nbsp;We have featured all of the Rancho San Clemente homes here so you can get a good idea of whats currently on the market. nbsp;Please contact any of our local San Clemente Real Estate agents at 949-204-5110 to schedule a time to see any of these homes.

San Clemente Homes With A Private Backyard

San Clemente has many different neighborhoods that can offer private backyards if you know where to look. nbsp;It seems like the latest trend in real estate is to build new homes close to each other which sometimes seems to come in the lieu of offering privacy between properties. nbsp;For the most part its always best to look in older and more established neighborhoods as these were often built on larger lots. nbsp;This is especially true for some sections of the Forster Ranch and neighborhoods by the beach in San Clemente.

The first place we recommend looking is the Forster Ranch of San Clemente. nbsp;While this area isnt the oldest community in San Clemente, homes in this area are well known for having large over-sized lots. nbsp;This is especially true for the large majority of the homes that were built here in the 1970s. nbsp;There are several section of Forster Ranch that offer newer construction homes like the Reserves and Forster Highlands so make sure you are looking in the older area to find the largest lots that typically over the best privacy.

Another area is the Southwest San Clemente area. nbsp;This community is located on the ocean side of the 5 freeway and offers custom homes built between the 1920s to 2020s. nbsp;Its important to note that not all homes will over total privacy but some of the lots here back to a natural canyon preserve and offer a great deal of privacy. nbsp;The appreciation of homes here is also very appealing as there always seems to be high demand of clients that want to live here.

There is also a neighborhood located on the north end of town called Harbor Estates. nbsp;its located east of the freeway and can offer nice panoramic ocean views. nbsp;Select properties in this neighborhood also have private backyards which is always an added bonus. nbsp;For questions regarding the different neighborhoods in San Clemente and the various amenities when living there please reach out to our local San Clemente Real Estate agents at 949-204-5110.

San Clemente Furnished Homes For Sale

San Clemente has a large number of properties on the market for sale right now that are being marketed as fully furnished. nbsp;This is becoming a big trend in selling a home nbsp;How exactly does it work? nbsp;For starters, there are various degrees in which an owner can decide to sell a home. nbsp;We see some sellers offering select pieces of furniture to be included in the sale while others will offer completely everything including kitchen plates and silverware. nbsp;One of the first things you should do it make a quick estimate on how much the furniture would cost if you were to buy it. nbsp;

Its important to also factor in the selling price of the home as well. nbsp;If the home is priced correctly and listed at a price point of where other similar type homes in the neighborhood have sold for then you know that they are not bumping up the price to pay for the furniture. I know in some of my previous deals when buyers are interested in purchasing certain items in the home it gets real emotional. nbsp;Selling furniture can be a tricky for a real estate agent so its always better to just have everything included in the sale to take out this emotion. nbsp;

Properties that are used for vacation rental properties are often sold fully furnished which is really ideal if you are thinking about continuing marketing the home as a short term rental. nbsp;We have compiled all of the furnished properties for sale in San Clemente here so please contact us for additional information at 949-204-5110.

Solar Powered San Clemente Homes

One of the benefits of living in the Southern California is the sunny weather we get to enjoy pretty much all year around, except for the June gloom that that occurs every year. nbsp;Many residents have used this benefit to aide in going green and using solar panels as an alternative to electricity. nbsp;The technology in this field has drastically changed over the years and as a result has become more affordable. nbsp;Many homes in San Clemente are installing solar panels on their roofs which has become a huge selling point when it comes time to sell. nbsp;Markeing a home with solar panels really does appeal to those who want to live a more green focused living and for those who are also cost conciecous who want to save money.

There are typically two different ways to sell homes that have solar panels. nbsp;One of the ways is to have the solar panels installed and completely paid for. nbsp;This is ultimately the best formula when marketing your home for sale. nbsp;This allows the new buyer to purchase the home without the need of doing anything additional when it comes to the panels. nbsp;Buyers tend to prefer this method as there is not cost to them and its just a matter of maintaining it. nbsp;The other option we have seen is that the owner has leased the solar panel and is authorized to pass on that lease to the new buyer as long as they agree to assume paying the same monthly cost. nbsp;This is not the best way to sell a home as many buyers will have to factor in the extra cost. nbsp;Buyers are also concerned about the technology and dont want to have an old and outdated system by the time they pay for a solar system. nbsp;If you are an owner and thinking about selling buying the solar panels outright is the way to go.
