        <title>San Clemente Furnished Short Term Rentals</title>

One of the biggest trends in the San Clemente Real Estate market is the rise in furnished rentals. nbsp;There is currently a large inventory of homes and condos being offered as furnished rentals but there are many things to consider before renting a home. nbsp;Most of the furnished rentals are typically on short term basis but this is not always the case. nbsp;Over the last several years we have started to see more yearly furnished rentals coming on the market. nbsp;These are ideal for those moving into the area that dont have furniture and looking for a home that has already been furnished for them. nbsp;Normally furnished rentals will command a premium in the rental price but this typically is not the case for yearly furnished rentals. nbsp;Monthly rental homes are completely different and typically do see an increase in rental price during the high season months which are typically June, July amp; August. nbsp;If you can come in months besides these three months you will most likely be able to rent the home at a lower price.


When renting a furnished home its important to ask if utilities are included. nbsp;Some owners will charge a flat fee for the utility cost which would be in addition to the monthly rental amount. nbsp;Its also important to ask about a cleaning fee when you move out of the home which can nbsp;start at around $200 a month and go up from there depending on the size of the home. nbsp;For the most part these are rented by the month so you would rent for the month of July or the full month of August for example. nbsp;Those looking to rent in the middle of the month may be a little more difficult but its worth asking if they can accommodate mid-month dates. nbsp;Finally, make sure you seek out a real estate agent that handles rentals as many agents on deal in real estate sales. nbsp;For information on furnished rentals in San Clemente please give us a call at 949-204-5110.

        <title>San Clemente Homes that offer Rate Buy Down</title>

Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in todays real estate market. nbsp;These higher rates were intended to slow down pries and inflation but the actual opposite as happened. nbsp;Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates. nbsp;Its basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved. nbsp;So the higher interest rates have created a very limited number of homes coming on the market which is causing a high demand for these homes and in turn is driving prices to continue going up. nbsp;Thus, having higher interest rates are creating higher prices in our real estate market which is counterintuitive to the Feds purpose in trying to lower prices. nbsp;How long this will continue will be interesting as the Feds have indicated that there are more interest rate hikes that are expected in November and/or December of this year.


One of the ways to circumvent these higher rates is to offer an incentive to buyers who are getting a loan and offer to buy the rate down. We initially saw this with new home builders as they do a lot of their own financing and thus are able to work with buyers and getting slightly lower rates. nbsp;Now, we are starting to see this with some sellers that are willing to give the buyer a credit in order to buy the interest rate down. nbsp;How this works is that the seller finds out from the buyers lender how much it would cost to bring down the interest rate by however much the buyer is looking to get a loan. nbsp;I think we will start to see this method being used when interest rates continue to go up as many sellers in todays market are still able to sell their home for record prices without using this method.

The San Clemente real estate market has still seen monumental sales even with the shifting real estate market this year. nbsp;The majority of the highest sales took place earlier this year in March and April was well as the summer months June through August, all of them located in the desirable Southwest San Clemente area. nbsp;Often times, the highest sales are dealing with cash buyers who are not effected by the higher interest mortgage rates that we have seen this year. nbsp;For the most part many properties in the San Clemente area did see a slow down with some price reductions necessary in order to get a home sold while other well positioned properties still saw multiple offers. nbsp;Even with the shifting market the number of homes on the market is still very low which has helped maintained real estate prices. nbsp;Its not sure what will happen in 2023 with higher mortgage rates on the horizon and looming talks about a slow down in the real estate market. nbsp;In any case, there will always be opportunity for those who know where to look.


4070 Calle Isabella, San Clemente was the highest sale in 2022 which sold for $14 million in March of this year. nbsp;This was a very large estate property with an approximate 14,999 square feet of living space with a total of five bedrooms in this beautiful Spanish style home. nbsp;This works out to $933.40 per square foot which is a pretty good average when considering the total number of square feet that the home had to offer. nbsp;The home was newly built in 2008 and located in the exclusive double gated community of Cotton Point Estates which was home to the former Nixon White House was located. nbsp;The interior featured its own theatre, wine cellar, fitness center, spa and outdoor pool with ocean views. nbsp;The property was originally listed in June of 2021 for $15,500,000 and was on the market for a total of 182 days.





1820 Calle De Los Alamos, San Clemente was a unique property located on the bluff in Southwest San Clemente. nbsp;I originally had gone through an open house of this property when it was being advertised for lease at $35,000 a month. nbsp;I thought it was odd to have an open house for a rental property when this is normally only done for a property that is listed for sale. nbsp;Well, I guess that paid off for the real estate agents who did this since they ended up selling the home for $8.7 million dollars in June of this year, not too bad for a rental listing turned into a sale. nbsp;Walking though the home it was clear that the home needed some updating. nbsp;The location was an A+ with unobstructed ocean views with the famous T-street beach just located to the north. nbsp;Probably one of the biggest selling features was the huge lot that featured an approximate 15,625 square feet of living space. nbsp;I would imagine if this property was ever torn down there might be the possibility of having this re-zoned for two properties and who knows this might happen in the future.





4018 Calle Isabella, San Clemente was the third highest sale selling at $8,275,000. nbsp;The five bedroom home was located in the gated Cyprus Shore community in San Clemente and offered an approximate 4,145 square feet of living space and stunning ocean views. nbsp;Finding a property in this community with an ocean view is very hard to find so its not surprising that this home sold before it even came on the market. nbsp;The two level home was built in 1998 and featured a 3 car attached garage. nbsp;The interior of the home was just stunning with a wide open floor plan with a Contemporary style wood ceilings, large center island, dining and living spaces that captured this incredible view. nbsp;Cyprus Shore is very popular for those in the surf community as its a private community this is just a short walking distance to one of the best surf breaks in California known as Trestles. nbsp;If you are thinking about buying a home here I highly recommend reaching out to us as some of the best homes located here seem to find a buyer before it hits the market.

The San Clemente real estate market has seen a huge increase in listing prices in the last several years with some amazing homes getting top dollar for them. nbsp;One of our most requested items when people are looking for homes here is having a nice ocean view. nbsp;San Clemente is unique when it comes to ocean view properties as the 5 freeway basically splits the town into two halves. nbsp;The homes that are located on the ocean side of the freeway are very desirable since you easily walk to the beach but often times will have limited ocean views unless you are very close to the beach. nbsp;Properties on the east side of the freeway are located in the hills of San Clemente and can have amazing panoramic ocean views. nbsp;The only drawback with a lot of these properties is the freeway noise that can be heard from many of these locations. nbsp;Most of the time the freeway noise travels up the hills so the trick is to find a home with little to no noise. nbsp;

One year after the global pandemic has shown has resilient the real estate market can be in Southern California. nbsp;I think a lot of people were really surprised how strong the market was in 2021 during the summer and fall months and really couldnt imagine it becoming any stronger than it did. nbsp;In fact, 2021 was one of best real estate markets we have had in the last 20 years with many properties selling in just a matter of days of being on the market with multiple offers on a lot of homes. nbsp;San Clemente was no exception as we saw the most expensive home ever sold in San Clemente history for over $33 million dollars. nbsp;Here is a quick rundown of the most expensive homes sold the year up to this point. nbsp;4130 Calle Isabella was the highest sale this year which closed escrow for a record $33,868,480. nbsp;Its located on one of the most prized lots in San Clemente within a gated community called Cotton Point Estates. nbsp;The seven bedroom home featured over 12,000 square feet of living space and came with a 9 car attached garage which was truly amazing. nbsp;It was on the market for a total of 287 days and sold under the original asking price of $38,000,000 on 09/01/2021.





The next highest sale took place at 300 Avenida De Las Palmera in the Southwest San Clemente area in the gated community of Cyprus Shore. nbsp;The eight bedroom home featured over 8,000 square feet and sold for $9.5 million, just under the original asking price of $10 million dollars after being on the market for only 17 days. nbsp;As the photo shown below the home offered wonderful ocean views and located within walking distance to the beach.





The third highest sale took place at 322 W Avenida Gaviota in Southwest San Clemente. nbsp;This was a premier ocean view property that was originally listed at $8,450,000 and sold for $8,100,000 on 7/1/2021. nbsp;If you are familiar with this street then you know the homes are almost considered ocean front even though there are some homes located in front of them but at a much lower elevation so not to block most of the views. nbsp;The home featured a total of seven bedrooms with over 7,900 square feet according to our multiple listing service. nbsp;One of the record sales this year for the area near T-street beach.





As like the first sale, 4095 Calle Isabella, San Clemente was located in the exclusive Cotton Point Estates community which sold for $6,700,000 on 04/20/2021. nbsp;The home was originally listed at $7,500,000 and featured a total of 4 bedrooms with over 6,100 square feet of living space according to our multiple listing service. nbsp;The unique part of this property was its unique Mediterranean design that looks like it came direct from the Tuscany area of Italy. nbsp;This is the same gated community where the famous Nixon White was located as well. nbsp;





The last sale was an ocean front home located in the Cyprus Cove gated community in Southwest San Clemente area. nbsp;3820 Vista Blanca, San Clemente sold for $6,650,00 on 11/10/21. nbsp;The views from this home were truly amazing with an approximate 7,300 square feet of living space with four bedrooms and attached three car garage. nbsp;I had the pleasure of representing this buyer who is truly excited to live in this great home. nbsp;Amenities here include the gated community entrance, community pool, spa, tennis courts, clubhouse and direct walking path down to the beach.

San Clemente is an older beach town down that dates back to the 1920s when the homes were first built here. nbsp; Since many of the neighborhoods in San Clemente have been around for a long time you wont typically find any Mello Roos in these neighborhoods. nbsp;Mello Roos is a bond that is associated with brand new communities as a way of passing on the costs to the homeowners associated with building a new neighborhood. nbsp;Builders are always looking for ways to minimize the costs when building homes and creating a Mello Roos bond which typically goes for 25 to 30 years and is smart way for them to avoid the costs associated with building streets, sidewalks, etc in a new community. nbsp;Most buyers dont like this added extra cost when buying a home but since most new home builders add this cost it has become normalized here in Southern California. nbsp;


A great example of homes with Mello Roos tax would be the new Sea Summit community in San Clemente. nbsp;When these homes were first built here real estate prices seemed very attractive with a location that was very close to the beach. nbsp;However, some of our clients were scared off in buying here since the Mello Roos fee was a noticeable amount which could be avoided all together if they were to buy in an older San Clemente neighborhood with no Mello Roos. nbsp;Some real estate agents use the fact of having No Mello Roos as anbsp;selling point since there is a lot of cost savings associated with that. nbsp;Some of the popular older neighborhoods in San Clemente would be located in the Southwest, Central and San Clemente north areas. nbsp;The newer Talega area does often have Mello Roos associated with it but its worth checking on the expiration of the bond when you go to buy here since many are set for a time period of 25 to 30 years. nbsp;Below are just some of the homes that are being advertised by various real estate companies as having No Mello Roos. nbsp;Please feel free to contact us at 949-204-5110nbsp;to locate homes with No Mello Roos.

The year 2020 will remembered for a variety of reasons and was surprisingly a good year for real estate in San Clemente, California. The market was good for the first couple of months at the beginning of the year and slowed down dramatically due to the nationwide shut down that occurred in March and April. nbsp;Of course, that didnt last long as COVID19 caused many home buyers the urgent need to find another home that was more suited for staying at home. nbsp;We experienced a lot of buyers coming from the big cities looking to own a home with more land and more interior space. nbsp;Low mortgage interest rates also helped increase the buying power and we started to see multiple offers on many properties in the summer and fall months. nbsp;There were three large sales that occurred in San Clemente which all of them were over the $5 million dollar price point and all located in the Cyprus Shore area of San Clemente. nbsp;This a very popular community located in the very end of the Southwest San Clemente area filled with 4 different gated neighborhoods.


Two of the top 3 sales for 2020 where actually located next to each other on Vista Blanca street in San Clemente. nbsp;3824 Vista Blanca was originally listed for $5,777,8888 and was on the market for only 46 days and closed escrow on 11/23/20 for $5,400,000. nbsp;This property had a lot of interest from multiple buyers due to its bluff front location and attractive price point. nbsp;The home featured five bedrooms, six and a half baths with an approximate 6,907 square feet of living space on two different levels and came with an attached three car garage.





The other sale that was located next door was located at 3822 Vista Blanca. nbsp;This home was on the market for $6,450,000 and sold after being listed for sale for 11 days. nbsp;This was a large home of the two with a total of six bedrooms, five and a half baths with an approximate 8,004 square feet of living space. nbsp;This was also located in the gated community of Cyprus Cove and was located on the bluff front with spectacular ocean front views. nbsp;The video link below shows how spectacular this home is and the wonderful ocean views that can be seen from this location.





The highest sale in 2020 in San Clemente was located in the gated community of Cotton Point Estates which is located within the Cyprus Shore gated community. nbsp;4085 Calle Isabella sold for the full asking price of $6.6 million and closed escrow on 11/23/20 while being sold off market . nbsp;This often happens when a real estate agent knows of a potential seller who wants to sell and a potential buyer who wants to buy and pairs the two of them together and procures a sale. nbsp;This was a six bedroom, five and a half bath home with an approximate 7,152 square feet of living space. This unique thing about this location is that its super secure as you have to go through one 24 hour guard gated entrance then through a second gated entrance to get to this home. nbsp;If you are a surfer then the world class Trestles surf break is also just minutes away as well.

San Clemente offers a wide variety of neighborhoods to choose from the downtown San Clemente area that was originally built staring in the 1920s to newer areas like Talega that started constructions approximately 20 years ago and has spanned over 40 different communities. nbsp;The one thing that all of these homes have in common is offering homes that are located on cul-de-sac streets. nbsp;When looking for a home most buyers have a bucket list of items that they want to have in their new home. nbsp;Location is typically at the top of the list when a client wants to live in a certain neighborhood or an area that is approximately that is a certain distance to the beach. nbsp;Many times buyers will also want to have a private location which a cul-de-sac street can offer.

San Clemente has many different neighborhoods that can offer private backyards if you know where to look. nbsp;It seems like the latest trend in real estate is to build new homes close to each other which sometimes seems to come in the lieu of offering privacy between properties. nbsp;For the most part its always best to look in older and more established neighborhoods as these were often built on larger lots. nbsp;This is especially true for some sections of the Forster Ranch and neighborhoods by the beach in San Clemente.


The first place we recommend looking is the Forster Ranch of San Clemente. nbsp;While this area isnt the oldest community in San Clemente, homes in this area are well known for having large over-sized lots. nbsp;This is especially true for the large majority of the homes that were built here in the 1970s. nbsp;There are several section of Forster Ranch that offer newer construction homes like the Reserves and Forster Highlands so make sure you are looking in the older area to find the largest lots that typically over the best privacy.


Another area is the Southwest San Clemente area. nbsp;This community is located on the ocean side of the 5 freeway and offers custom homes built between the 1920s to 2020s. nbsp;Its important to note that not all homes will over total privacy but some of the lots here back to a natural canyon preserve and offer a great deal of privacy. nbsp;The appreciation of homes here is also very appealing as there always seems to be high demand of clients that want to live here.
