        <title>San Clemente Furnished Short Term Rentals</title>

One of the biggest trends in the San Clemente Real Estate market is the rise in furnished rentals. nbsp;There is currently a large inventory of homes and condos being offered as furnished rentals but there are many things to consider before renting a home. nbsp;Most of the furnished rentals are typically on short term basis but this is not always the case. nbsp;Over the last several years we have started to see more yearly furnished rentals coming on the market. nbsp;These are ideal for those moving into the area that dont have furniture and looking for a home that has already been furnished for them. nbsp;Normally furnished rentals will command a premium in the rental price but this typically is not the case for yearly furnished rentals. nbsp;Monthly rental homes are completely different and typically do see an increase in rental price during the high season months which are typically June, July amp; August. nbsp;If you can come in months besides these three months you will most likely be able to rent the home at a lower price.


When renting a furnished home its important to ask if utilities are included. nbsp;Some owners will charge a flat fee for the utility cost which would be in addition to the monthly rental amount. nbsp;Its also important to ask about a cleaning fee when you move out of the home which can nbsp;start at around $200 a month and go up from there depending on the size of the home. nbsp;For the most part these are rented by the month so you would rent for the month of July or the full month of August for example. nbsp;Those looking to rent in the middle of the month may be a little more difficult but its worth asking if they can accommodate mid-month dates. nbsp;Finally, make sure you seek out a real estate agent that handles rentals as many agents on deal in real estate sales. nbsp;For information on furnished rentals in San Clemente please give us a call at 949-204-5110.

We receive a lot of calls for clients looking for rentals in the San Clemente area. nbsp; One of the more popular areas to find rentals in the Downtown area. nbsp;This area is covers homes located on the west side of the 5 freeway and located between the T-Street and the North San Clemente neighborhood. nbsp;If you are new to San Clemente then its important to know that there are a lot of income property buildings which comprise of duplex, triplex and four unit places. nbsp;I have lived here for 25 years and there has always been a strong demand and a short supply in this area. nbsp;In todays age of short term vacation rentals owners can get good money during the high seasons summer months so many owners have elected to do short term rentals. nbsp;These are typically rented out by the month with June, July amp; August being the most popular. nbsp;

One of the best places to find ocean view homes in the San Clemente area is the Harbor Estates community. nbsp;This area is often confused as being in the city of Dana Point due to its close proximity to Capistrano Beach area of Dana Point. nbsp;Rental properties in this area dont come on the market that often but often lease out after a short period of time. In 2023, we saw a total of 5 homes come on the market that ranged from $6,000 to $7,500 a month in rent. Prices will typically vary depending on the size and the view of the property. Most of the rentals located here are 12 month leases to start and then can often be re-negotiated for a longer term lease. nbsp;Below is a chart of what has leased in Harbor Estates since the early months of 2020. nbsp;For the most part rental values have slowly increased over the years with some owners rented out a room or studio in their house which accounts for the lower price rental amounts.





The great thing about living here is the close proximity to local shopping like Trader Joes, Ralphs and Costco. nbsp;Its also a short driving distance to the Dana Point harbor and the Doheny Beach area which is next to the Lantern Village shopping district in Dana Point. nbsp;When renting a home here most owners will ask for one months security deposit, first months rent and often a credit check fee. nbsp;If you have a pet and the owners allow it then there is typically a $500 pet deposit. nbsp;For those who have interest in renting a home in this community please contact any of our local San Clemente real estate agents at 949-204-5110. nbsp;Below is what a view can look like from the Harbor Estates community.

San Clemente has several manufactured home neighborhoods to choose from which typically offer a tremendous value when compared with other communities nearby. nbsp;One of the most popular manufactured communities is the Shorecliff Terrace neighborhood. nbsp;The is a very popular 55+ senior community since you own the land which is not always the case when buying in a manufactured neighborhood. nbsp;Many neighborhoods offer homes on lease land so initially the price be much lower but after you figure in the monthly lease cost it sometimes makes more sense to buy a home where you own the land. nbsp;What I love about Shorecliff Terrace is that its located next to the Shorecliff golf course with some homes offering great golf course views. nbsp;Sellers can be creative here and offer seller financing which is a huge benefit with the current high interest rates.


Another popular neighborhood is the Capo Beach Cottages which was formally called the Palm Beach Park community. nbsp;When it comes to location its really hard to beat being located across the street from the sandy beach with select homes offering nice ocean views. nbsp;Real Estate prices are much more affordable here due to having a monthly land lease so its important to do a cost analysis to see if it financially makes sense. nbsp;This is also a 55+ senior community with adorable beach cottage style homes that currently range between $170,000 to $325,000. nbsp;Monthly land lease amounts will vary so I will give a couple examples of the current homes that are on the market today. nbsp;606 Sea Breeze Drive has a current monthly land lease fee of $4,022.70 a month and is listed for sale at $315,000. nbsp;106 Ocean Drive has a current monthly land lease amount of $3,397.00 and is listed for sale at $170,000. nbsp;It really comes down to where you want to live and the monthly payments you can manage. nbsp;Please call us with any questions regarding both of these 2 communities.

        <title>San Clemente Homes with an EV Charger</title>

One of the latest marketing pieces for real estate agents is advertising that the home they are selling comes with an EV charger. nbsp;Driving around San Clemente you will see a good number of EV cars as this trend is really starting to pick up speed. nbsp;During my morning walks to the beach I see a number of EV cars being charged in driveways and in their garages so many people here have embraced this new technology. nbsp;One of the benefits of having an EV charger at home is that you can get faster recharging that just using a traditional electrical plug. nbsp;What local real estate agents have done is appeal to these type of home buyers and does seem to make a difference.


The Real Estate market in San Clemente is still remaining strong but has slowed down due to the holiday season soon approaching as it does every year around this time. nbsp;Higher interest rates have really magnified this with some home sellers not able to sell their home at the price they would like to get. nbsp;The homes that I see going under contract are those properties that are priced correct and located in a prime area. nbsp;These types of homes are still selling within a matter of a week or two as there is still a high demand for these types of homes. nbsp;Any marketing advantage you can get to make your listing stand out is the key to getting showings and to get the home sold. nbsp;Below are the current homes on the market that are advertising an EV charger.

        <title>San Clemente Homes that offer Rate Buy Down</title>

Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in todays real estate market. nbsp;These higher rates were intended to slow down pries and inflation but the actual opposite as happened. nbsp;Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates. nbsp;Its basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved. nbsp;So the higher interest rates have created a very limited number of homes coming on the market which is causing a high demand for these homes and in turn is driving prices to continue going up. nbsp;Thus, having higher interest rates are creating higher prices in our real estate market which is counterintuitive to the Feds purpose in trying to lower prices. nbsp;How long this will continue will be interesting as the Feds have indicated that there are more interest rate hikes that are expected in November and/or December of this year.


One of the ways to circumvent these higher rates is to offer an incentive to buyers who are getting a loan and offer to buy the rate down. We initially saw this with new home builders as they do a lot of their own financing and thus are able to work with buyers and getting slightly lower rates. nbsp;Now, we are starting to see this with some sellers that are willing to give the buyer a credit in order to buy the interest rate down. nbsp;How this works is that the seller finds out from the buyers lender how much it would cost to bring down the interest rate by however much the buyer is looking to get a loan. nbsp;I think we will start to see this method being used when interest rates continue to go up as many sellers in todays market are still able to sell their home for record prices without using this method.

        <title>San Clemente Historic Home Tour - Oct 2023</title>

Its that time again for the annual San Clemente historic home tour that will take place this year on Saturday October 14, 2023 from 12:00 to 4:00pm. nbsp;As you know San Clemente has a very limited number of historic homes so any chance you can get a chance to view these homes its well worth it. nbsp;This year they will be touring 12 homes which will be self-guided so similar to an open house. nbsp;The tickets have already gone on sale and they are currently $35.00 until September 1st and then it goes to $40 until October 13th and then $45 the day of the tour. nbsp;They dont announce what homes will be on the tour so it is a total surprise for everyone involved. nbsp;Once you purchase the tickets then you will get notices before the day of the event. nbsp;To get tickets email info@sanclementehistoricalsociety.orgnbsp;and they will be able to assist you.


The sale of historic homes in San Clemente for the year 2023 has been pretty quiet with only 2 properties selling. nbsp;132 Avenida Miramar pictured below sold in March of this year for $1,850,000 after being on the market for only 3 days. nbsp;They were originally asking $1,795,000 and it got bid up $55,000 above the asking price. nbsp;This was a super cute home that had 3 bedrooms, 2 baths with an estimated 1,600 square feet. nbsp;The property is commonly known as Casa Miramar and was originally built in 1926 for the San Clemente volunteer fire chief so it has a lot of history to it. nbsp;





The second sale was located at 306 Avenida Victoria and sold for $1.5 million early this month. nbsp;This one was built in 1942 and located in the San Clemente Pier area with a short walking distance to the beach. nbsp;It featured two bedrooms, one bath with an approximate 857 square feet. nbsp;It came with a one car attached garage and sold after being on the market for 92 days. nbsp;Original asking price was $1,575,000.





There is one currently for sale located at 233 Avenida Santa Barbara as pictured below. nbsp;This is a two bedroom home that features an approximate 925 square feet with a one car detached garage. nbsp;It was built in 1929 and has been nicely restored. One of the most affordable places to find condo rentals in the Talega area is the Alassio tract. nbsp;For the most part, rental prices have consistently been under the $4,000 a month range for 2 and 3 bedroom condos that start just over 1,200 square feet of living space. The most recent rentals that have been leased out are feature below in this rental history chart and give you a good idea on what things rent for here. I love this location as its a short walking distance to the Ralphs shopping center filled with some great restaurants and retail stores. nbsp;One thing to keep in mind is that these condos are located multiple levels that often comes with attached garages that offer direct access into the condo. nbsp;Some of the features that are really popular here is having a gas fireplace, covered outdoor patio space and large kitchens with lots of storage. nbsp;





The Alassio community is a great place to rent a home that comes with a lot of amenities that are typically paid for by the landlord and included in the rent. nbsp;Rentals here are typically 12 month leases for the first part with the landlord asking for the 1st months rent plus security deposit as well as a credit check fee. nbsp;Pets are on a case by case basis as some owners will allow them with certain restrictions while others have a no pet policy. nbsp;Most owners will ask for a 3 page rental application filled out, 2 months worth of bank statements, recent pay stubs and credit report. nbsp;Security deposits will vary a little but they are typically around the same amount of the rental price with some variations. nbsp;Inventory of rentals has been limited so please reach out to us at 949-204-5110 to be put on a waiting list and with any questions.

Colony Cove is mostly a senior 55+ community with some sections that has no age restrictions. nbsp;What I love about this neighborhood is that they are like small little bungalow homes that located close together to create a real sense of community. nbsp;The location is situated high on a hill is most sections which you think it would lend itself to offering a lot of ocean view properties but the top of the bluff is pretty flat so a large majority of the homes not offering any kind of views unless you are located on the front row which has true ocean front views. nbsp;Finding an ocean view home here takes a lot of patience and typically commands a good premium in price compared to other homes in this community. nbsp;A perfect example of this is a new listing in Colony Cove that does offer ocean views and is currently priced over the $1 million dollar price point. nbsp;The property is located at 305 Camino San Clemente and is not located right on the bluff front but still offers some views of the Pacific Ocean.


305 Camino San Clemente offers a total of two bedrooms with 1,204 square feet of living space. nbsp;This is pretty good size for a two bedroom home with soaring wood beamed ceilings which give the illusion of extra space. nbsp;There also a lots of windows that let in natural light with a mid-century modern style architecture to it. nbsp;The listing indicates that there have been some improvements done on the property like laminate flooring that has the look of wood flooring, kitchen with quartz counters and stainless steel appliances. nbsp;What comes in handy is the interior laundry area in the kitchen as well as a wonderful fireplace that accents the living room. nbsp;Over the years very few ocean view homes have come on the market in Colony Cove so this is an excellent opportunity. nbsp;Monthly homeowners association dues currently run $395.00 a month which is very reasonable for the area and includes a nice centrally located community clubhouse and pool. nbsp;The community is not gated so its easy to drive by the area to see if you like it or not. nbsp;For tours of any of the homes here please contact us at 949-204-5110.

        <title>San Clemente Homes For Sale Under $1.5 Million</title>

I have a client that is coming into town and is looking to buy a home or condo for under $1.5 million. nbsp;When doing a search this morning it was evident that there were not a lot of quality properties on the market even with this healthy price range. nbsp;Properties listed between $1 to $1.5 million were predominately single family detached homes spread throughout the Talega, Forster Ranch, Rancho San Clemente and the San Clemente North neighborhoods. nbsp;There was no one property that really stood out as a great deal in a great neighborhood but more like average to good homes in neighborhoods my client was not interested in living. nbsp;The Talega area was automatically out due to the conformity of tract style homes that look to similar to neighboring homes combined with the additional Mello Roos tax that is often associated with Talega homes. nbsp;There were other properties that were located in areas that have seen land slides so I was not comfortable in showing those homes as well.


Whats happening in the San Clemente Real Estate market and countrywide is that there is not a lot of inventory of homes on the market. nbsp;Sellers dont want to sell since many of these owners have locked in very low interest rates and would be forced to pay a lot more in mortgage payments with the higher interest rates when they buy another property. nbsp;This is essentially what is keeping real estate prices up during a down market is there is still a good amount of people that want to buy combined with a limited number of homes on the market creating stable prices. nbsp;Is it a good time to buy a home? nbsp;The answer to this question I believe is YES. nbsp;Look down the road in two to three years when interest rates will start to come back down, once this happens real estate prices will continue to climb upwards. nbsp;The key to buying in this market is not to buy properties in less demand and cherry pick the very best properties in the best locations. nbsp;If these properties are priced correctly expect to have other buyers competing against you for the same property but down the road this will most likely turn out to be a good long term investment. nbsp;Below are the current San Clemente homes for sale under $1.5 million.
