        <title>San Clemente Furnished Short Term Rentals</title>

One of the biggest trends in the San Clemente Real Estate market is the rise in furnished rentals. nbsp;There is currently a large inventory of homes and condos being offered as furnished rentals but there are many things to consider before renting a home. nbsp;Most of the furnished rentals are typically on short term basis but this is not always the case. nbsp;Over the last several years we have started to see more yearly furnished rentals coming on the market. nbsp;These are ideal for those moving into the area that dont have furniture and looking for a home that has already been furnished for them. nbsp;Normally furnished rentals will command a premium in the rental price but this typically is not the case for yearly furnished rentals. nbsp;Monthly rental homes are completely different and typically do see an increase in rental price during the high season months which are typically June, July amp; August. nbsp;If you can come in months besides these three months you will most likely be able to rent the home at a lower price.


When renting a furnished home its important to ask if utilities are included. nbsp;Some owners will charge a flat fee for the utility cost which would be in addition to the monthly rental amount. nbsp;Its also important to ask about a cleaning fee when you move out of the home which can nbsp;start at around $200 a month and go up from there depending on the size of the home. nbsp;For the most part these are rented by the month so you would rent for the month of July or the full month of August for example. nbsp;Those looking to rent in the middle of the month may be a little more difficult but its worth asking if they can accommodate mid-month dates. nbsp;Finally, make sure you seek out a real estate agent that handles rentals as many agents on deal in real estate sales. nbsp;For information on furnished rentals in San Clemente please give us a call at 949-204-5110.

        <title>San Clemente Homes that offer Rate Buy Down</title>

Rising Interest Rates has become a problem for those looking to get a mortgage when buying a home in todays real estate market. nbsp;These higher rates were intended to slow down pries and inflation but the actual opposite as happened. nbsp;Due to low inventory, we have what they call shelter inflation which is reaction to the Federal government raising interest rates. nbsp;Its basically explained as the higher the interest rates go, less and less people who currently have a 3 or 4 percent mortgages on their home would not want to put their home on the market and buy another property at interest rates in the 6 to 7 percent range due to the higher costs involved. nbsp;So the higher interest rates have created a very limited number of homes coming on the market which is causing a high demand for these homes and in turn is driving prices to continue going up. nbsp;Thus, having higher interest rates are creating higher prices in our real estate market which is counterintuitive to the Feds purpose in trying to lower prices. nbsp;How long this will continue will be interesting as the Feds have indicated that there are more interest rate hikes that are expected in November and/or December of this year.


One of the ways to circumvent these higher rates is to offer an incentive to buyers who are getting a loan and offer to buy the rate down. We initially saw this with new home builders as they do a lot of their own financing and thus are able to work with buyers and getting slightly lower rates. nbsp;Now, we are starting to see this with some sellers that are willing to give the buyer a credit in order to buy the interest rate down. nbsp;How this works is that the seller finds out from the buyers lender how much it would cost to bring down the interest rate by however much the buyer is looking to get a loan. nbsp;I think we will start to see this method being used when interest rates continue to go up as many sellers in todays market are still able to sell their home for record prices without using this method.

        <title>San Clemente Detached Homes under $1.5 Million</title>

In the last several years we have seen a big increase real estate prices in San Clemente, California. nbsp;Its very hard to find any decent detached single family home in a nice area for under $1 million dollars. nbsp;Last year we saw a shifting market where properties were on the market a lot longer than what we had experienced in recent years so there was the anticipation that real estate prices may go down. nbsp;This was the case in some of the properties sold last year but the overall pricing of homes still remains high and has not seen a huge dip as some were expecting. nbsp;There are still some great values for homes if you know where to look, especially in trying to find a detached single family home for under $1.5 million.


One of the better values that we have seen for detached homes is in the Villa Pacifica community in San Clemente. nbsp;There is currently a 4 bedroom home with an approximate 2,589 square feet of living space on the market for sale at $1,349,000. nbsp;This is approximately $521.05 per square foot which is a tremendous value for a two story home that was newly built in 2001. nbsp;Its technically located in the Rancho San Clemente area but really feels more like the Talega area with beautiful Spanish and Mediterranean style homes. nbsp;This is not a large neighborhood so dont expect a lot of amenities but because of this monthly association dues are kept low.


Another affordable community is the Ashton community in the Forster Ranch area of San Clemente. nbsp;When I first moved to San Clemente this was always some of the lowest priced detached homes in San Clemente. nbsp;Currently there is a 3 bedroom home on the market for $1,225,000 which features an approximate 1,941 square feet. nbsp;What I love about this homes is they have great curb appeal and often built in the Cape Cod architectural style. nbsp;The homes can have vaulted ceilings and nice patio size backyards and is a perfect place to buy a starter or investment property.


The Talega area is also an excellent choice for those who prefer homes that were built in the last 20 years with lots of community amenities. nbsp;These are over 40 master planned neighborhoods that all offer tract style homes with a variety of price points and floor plans. nbsp;Some of the more affordable homes under $1.5 million can be found in neighborhoods like San Lucar which currently has a four bedroom home on the market for $1,469,000. nbsp;The homes offers an approximate 2,448 square feet and looks and feels like a newer home. nbsp;Its important to note that many homes in the Talega area due have a Mello Roos tax so keep that in mind when looking in this area. nbsp;For expert advice when buying a home here please reach out to our skilled San Clemente Real Estate agents at 949-204-5110. nbsp;Below are the current homes for sale in San Clemente under $1.5 million.

San Clemente is an older beach town down that dates back to the 1920s when the homes were first built here. nbsp; Since many of the neighborhoods in San Clemente have been around for a long time you wont typically find any Mello Roos in these neighborhoods. nbsp;Mello Roos is a bond that is associated with brand new communities as a way of passing on the costs to the homeowners associated with building a new neighborhood. nbsp;Builders are always looking for ways to minimize the costs when building homes and creating a Mello Roos bond which typically goes for 25 to 30 years and is smart way for them to avoid the costs associated with building streets, sidewalks, etc in a new community. nbsp;Most buyers dont like this added extra cost when buying a home but since most new home builders add this cost it has become normalized here in Southern California. nbsp;


A great example of homes with Mello Roos tax would be the new Sea Summit community in San Clemente. nbsp;When these homes were first built here real estate prices seemed very attractive with a location that was very close to the beach. nbsp;However, some of our clients were scared off in buying here since the Mello Roos fee was a noticeable amount which could be avoided all together if they were to buy in an older San Clemente neighborhood with no Mello Roos. nbsp;Some real estate agents use the fact of having No Mello Roos as anbsp;selling point since there is a lot of cost savings associated with that. nbsp;Some of the popular older neighborhoods in San Clemente would be located in the Southwest, Central and San Clemente north areas. nbsp;The newer Talega area does often have Mello Roos associated with it but its worth checking on the expiration of the bond when you go to buy here since many are set for a time period of 25 to 30 years. nbsp;Below are just some of the homes that are being advertised by various real estate companies as having No Mello Roos. nbsp;Please feel free to contact us at 949-204-5110nbsp;to locate homes with No Mello Roos.

San Clemente offers a wide variety of neighborhoods to choose from the downtown San Clemente area that was originally built staring in the 1920s to newer areas like Talega that started constructions approximately 20 years ago and has spanned over 40 different communities. nbsp;The one thing that all of these homes have in common is offering homes that are located on cul-de-sac streets. nbsp;When looking for a home most buyers have a bucket list of items that they want to have in their new home. nbsp;Location is typically at the top of the list when a client wants to live in a certain neighborhood or an area that is approximately that is a certain distance to the beach. nbsp;Many times buyers will also want to have a private location which a cul-de-sac street can offer.


The new trend in building new communities is to have smaller streets that offer multiple cul-de-sac streets throughout the neighborhood. nbsp;The Talega area is a perfect example of this where you dont have large streets but smaller roads that dead end which creates limited traffic flow which is a bigger selling point for buyers who have chidden and/or pets. nbsp;Limiting traffic to an end of the street in theory creates a safer environment for children to play. nbsp;Many buyers dont ask for this specifically but when they see this type of location is can be a huge selling feature. nbsp;As you can see from this list below there are many options in San Clemente if you want a cul-de-sac location. nbsp;These will range to homes located in gated communities to those located near the beach. nbsp;Please contact us at 949-204-5110 to learn more about buying a home here in the San Clemente area.

The San Clemente Real Estate market in the last three to four months has been really crazy as buyers are bidding against each other when new listings that are priced well come on the market. nbsp;Many thought COVID would bring the real estate market down but it has actually had a reverse effect and the market has never been stronger. nbsp;One of the biggest issues is limited inventory which has been a problem for the last two to three years in San Clemente and has become even more limited due to COVID. nbsp;What many buyers are doing is looking for homes that are not on the market yet but will be coming on the market soon. nbsp;These listings that were once only limited to real estate agents are now available to the general public.

San Clemente has a large number of properties on the market for sale right now that are being marketed as fully furnished. nbsp;This is becoming a big trend in selling a home nbsp;How exactly does it work? nbsp;For starters, there are various degrees in which an owner can decide to sell a home. nbsp;We see some sellers offering select pieces of furniture to be included in the sale while others will offer completely everything including kitchen plates and silverware. nbsp;One of the first things you should do it make a quick estimate on how much the furniture would cost if you were to buy it. nbsp;

One of the benefits of living in the Southern California is the sunny weather we get to enjoy pretty much all year around, except for the June gloom that that occurs every year. nbsp;Many residents have used this benefit to aide in going green and using solar panels as an alternative to electricity. nbsp;The technology in this field has drastically changed over the years and as a result has become more affordable. nbsp;Many homes in San Clemente are installing solar panels on their roofs which has become a huge selling point when it comes time to sell. nbsp;Markeing a home with solar panels really does appeal to those who want to live a more green focused living and for those who are also cost conciecous who want to save money.


There are typically two different ways to sell homes that have solar panels. nbsp;One of the ways is to have the solar panels installed and completely paid for. nbsp;This is ultimately the best formula when marketing your home for sale. nbsp;This allows the new buyer to purchase the home without the need of doing anything additional when it comes to the panels. nbsp;Buyers tend to prefer this method as there is not cost to them and its just a matter of maintaining it. nbsp;The other option we have seen is that the owner has leased the solar panel and is authorized to pass on that lease to the new buyer as long as they agree to assume paying the same monthly cost. nbsp;This is not the best way to sell a home as many buyers will have to factor in the extra cost. nbsp;Buyers are also concerned about the technology and dont want to have an old and outdated system by the time they pay for a solar system. nbsp;If you are an owner and thinking about selling buying the solar panels outright is the way to go.

When I first got into real estate over 20 years ago I always heard the word turnkey and had no idea what people were talking about. nbsp;It seems like its a favorite word among real estate agents for describing a home that is in excellent condition. nbsp;it wasnt later that it was explained to me that it literally meant turn the key in the door and leave without any concern about something falling apart or not working correctly. nbsp;Once I got this explanation it started to make sense but I still feel like its a word that is over used by the real estate community.


Nevertheless, its a short way to describe a home that needs little to no work done on the home. nbsp;Basically, bring your touthbrush and move right in. nbsp;This is especially true to describe condos in this way as they are typically lower maintenance than a single family home and many who travel a lot are looking for a place they wont have to worry about when they leave. nbsp;

Real Estate agents have a special day when they get to preview brand new listings that come on the market in the San Clemente real estate market place. nbsp;This is called broker preview since real estate agents and brokers have the ability to view a large number of listings in a short four period. nbsp;Often times, agents will spend just a couple minutes looking at a property and then drive on to the next property. nbsp;This allows them to be able to see a large number of properties so they are better able to identify properties that may work for their clients.


The dates for properties located in San Clemente, Dana Point and San Juan Capistrano is every Wednesday from 9:30am to 1:30pm. Buyers are also welcome to attend these open houses and can quickly view a lot of properties just like real estate agents. For the most part almost all new listings will be on for broker preview either the first or second week of being new on to the market. nbsp;This is a voluntary thing and not all properties will be included on this list. nbsp;A lot of really expensive homes are often not open to preview due to the owners request. nbsp;This can be for a variety of reasons due to having valuable antiques and not wanting their home open to the general public.
