Seascape Village is a quiet residential neighborhood with one story homes located on the ocean side of the freeway and just blocks to the ocean front.  The community dates back to the mid 1970s and today is one of the few single level neighborhoods to be found in San Clemente.   Residents love living here due to its resort like atmosphere with a community pool, spa, clubhouse and tennis courts that are pictured here.  The homes offer a wide range of views from ocean to greenbelt views.  The floor plans are very simple but well planned out with the kitchen, living and dining rooms located near the front door entry level with the bedrooms located down the hallway.  Homes in this area come with an attached garage, individual laundry room and outdoor patio area.  There is even an interior atrium which is ideal for exotic plants and water features.

        <title>San Clemente Ocean View Condos For Under $450,000</title>

San Clemente has many visitors coming from various parts of the country looking to buy a small home by the beach.  Real Estate prices here in Southern California has much higher than other areas as the demand for housing is very high here.  Most newcomers to San Clemente prefer to have some kind of a view when purchasing a new home but sometimes forget that there is a huge premium put on for ocean view properties.  A price tag of $450,000 will get you a large house in other parts of the country but here in San Clemente you will most likely be able to afford a condo or townhouse style home.  Its not impossible to view an ocean view condo under this price point if you know where to look.  Here is our quick guide for the best places to find ocean view condos under $450,000.


1)  Vista Pacifica is the number one place we recommend you start your search.  Condos here normally start in the mid $200,000 range for a small one bedroom condo.  Situated in the Rancho San Clemente area which is approximately one mile to the beach.  The neighborhood is surrounded by over 10 different communities that feature residential homes and townhouses.  Vista Pacifica does offer ocean view condos that are located on the front row.  These condos typically start in the high $300,000 to low $400,000 range when available.  Units come with a one car detached garage and the complex offers multiple pools, spa and a central clubhouse.  Many love living here due to the cool coastal breezes that come up through the valley making the use of air-conditioner a rare occurrence.  


2)  The second place to look is the Ocean Fairways building.  The is a four story condo building located in the Southeast section of San Clemente and just east of the 5 freeway.  Condos located here can have nice ocean and golf course views.  The condos are located on both side of the building with the southern end units offering mainly golf course and some ocean views while the north side offers community pool and ocean views.  Real Estate prices are similar to Vista Pacifica with smaller one bedroom units listed in the $300,000 range with ocean view units in the mid $400,000 range.  The location is situated next to the 5 freeway so a lot of the units will have some freeway noise.  If you are sensitive to noise you may want to consider options.

        <title>Villagio Rancho San Clemente Homes</title>

The Villagio community is nestled in the Rancho San Clemente subdivision and is supringsly one of the few places to find single family homes in the $500,000 and $600,000 range in San Clemente, California.  The area has a lot of history to it as the Rancho San Clemente was first developed back in the early 1980s when the first community Vista Pacifica condos were built.  These condos offer amazing views of the ocean and enjoy the coastal breezes that come up through the valley.  Soon after that in 1985, the Villagio homes were built.  The neighborhoods were split into two sections with Villagio I homes located directly below Vista Pacifica and Villagio II built just above Vista Pacifica.  It still surprises me that these two communities were not built next to each other but it was due to Vista Pacifica being built before both of these neighborhood homes were built.


Real Estate prices are some of the lowest to be found in San Clemente for a detached home.  For zoning and tax purposes these were classified as condos even though have the look and feel of a traditional detached single family home.  This is commonly seen throughout South Orange County and  some have speculated its done this way since its easier to get zoning approved if they are condos versus single family homes.  In any case, all of these homes offer two to four bedrooms with the majority of homes offering two levels of living space.  Currently, there are three homes on the market that range from $552,000 to $614,000.  All three of these homes currently have a contract on them and are taking back-up offers at this time.  The home at $614,000 just came on the market last week and accepted an offer within a matter of days of being on the market.  For those looking for well priced homes in the San Clemente area please contact any of our skilled agents at 949-291-0424 to learn more.
