Ole Hanson was the founder of San Clemente and was the person who had the vision of many of the older Spanish homes from the early 1920s and 30s that you see today in San Clemente.  During the 1960 and 70s many of these homes were torn down in pursuit of building larger homes and condo buildings.  Luckily, many of these homes were preserved and have become the rich heritage that San Clemente is proud to be associated with.  These homes can be found in the older sections of town which are the Southwest San Clemente, San Clemente Central and San Clemente north neighborhoods.



The homes tend to be on the smaller side with two to three bedrooms and range anywhere from 1,000 to 2,000 square feet of living space.  Many of these properties rarely come onto the open market since there is a high demand and a very limited number of these homes.  Prices can vary a lot depending on the neighborhood as the Southwest San Clemente is the most expensive area.  Expect to find Ole Hanson homes over the $1 million dollar point in this neighborhood as the starting price for single family homes is now approaching $800,000.

The Southwest San Clemente area is well known for being a quality neighborhood with beautiful custom homes located within walking distance to the beach.  Some of the best ocean front homes can also be found in this community and are located on the steep cliffs that overlook the Pacific Ocean.   There are several places to look in SW San Clemente area and here is your guide to find them.


Look for the street named Calle De Los Alamos which is located on the bluff front.  This is not a big street in the Southwest area but has beautiful ocean front streets that often overlook the San Clemente Pier and Pacific Ocean.  Many investors and developers in recent years have bought homes on this street that are located on large lots and subdivided the land with the city in order to build two ocean front homes.  These investors have really maximized the land they have to work with and the upside return is really huge considering that most homes on this street will normally start in the $4.5 million range.  Quality homes tend to sell relatively quickly if priced correctly so watch the market closely for these homes.


Another area to consider is the Cyprus Cove gated community.  The Cove only has a very small number of homes that can be called ocean front but they do come on the market from time to time.  Real Estate prices have really come down in the last 7 years but has seen a resurgence in the last couple of years.  Currently, there is one ocean front homes for sale located at 3812 Vista Blanca which is priced at $5,500,000 and features six bedrooms with 5,562 square feet of living space.


Finally, the Cyprus Shore community is going to be your best bet for finding an ocean front home in a gated neighborhood.  Situated next to the Cove, the Shores features single level homes that have amazing views of the Ocean.  Location is key here, as this is a private community that has its own beach access.  World class surf break Trestles is also just steps away which makes this a popular place for surfers.  These homes are usually priced at around 5 to 6 million dollars when they do come on the market.  For information about this neighborhood and ocean front homes in the San Clemente area please contact us at 949-291-0424.

The Coast District is one of the few communities that most home buyers moving to San Clemente are unaware about.  The neighborhood is located just east of the 5 freeway which is the non ocean side away from the beach.  Here is a combination of 9 communities that offer a wide variety of single family homes with a large number of them offering some kind of a view.  Some of the best deals can be found in this community as ocean view homes are often priced slightly lower than other neighboring areas of San Clemente.  Its not uncommon to find an ocean view home for under $1 million that offers over 3,500 square feet of living space with four plus bedrooms and a three car garage


Many of the homes are also located on quiet cul-de-sac streets which makes it a very safe for children and pets.  The lots tend to be a little larger than what you would find by the beach and offer generous front and backyards.  Since there is no large community pool nor clubhouse monthly homeowners association dues are kept to a minimum.  A lot of neighborhoods will have monthly dues of $100.00 and cover the ground maintenance for the community.  The location is approximately 10 minutes to the beach with use of the Vista Hermosa and Camino De Los Mares exits of the 5 freeway.  Currently ocean view homes in the Coast District range from $705,000 to $1,175,000.  Inventory is still relatively low so please contact us if you are interested in finding an ocean view home in this area.  Below are the current ocean view homes for sale in the Coast District for under one million dollars.
